We wanted to spend just 2 days on Skye, so we booked the Coolin View for our overnight stay.
Like many properties Covid19 has affected service here, with a self service checkin, but which worked perfectly. Sadly no cooked breakfasts for the time being but there was a good supply of oatmeal ready snacks, cereal bars, fresh fruit, tea/coffee and biscuits.
There's parking across the street, and which overlooks the scenic Portree harbour.
The room was a family room which had ample space, a large ensuite shower/toilet, and oodles of hot water. The beds were very comfortable, and everything was immaculately clean.
No complaints from us!

Great place to spend the night, fantastic location in the centre of town. Room was clean and comfortable. Although the room was booked as room only a small complimentary breakfast was provided which was great, all restaurants are within walking distance also. I will definitely return!

Coolin View is simply but tastefully decorated throughout and we loved the welcoming fragrant flowers in the entrance hall. Our double bedded room was tight as it included bunk beds, which we didn't need. Being on a month's tour we struggled to fit our 2 suitcases in and certainly wouldn't have wanted to share the small space with 2 children! The bathroom was also tiny but the shower was efficient and easy to use, as was the heating system in the room. Bedding and towels were white and fresh. Although a 'cosy' room that was on the expensive side for a Guest House with no breakfast, the plus side was that we had a super view from our room over the harbour and it was ideally located for Portree services and restaurants. Our biggest concern was the parking and while we knew beforehand that a space might not always be available finding an alternative was not something we wanted to do. Though empty during the day we timed our return movements to ensure a space, but be aware that this could be an issue as other nearby spaces filled up quickly and we did not hear good reports of the public car park from a couple of locals - lots of dints and scrapes.
The Guest House is managed by a delightful Spanish couple who took a pride in their role and were friendly and helpful.

Liked · The location is a bit below average for Portree. It is not far from the Banks Street Co-Op which is open until 11.00 pm.
Disliked · Although named Coolin View, my room had no view, with a single window facing a wall 2 feet away, with limited natural light. The room was small, little larger than the single bed, and smaller than the private hostel room I stayed at in Portree a few nights earlier. Poor value for money.
No bath towel was provided, nor was there a hand towel in the holder beside the washbasin. I would expect that in a hostel but the price here suggested that the operators and Booking.com are marketing this property as above hostel standard. I called the contact number given in the booking acknowledgement repeatedly but there was no answer and no voicemail so no chance to leave a message. Eventually I used the only other contact option given, email. There was no response for over an hour and a half. This was an email from the impersonally styled "Coolin View Guest Rooms" stating they were a 40 minute drive away and asking if ok for them not to supply a towel that evening, but offering to do so by 8.30 am next day. Onward travel meant I had to leave before then.
So there were no staff in attendance, a frustrating lack of response to communications, and a failure to respond in a timely way to fix the problem.
That email referred to "the guest house" but you simply get a key to a small room. It was not clear from the Booking.com website that this is just a remote operation without service backup.
There appears to be a robotic surveillance device in the unstaffed reception area which may be capturing images of guests arriving. The paperwork does not appear to request consent to taking images of individuals. There is a list of guest surnames near the front of the building in case of fire, gas explosion or other emergency.
After booking this accommodation, without special requests, I received a dozen emails before arrival, most of which repeated the same information.
The bathroom window has no intermediate position between open and closed, and the evenings can get cool on Skye.

Stayed here just after it reopened after lockdown. The location is just great, room was fine, stayed for 2 nights and we were asked to leave any used towels etc outside the room and a note with any requests as they weren't coming into the rooms during stays at the moment. It worked fine, no stress. The view from the room window was a brick wall unfortunately didn't get a room at the front!

We had a great weekend stay here, room very clean and a lovely view of the water from our room (no.6). Shower was bit tight but manageable.
Due to COVID the breakfast was tea, coffee, fresh orange, porridge oats, cereal bars and apples in the room. We went for breakfast at a wee cafe just around the corner which was lovely, first come first served & their is a co-op just along from the guest house too.

We booked this room based on the photos on the website. “Parking” non existent, there is on street parking for the guesthouse but this is occupied by people not staying in the guesthouse so you have to park half a mile away and cart your bags to the property. There is no one manning the hotel reception, so anyone can park there.
Old and run down, whole place smells like mould.
Property should be described as “a hostel”
No one at reception so keys are left outside the property in full view of the street so anyone can just wander in and roam the guesthouse, not great security measures at all.
I took one look at the room in which you could only open the front door part way before you hit the bed so you had to squeeze in. “En-suite” isn’t even big enough to contain the sink so this is plonked outside the door. I have bigger closets in my house than this room.
I walked in and swiftly walked back out and choose to make the 6 hour drive home instead and cut my trip short by a day. £91 to stay here. DEFINITELY NOT!

Thank you for taking time to write your review. I have no idea why you thought breakfast was included when you booked. You stated when you made the booking breakfast was included.... that is a lie. (unless you made your booking 15 months ago when we did offer breakfast) We are not a bed and breakfast... we do however place in the rooms some complimentary breakfast items like, tea, coffee, milk, porridge pots, fresh fruit, cereal bars and orange juice. This is clear in the description and the the fact we have changed the name to Coolin View Guest Rooms. If you bothered to read the 2 emails sent to you you would have noted there are 7 parking spaces available for guests and about a dozen parking spaces available around the corner for members of the public. You stated there was no one manning the hotel reception..... WE ARE NOT A HOTEL ! You stated, no one at reception.... We have no reception !! if you had bothered to read your emails you would have noted the procedure is self check in !! You also mentioned anyone can wander in and roam through the hotel, not great security. This self check in system was implemented due to covid restrictions. (and for the record we have had no security issues since we have owned the property, for over 13 years.... this is the Isle of Skye not some inner city crime ridden area) You also booked the Budget Double room .... the clue is in the name. This is the cheapest double room we have available and therefore the smallest. When you contacted me the evening you arrived via the Booking.com messaging system demanding a full refund (as you did not read the description of the room and services offered ) I quickly searched booking.com and informed you there was a guest house nearby available with as good a view of the harbour as from your room however the cost wasn't £91 but £165. (sadly with no parking whatsoever) There was also another room available at the hostel in the town square for £127 (but sadly with no parking, no complimentary breakfast items, no ensuite, but with private facilities and no glorious view of the harbour). So in summary please read the description of the room you are booking and the facilities the property has before booking..... also when you make an error, don't blame everyone else. May I suggest if you own a property which has bigger closets than a double bedroom with an ensuite shower room, in the future when you visit Portree you book the Bosville Hotel which is just about 100 metres from Coolin View (sadly with no dedicated parking and not as good a view of the harbour) ... a double room rate starts around £350 per night..... just saying

We made a reservation over 9 months out from date of travel and then got a message 4 months later from the booking engine that this hotel "overbooked" and had to cancel our reservation. I tried reaching out to the hotel with messages to see if they could give us an explanation and they haven't. So please be careful that you could book here and then months later they will just cancel you in an area that now has little to no availability. Now there is basically nothing available. It would have been nice to at least hear an apology from this hotel or a reason as to why. We are flying from the United States and this was the only days and opportunity we had to see Isle of Skye. We also made sure to book early in order to secure accommodations. I understand that mistakes happen but then I am not happy with how it was handled as I really just wanted to hear from you the reasoning behind this. Why would a reservation that was made so long ago just get canceled? In addition, I reached out to this hotel one more time before writing this review because I am not usually one that likes to complain, but have heard nothing back.

Our mistake, and not the fault of the property, is that we chose to stay in what was advertised as a budget room. What they actually mean is its a tiny box room. To say it is en-suite is pushing the boundaries a little. The loo and shower are next to the bedroom - however the sink is not!. Also be advised that the property has very recently changed hands and we had a minor issue with a lack of toiletries. On the plus side the room (8) has a magnificent harbour view and unusually for Covid times the room was serviced daily. I think there are much better rooms in this property but you will pay significantly more for them. Final point - an excellent location less than two minutes walk from all the town's amenities.

The Coolin View guest house was superb. We managed to get one of the parking bays 6 metres from the front door.A spotlessly clean room, classy decor,fresh white linen, lovely comfy bed and a great looking toilet/shower room with a funky digital mirror. What isn't there to like about this place. With a view overlooking the brightly painted buildings on the harbour and the sun coming up over the hills this was a gem that is well worth staying at.ger
