We had a nice stay here on NYE, a central location in downtown Portland, walking distance to restaurants, a Whole Foods and recommended self parking .
We stayed on a standard front room and it was perfect, clean and quiet. We love “the pantry” and enjoyed coffee at any time and wonderful pastries in the morning. The hotel is in a historical building and has a lot of character. There is a great coffee shop in the same building and a sandwich shop next to it that looks great!
We stayed here with our two pups . The staff was very friendly and accommodating. Will definitely go back.

I’ll start out by saying I’ve loved my experiences staying at other ACE hotels in New Orleans and Palm Springs. Huge pluses for me have been the unique experience of a reliable quality boutique hotel located conveniently within trendy areas when traveling for pleasure, with decent pricing an added plus when booked with a special in advance. For context, the ACE in New Orleans had multiple bars with happy hour reduced price craft cocktails and live entertainment on weekends in addition to a pool, record player in the rooms, etc. Really unique.

I wanted to embrace the more quirky, off beat vibe of this Portland hotel conveniently located within walking distance to all downtown attractions. I loved that my favorite coffee shop, Stumptown, was attached to the hotel. The lobby was laid back and cosy, and the loft perfect for playing board games. That being said, the room itself was so small the 2nd person couldn’t walk around to get into bed. It had an awful musty smell and was pretty run down, apparent this had been a boarding house previously. The view from the window was a cinder block wall and very dismal. Very little ambience in the room itself, though we did enjoy the supremely comfy bed, down comforter, and Portland-esque wool blanket. The straw style rug had stains on it and was in need of replacing. However, the Rudy’s soaps and toiletries were bomb, as was the old fashioned tub/shower combo. Towels were nice and fresh.

The included light breakfast in a somewhat depressing looking upstairs room was interesting- tasty pastry, but empty coffee with no one to refill it around. But I won’t complain about anything that’s labeled as “free”.

On checkout, I was disappointed to see that in addition to a ton of taxes and fees I was charged a $25/day “resort fee”. For what? When I inquired about beer/wine I was able to purchase a $12 canned cocktail from the front desk, and when I asked for a glass, was told I could go retrieve one from the 2nd floor breakfast room. We also were told that we could “request room services if desired. Certainly not what I expect from the level of service that comes along with paying to stay at a boutique hotel. The staff over the phone pleasantly agreed to refund the “resort fee” for my stay given the above, which is adequate.

Bottom line: not a boutique hotel. It’s quirky and fun, and moderately priced. Amenities are absent. Enjoyed our stay but likely wouldn’t go back.

This was our first time staying in an Ace Hotel and the Portland location was fantastic! We had a private 2-bed room, and while not the largest hotel room, it was clean, the beds were comfortable, and we had all we needed for a comfortable and relaxing stay. While other reviews comment on the need for earplugs, we didn't notice anything out of the ordinary sound-wise, but that could have been because we had a private room on the 3rd floor.
Breakfast was simple, but of much higher quality than most continental breakfasts out there, and there were a fair number of vegan options available for the two members of our party who have vegetarian and non-dairy requirements. If we weren't satisfied with the options, the Stumptown cafe attached to the lobby had great coffee, and there were a number of breakfast options nearby.
If you're looking for an affordable hotel that still has a lot of charm and is right in the heart of downtown Portland, this is the place to stay!

I did not catch the detail of NO BATHROOMS inside rooms. There were about four upgrade levels of rooms (that would cost you $100 per night) so I would assume at some point you'd get a bathroom included. I couldn't get my bathroom key to work in the morning so had to go to a different floor! (there's one shared bathroom on each floor). There's no secure parking lot adjacent to the hotel (several open lots were available) so I ended up about 3 blocks away. Breakfast was nice with assorted pastries, coffee and tea, yoghurt, fresh fruit, and fresh squeezed orange juice. My sister didn't get to breakfast until 8:55am and the juice was gone.

I tend to like the Ace and their concept, but not the Portland one. This place should be priced as a hostel for no more than $70-80 / night. We rented a Studio which is their basic room with its own bathroom. The room was just super plain, nothing on walls, bad lighting, tv old, small and super outdated, the room was incredibly small, and had no character at all. It did not look like the photos online. Not at all. And the worse part, there was a heat wave that week and the A/C just did not work well AT ALL. SO, we requested another room with A/C that worked but when we got to the new room, the A\C had the exact same problem. Then we heard other guests in elevator complaining about their A/C too. It is when we realized that all of their A\C units are just way too old and barely work. We did not enjoy our stay and I would never go back. The one and only thing they do have in their favor is the good location, but they seriously need to invest in fixing and upgrading this property. It’s just falling apart it feels like. I definitely do not recommend it.

I recently had a wonderful stay at the ACE Hotel In downtown Portland. I was able to check-in early at about 11AM, which was wonderful since I had my bike with me and needed to stash a few things before heading out for the afternoon. Checkin was easy and fast and the room was clean and roomy. They have a nice space on the second floor with complimentary coffee and pastries so I was able to grab a quick cup and tasty vegan muffin before heading out. My two night stay was uneventful, the room was comfortable and the bed was cozy. Bikes are welcom at the ACE which is great. My bike folds up so I kept it with me in the room (which was no problem) but the desk clerk also offered to store it for me. When I checked out they were able to store a few things for me while I did some shopping before my train home. They have these really great tags with sticker to keep track of things in storage. Not only to the tags look cool but they made me feel confident that my things were secure and well looked after. One evening the hot water in the shower took a very long time to warm up which was a bit annoying. Also the showerhead is the overhead style which is not my favorite since I don't wash my hair every time. Both minor gripes but worth noting.

Overall the stay was great and the location is perfect for doing anything downtown or nearby. I arrived by train so I didn't have to worry about parking a car but if you drive that might be difficult/expensive. I was attending an event at the Oregon Convention Center just over the river and I was able to walk there over the Burnside Bridge in about 25 minutes.

Had a horrible experience trying to cancel my reservation. Train was cancelled due to forest fires and we were forced to cancel or postpone our trip. Kasa wouldn't refund us the $360 charge or give us credit to use for whenever we could reschedule the trip. Tried to work something out where we do a shorter trip to a different city and stay in a different Kasa hotel which would've cost about the same, which they initially agreed to but then wanted to charge us an additional $350 which was only a little less than the cost of the room (I think about 380). It's been nonsensical and frustrating, and they'll only engage with me via email, dragging things out over multiple days. I booked through hotels.com, so maybe if you book directly with the hotel they're more accommodating, and if anything this shows why companies like Kasa like to charge BS "insurance" fees.

I know you can find more luxurious locations, more amenities. But where else has been mentioned in a Bon Iver song? Where else can you take a bath in a claw-foot tub while listening to their Lauren Hill albums on vinyl? Where else can you get Stumptown onsite and eat it on your army blanket bedspread? Ace Hotel is just cool!

The location is also perfect and just ideal. Steps away from Powell's, has Clyde Common onsite. Wonderful stay.

Lobby is nice, front desk folks are fantastic. And then it all falls apart. "Breakfast" was 3 sad pieces of fruit in a basket, coffee with no milk and bags of oatmeal with no bowls or spoons to eat it with. Zero snacks, juice or pastries. As for the rooms... I started out in a standard room that I loved, despite it being very drafty and hard to warm up. (A blanket next the door solved that.) On night 2, a very distressed howling dog moved in next door, so the wonderful front desk folks moved me to a different room. Only this one had zero hot water. In November. It was ice cold. So then I got moved AGAIN. To a room with hot water and no howling dog, but a broken main light. There was also no natural light so putting on makeup in the morning was a BLAST! Be prepared for wild inconsistencies.

We stayed here when this was The Ace Hotel and this was our favorite hotel on your trip! Maybe ever. We stayed in a room with a shared bathroom down the hall. The bathrooms were large and clean! The hotel itself is beautiful with murals and unique design features everywhere. The amenities were great, little touches in the room like a makeup towel, shoe rack by the door, complimentary water bottle, and access to fresh clean water to refill your water bottle! Complimentary breakfast was simple but convenient, good coffee. We were able to check our luggage at the front desk so we could explore the city after check out before our train left in the evening. For us, these details really made our trip so much better.
Oh and the service! The check in was helpful and they were very friendly, which makes such a difference when you come to a new city. Pointed us in the right direction a few times.
Unfortunately, it looks like new management is going with contactless front desk. Hopefully they can keep up with the same level of detail and service without a front desk on site. For us, it was the details that made this stay such a great value. Fingers crossed!

The hotel has a small uncovered lot a block away from the hotel, right across from a park that seems to be a popular hangout for the homeless. After parking in the lot overnight we found that someone had pooped behind my car. Maybe that's part of the quirky appeal of Portland, but I did not like having to step over a pile of poo to put bags in the trunk.
