No welcome on arrival, male left room keys on reception desk alongside a nice little dog! I realize that coach tours don’t always get the best rooms but room 104 was a grave disappointment, very small and dated. The toilet didn’t flush and when reported to reception they said it was old and she would come and show us how to flush it! This she did and guess what it wouldn’t flush. Asked for another room but was refused. Managed to pour water from kettle into loo. Checked at reception the following morning and found fault hadn’t been recorded(different personnel) who assured us it would be fixed. On return at 5pm still wouldn’t flush - reported it again to original staff who argued that it had been fixed - invited them to room to give another lesson flushing a toilet. They declined and also declined another room again. I suggested we asked an adjoining room if we could use their loo or we could use the bar facilities loos and would try not to embarrass anyone while walking around the hotel in our nightwear! (We are of an age that a few trips to the loo through the night are the norm). No response so returned to the room. 15 minutes later she reappeared, literally threw a key for another room on the bed and left. Next room much improved.
On a positive note bar staff very friendly and comfortable area to relax in. Restaurant staff very obliging and friendly but breakfast food was cold. Original reception staff could do with some customer care training - the little dog had better communication skills.

Great location and very friendly staff apart from the manager who is very sharp and abrupt.
They have specific rooms for people with dogs and make an extra charge for extra cleaning if the room afterwards. Don’t mind this, but it’s a shame we were stuck at the back of the hotel in a room that smelled musty and could have done with a good dust.

It's very unusual for me to write a poor review. Room was basic but mostly clean. There was no atmosphere in the bar area. Staff were OK. The dinner was dreadful! It was clearly reheated and not freshly made. We hadn't eaten something so bland since the 1970s. Then we realised that the hotel caters to bus tours which we don't think is a good enough reason to serve up such poor dinners. The breakfast however was very good. We did a driving trip for 7 nights in Scotland and we stayed in 6 other hotels, all far better than Kings Arms and for far less than we paid at the Kings Arms. Very poor value.

Reading the very mixed reviews on this hotel we did not know what to expect. From our stay. There is a small car park at the rear, but also ample parking around the hotel or in a nearby public car park. The hotel was adjacent to Kyle Akin which was good for a morning or evening walk.
We were efficiently booked in and the receptionist explained everything we needed to know about our stay. Our bedroom was on the second floor which is served by a small lift or stairs. We had a king size bed which was comfortable and there was a spare single bed in the room which meant we had plenty of space. The bathroom had a bath with a shower above, all of which was very modern with good quality towels. Due to COVID our room was not serviced but this was explained at check-in and we were left extra towels, tea, coffee and biscuits for the duration of our stay. The room was spotlessly clean on arrival.
Many of the public carpets were new or had been recently cleaned.
We had to book a time for breakfast to limit people at the buffet breakfast which seemed a good idea. There was cereal, fruit, croissants with ham as well as a choice of cooked food which was hot. Our only complaint was that the plates were cold. There was ample staff who were helpful and pleasant to ensure breakfast went smoothly. A good breakfast.
We did not eat in the hotel in the evening
We would have no hesitation to stay again.

We booked this for an overnight stay on a honeymoon tour we were doing.

The hotel room was very much below the standard that you would expect from paying £140 per night.
* the cold tap did not work
* the bathroom door did not shut
* the bedroom door was difficult to open and shut
* the pillows smelled of stale cigarette smoke
* the lift next to our room made a loud clanging noise all night making it difficult to sleep
* the window is not safe and difficult to open
* there was a dirty towel remaining behind the door in the bathroom
I attempted to make this known to the gentleman on checking out - but he appeared disinterested.
I should have known that this may be the case when I saw him playing solitaire on his computer and swearing when asked if the room was ready by the (lovely) other receptionist.
The dinner was nice and the waitresses friendly - but to add insult to injury - we waited over 30minutes to be asked if we wanted pudding (after finishing our dinner) in a not very busy restaurant and the burger I ordered came out without a burger in it and had to be sent back …
Would definitely not recommend!

Booked in at short notice due to weather not being great for camping, hotel staff were nice and friendly, rooms were spotless and the beds were comfy. Views are amazing also, I would highly recommend this hotel. Max the dog was adorable. Thanks for a great stay

Stayed one night b&b. Hotel price on the day £85 but as we had Pre booked through Expedia we were charged £185. For this money I would at least expect bathroom toiletries, a water glass and hairdryer, but none were provided. I apparently could’ve asked at reception for them but why they were not in the room as standard, I don’t know. I couldn’t use the hand towel left for me as it had brown stains over it. The room was very basic with no frills at all. Dinner was bland. Garlic mushrooms with no garlic and very bland Mediterranean vegetable stew. Breakfast again, disappointing with tinned fruit and rubbery fried eggs.
I would pay less in a five star hotel and get more for my money. During this touring holiday of Scotland we have so far stayed in ten hotels and the Kings Arms in Skye has been the most expensive of them all and the only disappointing one on the trip by far.
I would not recommend this hotel to anyone.

From the online booking site it looks beautifully quaint.
That's it!
Receptionist on arrival very chatty and helpful.
On checking into room, shower room/ toilet very smelly towel rail had been leaking and wall stained, cistern continually running and no bins.

Dinner. Food bland an cold when I told waitress she asked if I wanted it heated up (gobsmacked). I said it spaghetti it needs changing. Didn't do anything for the flavour.

Beds comfy enough.

Breakfast a disaster asked for scrambled egg and sausage and beans got scrambled egg and bacon and beans. Beans not fresh.
When I challenge the waitress 10mins later I got one sausage on a plate to go with my now cold scrambled eggs.
My wife asked for butter for the toast which was brought as a handful ( not on a plate)
And put on the table.
To crown it all coffee was old and cold.

£140 for an atrocious one night stay.

My advice avoid this place if you want to enjoy beautiful Skye

This by far has been the worst hotel we stayed in during our 4 day tour round North Scotland. We paid £145 for 1 night including breakfast, the room was very basic with single glazed windows with gaps round the frames which whistled very loudly with the wind outside at early hours of the morning waking us up. At the check-in we were told to prepay for our room (which was ok) & booked a table in the restaurant an hour ahead (yet surprisingly empty) there were literally 6 items to choose from on the menu, my husband chose the burger at £17 which came with a soggy bun as the lettuce was dripping with water & skinny fries that were worse than mcdonalds, I had the chilli @£15 which had no kidney beans or spices & tasted more like a watery bolognese with chunks of mince, thinking that our meal could be paid for in the morning as there were no staff when we wanted to leave our table was a mistake, we were hounded in our room where they first served us with the bill, then came to our room a 2nd time & phoned us to pay that night, complaints were met with deaf ears about our food & no reimbursement offered to the poor quality. The windows were so bad I had to stuff toilet paper in the gaps to stop the wind getting in. The only redeeming quality was the breakfast which was adequately warm & buffet style. We have stayed in far better accommodation on our travels at less cost than this & would not recommend this place to anyone. I have given it 1 star only because the breakfast was OK.

Staff were friendly, quite chatty and polite.
The rooms were okay, not the best. The bed was strangely short, so much so my 5'7" self had to bend my knees to fit and they rolled with ease. The bathroom was okay but the door didn't shut properly. There is no secondary lock in the room so could easily be opened from the outside if someone had a key. The walls were thin,
The breakfast was mediocre. Scrambled eggs was the worst I've ever had but everything else was cooked well. Continental options were limited and I can't speak to the dinner options.
The hallways are awful. The building appears to be a series of smaller ones attached with dodgy fire escapes. The windy corridors were also uneven so would be impossible to navigate for anyone with mobility problems. One fire escape absolutely STANK of cigarettes, even hours after we had first noticed it. The smell never subsided until the morning after (seemly as a result of staff proping open the fire doors that should be kept closed). One room was described as "River view". I guess you could call it that....though you did need to squint and hang halfway out the window to see it.
We were told its dog friendly, but they wouldn't allow dogs into most sections if the hotel. In fairness the staff did accommodate by setting up a breakfast table in a different room but we still felt somewhat ostracised as this seems the first time a dog has stayed there.

There is one saving grace to this place. The pub next door, Sausy Mary. It's maybe 300m away but it's amazing. Great selection of Gin's despite being a country pub. Very dog friendly, any dog that enters the building will be cuddled and treated better than anyone else in the place (which is almost impossible).

yes there is a lift but from reception you have to go up about 6 stairs first ten through a door and the lift is on the right hand side I think thee are only two floors
