There are many fantastic features to this resort as well as Hilton Head island itself. First the beach is so close. Like the perfect after dinner stroll, I'd say if your carrying many items a back pack or wagon are a great choice to but still the beach is that close. The resort is also very close to the many restaurants which is also handy. The grounds are pretty awesome to. 3 pools we only went to 2 but did walk to the third, clean and very well kept. We stopped at the lagoon twice and early morning seen a gator. Checking in was smooth quick and the staff was friendly. Now our condo, we were very happy with it. We had a one bedroom. Our room was huge, 2 large closets, on suite bathroom that you could also enter from the hallway. Very large bathroom with jetted tub and separate shower. Huge living room with open concept to the kitchen and a very large balcony. A well stocked kitchen (meaning utensils and such) as we did cook and prepare meals daily. There is also complimentary items to get you by if you are here for a short time like additional garbage bags, dish soap etc. We did use our in unit washer and dryer which was great because our towels got soaked on one of our adventures to the beach. Over all the condo was great. Our only real complaint is that not all buildings have the complimentary bikes only one does and when we contacted the company that was part of the Waterside they stated there was a charge and they were not on site.

We stayed in the 5500 building which was between the hot tub pool and the heated pool. The double master bedrooms worked well for our family. The beds were comfortable and linens decent. Note there is no maid service during the week but there was a washer and dryer in the condo, so we were able to wash towels. We rented for my grandson's 6th birthday. The kids enjoyed the pools and fed the turtles daily. (You get tokens for the food machine from the front lobby. They limit the number you get) The beach was a bit of a walk, but there is a free shuttle. Little stores, Piggly Wiggly are all within walking distance. There is also a nice park located down the street (best to drive). The sofa and chairs were a bit dated, but typical condo furniture. The condo was clean and they left an adequate supply of dishwasher soap and trash bags to get through the week. There is a fire station located near by and they were dispatched often, so you could hear sirens. Overall, this was a successful trip. Everyone seemed comfortable and happy with the accommodations. We didn't see much staff, but the ones we did were very happy and helpful. We will return.

We have been owners at Waterside for 20+ years and have gone to HH every year, we do not trade our timeshare. We have even used Owner Bonus Time. We always request the 5700 building and this year stayed in 5735. All units are seriously in need of updating, the paint in this unit was chipped on the baseboards and the bathrooms have not been updated since built over 20 years ago. The vanities are beat up, faucets are old, shower stalls stained, and no one uses the jacuzzi tub (last time I did 10 years ago, I got an UTI!). What we are all paying in yearly maintenance fees, plus the 10’s of thousands we all have paid for one week of usage each year should provide for updates at least every 5-10 years. The dishwasher was old, fridge old and barely made ice, it’s almost embarrassing to have friends with us! And to top it off this year we had a problem with what we were told was “carpet beetles”! We are disappointed, but we have little choice since we have paid for ours long ago and we love Hilton Head Island. We refuse to attend their high pressure “owners meetings” each year! It’s not worth the $100 to take 2-3 hours of our vacation to listen to their lies. We just want the units updated with new appliances and total guts of the bathrooms!

We came for a preview and sat through a 90 minute presentation with a promise of a visa gift card, dough dollars, 2 $50 hotel vouchers and 3 vacation packages for 4 days and 3 nights. First, the Waterside is in need of many updates. Rooms and furniture is very outdated. Kids pool has no bathroom (so you know where kids are going). They did have golf cart rides for tips to beach. There are lots of restaurants. Those were good! Now onto promised items. Visa card did work, dough dollars are only for certain restaurants. Only a couple in the area. The vouchers for $50 off a hotel, you have to book thru trip advisor. The 3 vacation packages are a NO go. Why…they never emailed them, like gal said they did. We waited 24 hours and kept checking all folders (like they tell you to). We tried calling and the rep said packages were not in profile and they would transfer to Welcome center. That rang for 3 minutes. We called back..no one answered this time at all. So.. lesson…do not trust them with the “promised stuff”! Now Hilton Grand Vacation NEVER did that to us and we do love our timeshare with them! So..again.. check BBB for Spinnakers. Not good reviews.

My honest review This place is old and has past its prime. The iron railings going up to the main building shows signs of serious rust and lack of maintenance. The pool area is dirty and worn and shows that it is not a priority at this resort. Today it has several leafs and junk floating in the water and it’s 11 am in the morning. The Hot Tub has mold and grim, as well as leafs and other items floating in it. The hot tub is in need of some serious maintenance work as well. During the week we never saw anyone from the resort come to clean the pool area. Now, onto our room. Our two bathroom two bedroom condo unit has a nice setup. Three TV’s, master bed is a king size bed, the other bedroom has two twin beds.. The bathrooms are very old looking, the whites are all yellowish and do not look clean even if they are clean. The master bedroom bathroom sink drain was clogged with a rusty drain and we had to run hot water to unclog it. The positive is that the place was quiet the whole week we were here and the elevator worked very well. The resort was a little pushy with trying to get us to go to one of their timeshare meetings for their sale pitch. We were smart enough not to respond. They did have easy trash and recycling stations and it seemed that everyone did their part. For the most part everyone was responsible and respectful to others. We meet a couple from Tennessee who use to own here and they got out of their timeshare but still come here every year as renters. They told us it was cheaper for them than the maintenance fees going up and up every year. Personally we will not be coming back to this Resort again. We felt it was run down and not in the best shape. We also felt the staff were not doing what needed to be done,I.e. cleaning, etc We are sure this was some nice place thirty years ago. But now it’s not.

Make sure you confirm exact rental property location. Either Booking.com or 45 Waterside Spinnaker Resorts, or both parties, used bait and switch tactics. I reserved a two bedroom bungalow/cottage at 45 Waterside (4/24-27/2024) because of its proximity to Coligny Beach Plaza and the beach (.4 miles). I am a 76 year old disabled Vietnam veteran with limited mobility. Upon my arrival at Waterside, I was told I had to check in at S.R. Hotels. I was not given an apology or reason for the changed check-in location. S.R. Hotel staff subsequently told me that my location was changed to Southwind Villa (1 mile to Shipyard Beach and two miles to Coligny Plaza), again no apology, no reason other than "it's happened before". I messaged Booking.com on 4/24 and did not received a response until 4/26. Amazingly, I was offered another location for $285.00 for one night! As a side note, cable tv did not work upon arrival and was not repaired until the 2nd day of my 3 day debacle. How many others have went through this bait and switch? I wonder.

This is a beautiful resort with great amenities and nice rooms. The problem is that management has chosen to let the resort host a variety of College and University sports teams (there were at least two there during our stay) that essentially turned it into their own personal Frat House. This included partying until all hours of the night (we could hear them yelling from our windows) and basically taking over certain amenities like the hot tub area for hours at a time. Management and staff were completely oblivious to this and basically let them do as they please - despite the fact that we raised our concerns with several individuals on more than one occasion. It is mind boggling how a property that is marketing itself as a destination of choice and looking for new/prospective owners and guests would allow this to happen. As for current owners, unless these schools have somehow become RCI owners, this is extremely disappointing for those RCI members who choose this property as a vacation destination expecting the high standards that exist at other RCI properties. If you plan on going to this resort (we won't be going back) be sure to ask who you will actually be sharing the facility with. RCI owners deserve much better ...

Great location close to beach, shops, restaurants, and a grocery store. They gave us 2 bikes to use to ride all over the island and we were close to the bike/walking trail that goes all around the island. Rooms were well appointed and clean. The resort had activities, but we were so busy that we didn't participate in them.

love waterside -- booked 3 bedrooms 3baths and a 2 bedroom 2baths-- walking distance to coligny plaza piggly wiggly shops and wonderful restaurants even a unique hardware store!!!! walking distance to coligny beach and park can even walk to Holy Family Catholic Church!! Had a Great time with family. Will go back Love Hilton Head! This was my second visit to Waterside

We are currently at Waterside and agree with the many positives that have already been mentioned. We are, however, disappointed with the accessibility, number and location of the bbq grills.
The grills should NOT be located inside the pool areas. There are a number of reasons--groups sit for hours at the large tables near them, whether using the grills, or not. This restricts use by people who just want to do some quick grilling and return to their accommodation to have dinner. There is also smoke that goes thru the pool, and grease and other related residue.
Please move the grills to areas that are more accessible for those guests who want to use them.
