We stayed one night here for a Dallas Stars game. The venue was a 6 minute walk from the hotel and the price was reasonable for uptown Dallas ($210). Secured parking was included in that price. The hotel was fine - the beds were comfortable and the room was clean, and there were plenty of extra towels plus pillows and blankets on site.
The breakfast was a mix of both hot and cold options and quite extensive selection. Omelettes are made to order on request. Staff were friendly and helpful.
The bathroom had an oddly configured sliding door that did not latch. Otherwise I have no complaints and would stay again.

My wife stayed here for one night for the UFC fight which was less than a 10 minute walk from the arena. The hotel charges $20 to park your car but you have in and out privileges with your room key card.
They let us check in early which was greatly appreciated.
The room was a nice size and clean. There was some fraying on the carpet in the room we were in.
The bed was very soft which could be a problem for some with bad backs.
They have a self service laundry room which runs $2 a load but 2 of the washers were broken.
The gym offered free weights, cardio equipment and towels.
Other observations: Had to go to front desk for a hair dryer, the water pressure was low, the black out shades didn't block out the light on the top and sides of the window, the hot water took way too long to come on.
We chose that hotel for the proximity and low cost to park our car for a sporting event but if in town again, we would probably try another hotel.

Property has definitely seen better days. Minimal housekeeping, even for COVID times, staff at the Residence Inn are more responsive to housekeeping and cleaning needs.

In 2020 there’s no excuse for how slow and nigh unusable the Wifi is. Channel selection and picture quality on TV are poor.

Good location Uptown, but that’s all this place seems to be living off of.

This has got to be the dirtiest hotel I have ever stayed at. Our group was in town for a wedding and from the online photos, Hyatt House looked decent. That couldn’t be farther from the truth. As other reviewers have mentioned, the hotel overstates its room conditions and quality. I would have left as soon as I walked into our room but we booked a nonrefundable room. Front desk staff had no customer service skills and were super aggressive to us.

The entire hotel smelled, especially on the 4th floor where it smelled of weed. When that was brought up to the staff, they decided to spray some nasty air freshener across the whole floor. My sisters and I were in a 2 bedroom suite, it looked as though it hadn’t been cleaned in months. All sorts of substances on the doors and walls, our window blinds were inoperable, as the cords had been snapped and covered with dirt/dust. There were holes in the doors and missing parts of the shower fixture. I had to shower with flip flops on and slept with socks and a hooded sweatshirt on because I was afraid of how dirty the sheets and bed were. My dad's room had a major crack in his window that was covered up with duct tape. Other family members attempted to use the pool but it was visibly dirty and hadn’t been shocked in a long time.

To give you another idea of this hotel's cleaning standards, our group was down in the lobby hanging out (the bar closed earlier than listed but we were sitting at tables chatting and not being loud) another guest walked into the hotel and headed towards the tech room, which is right off of the lobby area. She proceeds to get sick and creates a rather large mess on the couch and floor in the tech room. Someone from our group has to notify the staff of what is going on. A staff member finally comes over to mess 10-15 minutes later, throws some towels down and turns off the lights and walks away. Our group had to warn other hotel guests to not go into the room since the hotel staff went back behind the desk and out of sight. After all of this, a front desk staff came out and kicked us out of the lobby.

The front desk employees wear their masks below their chins. The refrigerator didn't work and it took 3 days to get a new one, but the new one still barely kept my food cold so I had to throw out all my dairy and eggs. My son immediately got rashes on any part of his skin that touched the floor. Manager Vee was very rude when I brought up the issue about the fridge, said he'd give me a free night when I asked but didn't even ask me my name or what room I was in, not even a simple "I'm sorry that happened". Then he didn't follow through and we spent hours the day before check out going back and forth with another manager who finally honored his promise. I was also ignored for two days when I asked for the disgusting AC filter to be replaced, my husband had to go and ask and then finally Vee sent a maintenance man who was shocked at how dirty it was. To top it all off, the guests take their dogs out to defecate on the top floor of the parking garage and it sits there for days before anyone picks it up. Best part about my stay was the sympathetic and caring maintenance staff.

I booked this hotel for five nights, starting on Sunday, January 12th. The room seemed ok and everything looked fine when I initially checked in. However, on the second day of my stay (Monday, January 13th) I did notice that the fridge did not work (the food and beverage items I purchased were room temperature), even at the fridge's coldest setting. This was disappointing to me as it was a major reason that I selected this property to begin with.

While I could deal with the broken fridge, the next issue really threw me for a loop. On the the third morning of my stay, I was brushing my teeth in the bathroom around 7:50 am when a massive roach scurried up the wall to my left. I immediately ran out into the main part of the room and called the front desk and asked that they send someone up immediately. A few minutes later, a kind housekeeper arrived with a vacuum. I was confused as I was expecting a maintenance person and perhaps a can of Raid? Kind housekeeper used the vacuum to scare the roach back into the wall (or wherever) and in our conversation, insinuated that this was not an uncommon experience at this property. As such, I packed my bags immediately and checked out.

The front desk clerk was also nice and apologized. I could not get out of there faster.

I also called the Hyatt guest helpline and reported this incident as it is not acceptable. I was hoping to be comped, but no offer was made to me.

Avoid this property. I wish I had read @bluesquirrel6 review of this place from late December. Sadly, I booked this in early December and never checked back.

We just returned from out stay here after the Cotton Bowl. First off, this is not a "5 star hotel" but I am giving it 5 stars for the following reasons:
1) Close to nearly everything in Dallas
2) Beds were comfortable
3) Front desk staff friendly
4) Was comped for parking
5) A/C worked well
6) Room was clean
7) Hotel breakfast was not bad (some are horrible)
8) Provided free masks for those that need/forgot them
If you are looking for a comfortable clean hotel to stay in this hotel works fine. If you need an upscale hotel that leaves a chocolate on your pillow, this is not the place

The hotel DOES ask you to schedule your room cleaning if desired.

The WiFi was horrible , never even worked for my room. The front desk receptionist was extremely rude and had an attitude the moment he saw me , the pool would get dirty and wouldn’t be clean until asked , the breakfast isn’t even in the time frame they noted , they said it’ll be open at 6:30am however every tine I visited there was nothing . This place was only convenient because of the gym and how close it is to the city .Also I cannot stress how horrible the WiFi is there , there’s literally no point using their WiFi at all it doesn’t even support one item/phone/laptop at all! Which was very difficult for me because I needed the WiFi for my job and online college .

We began staying at Hyatt hotels about 5 years ago after they renovated them and so
far so good. The staff has always been great and have not encountered any issues.
But this past time we had a issue with the hot water, it just got warm, good enough for me to take a quick shower but not hot enough for my wife to shower. It was in the morning and we were heading home. I just told the manager. Definitely not a reason for me to complain about. I will be staying there again.

Given the rate of most hotels today, this far surpassed the expectation of the room for the rate. I was surprised by the kitchenette, everything, for the most part, was well stocked with the exceptions of a smaller pan & bowls, but all the things required by hotel corporate offices seemed to be in place. Having worked for the hotel supply/hospitality industry for some time and with much understanding what is to be expected by guests I was well pleased with this quick overnite stay as I needed to be near UTSW for early a.m. procedure, but couldn't eat breakfast but not sure how that was. Including the towel stocked exercise room as well as the equipment itself & water cooler, sanitizer, etc. even as late as 7:30-8:00 p.m. time window that I used it. Would definitely stay there again, if need be, as well as other Hyatt House properties if they were up to the same standard as this one. Also used to work at Hyatt Place Hotel in VA and was generally pleased with those overall, as well. The biggest issue we found was the noise off the street throughout the night, lots of loud, racing, cars that could be disruptive to your sleep. Bed was clean and comfortable overall, but noise prevented a good night's sleep, hence the rating.

I'm sorry I don't know a definite answer to your question. This hotel does accept AARP membership card so that age starts at 50 years. Both of the people in the room do not have to be a senior to benefit from the senior discount. The hotel rate is based upon per person, per room.
