There were rock concerts at the amphitheater next door and the sound does intrude, but not excessively. (We were in the south wing furthest away from the amphitheater. Rooms in the north wing might have more noise from concerts.)
The two criticisms we had of the room were the bed and the odd placement of the television. The bed was acceptable, but not as comfortable as I expected from other reviews the sides collapse when you sit on the edge and the sprigs are noticeable as you move on the bed. The television was positioned on a fixed stand on a counter facing at a 90 degree angle away from both the bed and the sofa. To watch, you have to drag and turn the TV across the counter to face your position. (The counter was very heavily scratched and damaged from guests doing this.)
The breakfast was standard hotel fare. Runny eggs, dry potatoes, machine waffles, bad coffee & etc. They also had pre-made omelets that no one was touching because they were wildly overcooked, visibly browned and burnt.
All told it is a solid hotel in a great location.
Part of the great location is also that the hotel is on the Deschutes river. You can inner tube down the river and there are a lot of people doing exactly that.
You can cross the street to rent bikes and ride on a path that goes around the river. Also within easy walking distance is a place to rent inner tubes or another for kayaks.
Next to the bike rental shack is a dog park. Through the park, dogs can also swim in the river.
You can also walk downtown but it's probably around a mile to get there. It might be best to drive.
Plenty of free parking.
There's an outdoor fire pit - you have to request it be lit. Our kids had a great time making s'mores.
Good breakfast.
In the lobby, they had water and coffee/hot chocolate stations and a big bowl of nice fruit - oranges, apples, bananas.
Decent sized indoor pool and a decent fitness room with working equipment, TVs, and a cold water station.
We had only one minor problem with a slow draining sink but overall we enjoyed the hotel.
Room was what I would expect for 200 per night not over 400. Clean and average size. Wall HVAC unit made noise that kept my spouse awake.
Breakfast was typical US hotel fare. They did have oatmeal (watery) as well as apples and oranges and minimal yogurt. If you love things made from white flour this is your place.

We stayed in a junior suite at this Hampton for 6 nights over Christmas. We highly recommend this hotel for many reasons. First, it is conveniently located across the river from the Old Mill District and you can walk across a pretty lighted bridge to Greg's Grill, Anthony's and any number of quality shops. Second, the rooms were spacious and the bed comfortable. Third, the people who worked on the front desk were friendly and charming. Fourth, the breakfast was excellent. There were omelets every day and not the powered eggs that you often get at other hotels. Great stay.
This hotel is located in the Old Mill District, so it is walking distance from shops, a concert venue, a number of restaurants, and a movie theater. I stayed in a suite, and as usual in a Hampton Inn, had plenty of room. WiFi was solid, and the breakfast is filling and warm, if unmemorable. I found the night staff who checked me in very helpful and kind. Everything seems to be kept in good condition - clean and tidy. Couldn't ask for much more.
Upon check in, the staff all had masks, and the room had a sticker on the door entrance to show it had been extra cleaned for Covid-19. Room was clean and spacious, beds comfy, and room quiet.
We would definitely come back!
