The Mainstay Inn, a small independent family run hotel, welcomes you to be our guest, in the heart of historical Phoenixville, PA. Phoenixville is a Victorian, funky, artsy, eclectic, historic steel town. At the Mainstay Inn, you’ll experience accommodations in a convenient location. Our rooms are equipped with Flat Screen TV’s, microwaves, mini-fridges & free Wi-fi. Each morning we serve a small continental breakfast. ***Please Note: Parking can be tricky in our downtown area. We have our small lot next to us, which is first come first serve. We have a public lot on the other side of our hotel which is $1/Hr from 8am-10pm. There is a free parking lot 1 block down from the hotel & also free 2-Hr street parking. Please see the front desk if you’re having trouble parking. We will do our best to help!

Room smelled of smoke..but didn't complain .only there for 1 night. Room and bathroom could use an update (walls) (and tub/shower ) also had to pau for parking !!

The Inn is old and needs updating, but it felt clean and safe. The rooms are small and the beds in the "double" were only full-size. But the friendly service and location guarantees that I will return on my trips to see family in Phoenixville. It was more affordable than any of the airBnb options, and more convenient than any of the chain hotels in Collegeville or King of Prussia. The front desk clerk went out of her way to help us check in early, so as not to interfere with the family function we were attending. As long as you are not expecting anything fancy, and just a convenient place to stay, I think you will be happy.

Hotel is decent, close to downtown. Plenty of shopping and eateries closeby. Clean room. However, TV was mainly non-funtional in regards to the Directv. And, although the streaming services worked, the WiFi was so poor that programs would suddenly shut down. Not able to get a steady signal for my tablet or my phone. The main issue was with the parking. Only 10 designated parking spots for hotel guests. REALLY? The lot was next to a large municipal lot, which was aways full. Returning from a long day of convention seminars, I rfound no open parking spots. I had to drive around for a while until a spot opened up. Advice: once you park and check in, don't move your car unless it is absolutely necessary.

I am a local from this town and love the restaurant district that this hotel is located in. I had never stayed here and found out then that the parking lot at the hotel isn't even For the hotel!! It is metered parking for the general public, which is Ridiculous!! What that means is that you have to find parking on the side streets (there's only two hour parking on the main road the hotel is on) or parking with a hotel pass at a restaurant lot at least a block away!!

I can forgive small rooms. They were clean and comfortable. There is no elevator which is not good for luggage, WIFI was spotty, the vending machine was empty and the TV didn't work (on the last night of the World Series along with the Rock and Roll Hall of Fame Induction). Although staff is friendly, no partial refund was given for these shortcomings.

I live in this town so I know how to navigate where to find (inconvenient) parking. I would never recommend this place to anyone.

The best thing I can say about this hotel is that the staff was super friendly and helpful. The room was clean but very cramped. Parking was horrible, especially on the weekend. On Saturday evening I had to drive up and down the main street in town for almost an hour before finding a place to park! There are less than 10 spaces available for hotel guests. There is an additional parking lot a short walk away, but it was also full until I finally followed a couple walking to their car and got their spot.

It is a really cute, renovated downtown area with a lot of restaurant choices within walking distance. Just super crowded and noisy on the weekend!

If you’re looking for a fancy hotel this is not for you. If you just need a place to stay that’s right in the hub if Phoenixville, this will do. The staff was very nice. Parking was an issue since Bridge Street is closed on the weekends ( hopefully just for the Summer months). There is coffee available in the mornings and light snacks.

The Mainstay's USP is it's town centre location.

Which is a good thing, as it has no other redeeming features.

I've stayed 3 times before and I'll stay again, because I like the town and it's the only show in town.

The wifi works and the showers are decent.

All I can say is BED BUGS !!!!!!!!!!!!!! My fiance, my daughter and my sister are bitten all over our bodies. Thats the only place we stayed at together, I have bites up and down my body. My fiance looks like he has the chicken pox and my 2 year old as them all over. The room said no smoking and it reaked of smoke. Right as we walked in i wanted to walk right back out. The bed sheets had stains on them so did the pillow cases. The beds were so uncomfortable. I could feel every spring in my back. Im definately reporting this hotel to the CDC !!!

I have stayed at the Mainstay a few times over the years, and I have had friends who have stayed there as well (Phoenixville is my hometown). The hotel has actually improved over the last year compared to my first experience there back in the 1990s. I believe there were renovations in Spring 2010. If you're trying to stay in downtown, Mainstay is really the only hotel option. Things to be aware of:

-Parking can be difficult -- the bigger lot by the hotel is actually public parking, and it can be tough to find a spot there. There is a tiny little parking lot on the other side of the hotel, but it is very small (only fits like 4-5 cars) and hard to maneuver around in.

-The standard rooms are really small -- you should spend the extra $ and get the jacuzzi room. Even if you don't use the jacuzzi, you'll appreciate the space compared to the standard rooms, which have enough room to fit beds and a TV/dresser. Trust me -- you will not be impressed with the standard rooms, but the jacuzzi room is a safer bet.

-I definitely recommend calling in advance of your arrival to confirm your reservation. The last reservation I made was about a month in advance & I was provided a reservation confirmation number, yet when we got there, the reservation wasn't in the books. We were told luckily there was one room left.

-Since hotel is right in downtown, be aware that it can be noisy. There are bars across the street. First Friday especially brings crowds/noise/fun.

-Hotel location is right in historic downtown with lots of attractions, food, and shops in walking distance.

Jacuzzi room description:
The jacuzzi room is large and nicely refurbished as of 2010, and the jacuzzi is huge -- 2 people can lay out comfortably in it. Wooded blinds, brass door knocker, a little marble table for two, queen bed w/ nice headboard, flat screen TV, microwave to reheat lots of local delicious pizza, refrigerator, lots of lotions, towels, and shampoos. Breakfast consisted of coffee and orange juice, with some brownies, pecan twirls, and cinnamon rolls, cosmic brownies.

In conclusion, I will stay at the Mainstay if I ever want to stay in the heart of downtown Phoenixville again, but I prefer the French Creek Inn right outside downtown -- the standard rooms there are much more spacious, and parking is a lot easier.

As another review stated, "Not a lot of bells and whistles....." I'd like to add, or bugs, bed that is.
With a nationwide epidemic of bedbugs I am always afraid of finding them. So the first thing when I got into my room, was to check very carefully for bugs. Found none. The room was clean, cool, and comfortable. Staff was friendly. The town was full of restaurants and shops that would keep one busy and entertained for a long weekend. I will stay on my next trip to Phoenixville.
