A B&B without breakfast or in fact not much of anything other than WI-FI. Room & bathroom required a good cleaning. Room overpriced in a tried old house. Fortunately I spent only two nights before heading home.

I am sorry that the stay was not as expected. First of all this is a Guest House, not a B&B. As I mention to the guests - for those who want a full breakfast it is a short walk around the corner to great restaurants. There is coffee (as advertised) and juice available in the mornings. The rates here are... More

We stayed here for two nights early October. Suttons Place is less than five minutes' walk from Manchester Centre town centre and its two very good breakfast spots and many fine outlet stores etc. The owner, Frank, is a really nice guy - his tips, recommendations and thoughtfulness literally saved us a stack of dollars. Our room and bathroom though,... More

We read the reviews on TripAdvisor and so wanted to stay in the heart of Manchester near our favorite restaurant in the world......Up For Breakfast. We chose Sutton's Place based on these factors. This is a difficult review to write, as Frank is a charming individual; however, I do not want other travelers to get trapped like we did. The... More

I read your review and was disappointed you experienced such problems. Suttons Place has been in business many years and countless guests are repeat visitors. The location is a big draw and the rooms are accessible to view on the website. As a former guest commented:"all the rooms and baths have been recently refurbished and you are guaranteed a quiet and... More

Rented 3 rooms while hiking the Long Trail. Hubby stayed here on his AT hike in '07 and suggested we stay. Glad we did! Guest rooms met our needs - a pillow for every head, confortable beds, and a roof to block out the rain. Frank the owner/innkeeper was very friendly. Living area a little small if all rooms are... On our way to Cape Cod, we broke our trip up with a stop in Manchester, Vermont. Finding this Guest House was a real treat. Frank owns and runs this very welcoming Guest House that we came to learn is soooo typical of Vermont hospitality. Warm and friendly Frank made us feel a part of his family. Very comfortable, and... A friend and I recently needed a place to stay for one night. We were skiing in Vermont the next day. I found the listing for Sutton's Place through the ski mountain's website. The reason I was attracted initially was because they allowed single-night stays. Once we got there I realized what a find Sutton's Place is. It's neat, clean... More

Just got back from an amazing stay at Frank's place. He was the most accomodating host and completely went out of his way to help us whilst we were in town for a wedding - including dropping us off and picking us up close to midnight!!! The guesthouse is so clean and we had a great big room with a... More
