We stayed here for two nights for a family party. Rooms were priced between £25 - £35 per night. Whilst it isn't luxury, it is a good value budget guesthouse. Could be a bit cleaner (dust in places, marks on bedsheets etc) but the rooms are well equipped with TV, ironing board and iron, ensuite and hairdryers. Tea and coffee...

My family and I stayed at the Mill Dam Guest House for a one night stay while attending the Rugby League Magic Weekend at St James' Park Newcastle. Overnight stop ideal. A nice big room on the ground floor with a large wet room so ideal for disabled. The wet room could do with a shower curtain to contain the spray as the whole floor ended up wet!!. Location good as on the quayside also Asda nearby. Would stay again.

Mill Dam seems to be popular with longer-term guests and locums. No frills and reasonably priced, but very convenient for the Customs House and a couple of nearby pubs. Arrived no one there to greet us. after some looking around we found a note with our name and door key, room was small and not nice at all, kettle filter was dirty, that was just the first of the dirt... window ledges, doors needed a wipe down at the least disgusting . hair in shower, and it was dirty...

Good: location; off street parking; free wi-fi; kettle with good supplies of tea/coffee etc; friendly & helpful staff; little external noise. Bad: french window to garden but no net curtains so no privacy; curtains thin allowing light in to room day & night; cramped en-suite; noisy waste maserator; bathroom bin not emptied after previous guests
