Reading reviews, so many people are quick to point out the bad. Let’s start with “budget friendly” and “pet friendly “. The Waves meets all the expectations of a budget friendly hotel located “almost” on the beach. If you shop around, most Newport hotels in this price range are located on the busy highway.

The Waves is within walking distance to Historic Nye Beach shops and eateries. Beach access is a just a short jaunt and you can grab coffee or a drink on the way! We opted for an ocean view king. We can see and hear the ocean, that’s all I need. The rooms have been updated since the last time we visited, adding laminate flooring which for me, carpet in pet rooms is disgusting, so that is a nice touch. The beds could be more comfortable, but I’ve slept in worse.

The gal at the front desk was awesome! Very upbeat and personable. The staff has been very nice and accommodating.

Five star resort? Not at all, and we weren’t expecting that. Perfect for a fly by the seat of your pants trip to the coast and not wanting to spend an arm and a leg, but still great location, it fit the bill.

Half of the lights in the room did not work. My hotel key card did not work half of the time. I would have to sit for 5+ minutes getting to work. When I went to the lobby and talk to them they just said oh that happens sometimes and sent me on my way. The lobby looked like a tornado went through. The advertise that they have a pool and hot tub and you can’t even get into them

For $200, I received a room that was partially remodeled, with little amenities provided, which the hotel did not inform me on when I booked the room. They didn’t even have pictures on the walls or a coffee maker to go with the coffee packets provided and no closet poles in the closet. Will definitely not stay here again! Better off at motel 6 for half the price.

Hotel rooms are decent but grounds desperately need maintenance. Hotel seems to take great pride in being pet friendly however the management doesn’t want to hire enough help to keep the common area clean of dog waste and emptying of garbage cans. Looked like the whole neighborhood was bringing their dogs to poop in hotel yard. No enforcement of wearing masks during this Covid. Overflowing garbage can when we arrived and still the same when we checked out the next day. Front desk staff were trying to do a good job but seemed their hands were tied by a overly frugal owner. Parking lot dirty needs pressure washing and regular sweeping. No phones in the hotel rooms to call front desk. Observed guests filling large cooler with wheels from hotel ice machine right by maids cleaning rooms and no one trying to stop or challenge them. We don’t advice anyone to stay here unless you have rubber boots to walk on the grass since no one is cleaning up after the dogs. We will NOT be back.

Thank you for your feedback. I am happy to say that we have made changes at the hotel and one of them has been making sure that the grounds are picked up of waste left behind to make it more appealing for guests with dogs and we are adding new items on the site to allow grounds to be used by guests to play giant Jenga or cornhole without worrying about waste products on the lawns.

When we first got here the room we were placed in was on the ground floor, though I paid for an ocean view all we could see out of our window was a building that was across the street. There were outlets literally hanging out the wall, and it just felt very sketchy overall. The pool was also “under maintenance” without a warning beforehand. And the breakfast that they said they offered is literally microwave burritos, prepackaged muffins or cinnamon rolls, yogurt, small pre packaged juices, or fruit cups. After a while of being unhappy with our service we went to the front desk, they offered a room change or a 20% discount. We went with the room change in hopes for a better stay. The new room was better than the last but still not up to our exceptions. The ocean view that I paid for was still barely there but at least it was better than it was, the sink doesn’t drain unless you hold up the drain stopper, and the toilet barely flushes without holding down the lever, the shower is fit for people who are shorter than 5’7” (estimated) and the shower head leaks when you turn it on. The walls and floors are paper thin, you can hear every single step and conversation people are having. On the third day of our stay we went to the front desk to ask if we could have a light clean of our room because the trash was full and we needed new towels, and the man at the front desk was quite rude saying “we have three maids today and 23 checkouts so I don’t know if it’ll happen” then after asking what room we were in and my boyfriend saying “I’m pretty sure it’s 221” his reply was “pretty sure or is??” in a harsh tone. They never even cleaned the room after that. Overall, I would never stay here again, it definitely does NOT look what it does online.

I should have listened to the reviews! I didn’t expect perfection, but for close to 1k for 4 nights I would expect some of the facilities to work, or the room to be restocked, or cleaned, or the trash taken out, or someone available at the front desk, or more than two towels larger than a hand towel available per room. Had to seek out the housekeeper during the day for trash bags, towels, coffee, toilet paper, etc. Left a bag of trash on day 2 outside my room for them to pick up, which they never did. Hot tub has been broken for who knows how long. Sauna, same thing! AND there are never any towels in the pool area either lol. Oh, and no phone in the room? Weird! Don’t even think about early check in. Won’t happen. And breakfast may or may not happen. So don’t plan on that either!

I would recommend Inn at Nye Beach, right across the street. I am so bummed I didn’t know about that place before I booked this place!! Would have been worth the extra money

Overall this is good value. Room was fine, comfortable beds, convenient location, and the pool was fun. The one thing was that there was no room cleaning, and we badly needed it - we were given only one roll of toilet paper so had to buy more from the store. Ironically there was an envelope for tips for the cleaning staff, which would be tacky in any case, but especially in this one.

Not what I was expecting but still a very nice MOTEL. Not a hotel. Big room. Very nice ocean view. Just a short walk from the beach, literally right across the tiny path. Staff is friendly.
Room lacks basic amenities like shampoo, conditioner, very few towels, trash cans and outlets were broke.

This place shouldn't be allowed to book guests. They need new management. We booked online a month ago and when we arrived 7hrs ago we were told sorry you must have been scammed. This was our 11 yr anniversary and all of Newport, depot bay , Lincoln city and Florence all booked nothing available. They probably sold our room to someone else for more money. Who the heck says sorry must have been a scam when I got an email confirmation and receipt and order number. Just drove 5 hrs for nothing! Thanks for nothing Kendall!

Significantly overpriced for Motel 6 experience. They are selling the view, which is over the top of another building. Yes, you CAN see water. Dirt collecting in the corners. The closet had no coat rack bar to hang anything. When we inquired we were told “Many of the rooms don’t have them!” Towels were cheap and thin.
Continental Breakfast was individually wrapped mini muffins, pastries, pop tarts and tiny yogurts. Premium price for a minimal experience.

It is across the street. Beach access is just a walk down the street. We had seagulls walking down our sidewalk.
