Peppers Manor House is set on a beautiful Southern Highlands estate and provides an experience of life and leisure at one of Australia's grand country houses. Built in 1926, the house was originally home to the Katers, a pioneering grazing family, and has retained its original country charm. During winter, an open fire burns continually in the Great Hall and in summer meals are served in a leafy courtyard with drinks by the pool. Wake up refreshed and enjoy the views of the estate from your elegantly appointed room or suite. The setting is tranquil, the decor charmingly luxe. Highland Queen Rooms, Highland King Rooms, Garden Wing Deluxe, Garden Wing Suites and the Elizabeth Broughton Suite (in the original master bedroom), form part of the historic home, with an adjacent Garden Wing taking full advantage of the country views.

Second stay in the last 4 months. Staff have been wonderful both times but the rooms are very bland and unworkable. We came back for location and availability. I would suggest you need managers to actually stay in a room and see how it works. Firstly decor is drab and depressing. No nice pictures on walls, boring colour schemes. Horrible lounges and side tables, do not match the country vibe at all. Looks like you got a corporate package for the whole group and put them into every hotel regardless of the location. There is no space for a vanity pack in the bathroom, you don't have towel rails so all the towels are on the only available shelf. There is no space around the vanity to put a makeup bag or toiletry bag without it falling I to the sink. Only one door hook so where does a couple who would usually be in a country hotel together hang their towels? No hand towel rail so ditto. No place to put shampoo etc. in the shower. Now, try too make a coffee. Coffee amenities supplied are motel standard. Nespresso should be in a hotel of this type. Plug the jug in next to the bed, put the items on the TV table on the other side of the room, go to bathroom to fill jug. Very awkward. The property has lovely location, gorgeous grounds but the rooms are awful. Mattresses are hard, pillows lumpy. No nice pillow top here.
Bar menu misses with not having a burger or steak sandwich. If you have had a big lunch and don't want much, the choices are limited unless you want a charcuterie plate, which everyone has. The restaurant menu is the same, very limited choices. Hence we went out each night, taking our $200 plus tab per night with us. Love the open fire, though again the furniture around it is ugly and uncomfortable. Love the courtyard for a drink. and the staff were all wonderful. Couldn't do enough for you. It seems they are on track if not hotel management itself.

I paid 395AUD for a room (15) and it absolutely stunk of musky damp water damage.
However the staffer on the reception quickly moved me to room 32 in the garden wing, not what I paid for but who cares as it was dry and didn’t smell.
I honestly thought I was going to have an asthma attack in room 15. This is a genuine health risk and I encourage the owners of this gorgeous facility to shut down the rooms that have clearly been water damaged and fix them, nothing wrong with a little duty of care here Peppers people.
I’d also totally discourage anyone staying in that side of the manor, it’s deplorable at best, rather stay in the garden wing, it’s a bit noisy through the walls, as my amorous young neighbours demonstrated on my stay, but it’s very clean and tidy, although it’s absolutely not worth 395AUD however, if it were 250AUD, that’s probably a fairer price. I guess you are paying for the gardens and the upkeep of the manor, so it’s a tough one.
The actual manor house is fabulous and the gardens are stunning and extremely relaxing after a long drive from Melbourne.
Restaurant was great, fast and the barramundi was absolutely delicious. Sorry for being a bit tough with my review readers, it is a beautiful place and worth a visit, it just needs a lot of work done urgently, so buyer beware.

Loved the gardens and ambience of the main house. Agree with everyone's observation that it is looking very tired. Brekky however was delicious. Well worth going down for. If you sleep in and arrive at 9:15 then your expectations might be different. Get up and go down! Dinner was also very delicious even with a limited menu for Easter. We loved the Easter experience as we got chocolate and jam in the room. Bathroom ablutions was of good quality and the fireplaces were very inviting. Only thing I would change is putting skylights in the hillside rooms to allow light when you need to close the curtains.

Having stayed in a Garden Wing room about 3 years ago and having a wonderful buffet breakfast and fine dining dinner experience, we were excited about our next visit. All the staff were still wearing masks despite no Covid in NSW and no other venue in the area doing this. NSW Health has even relaxed their requirements for health care staff weeks ago. Why is Peppers still requiring this? It reallly impacts the sense of a weekend away from a hectic working life. ( I am a frontline health care worker!) This time we stayed in the Highland King which was clean and spacious but lacked privacy. The connecting door to the next room has no sound barrier so we could hear normal level conversations, the TV as well as each toilet and shower visit. I had asked if Peppers does a hamper, flowers or some type of gift basket for arrival as we had this last visit but nothing available. We booked our Friday night meal and found a very limited Club style menu at fine dining prices with no specials. Every offering was basic grill/fry meat with chips, salad or vegetables. The food was very standard - my barramundi which was not seasoned, was poorly cooked and slapped on the plate with a very ordinary salad and frozen chips for $39! My partner's burger was very standard with chips and cost a whopping $29. We were offered salt and pepper in single paper sachets, we were wondering why you couldn't just put some salt and pepper into small finger bowls or wipe over regular salt and pepper mills. The masked staff even got our bill mixed up. The dining room was cold, echoed and lacked ambience. We should have gone to the local Club and would have got better food and menu selection! Restaurant Staff were pleasant but not engaging. Why is Peppers still having a 'limited Covid menu' when every other venue, cafe and restaurant in town is back to normal? We decided not to have breakfast in the morning but rather venture to Bowral. Had a wonderful brunch at South Hill Kitchen and amazing fine dining meal experience at similar prices to Katers at Onesta Cucina in Bowral. We then had a lovely brunch at The Exeter General Store on Sunday. All these places had full menus and amazing coffee and meal experiences. The Peppers grounds are lovely and well maintained. I will not return and will tell others not to go until Pepper's improves their standards. Despite all this we had a lovely stay in the Southern Highlands.

Stayed for the weekend at this "Manor House" which looks lovely in pictures but is very run-down and needs a good re-fresh. Unfortunately they still charge 5 star prices, but the whole experience is anything but 5 star.
Starting with the arrival, there is little or no welcome. The front door of the Reception area is closed which feels very unwelcoming. The room was tired, loose fittings in the bathroom, furniture was old and didn't match.The room and furnishings looked like they could do with a good steam clean. When we asked the reception what they would recommend for us to see and do in the area, they offered very little information and had only one brochure which wasn't really that helpful. The restaurant was so so. After an extremely windy day the day/night before, at breakfast no-one had bothered to sweep the entry in front of the restaurant which meant all the dirt and leaves was walked into the restaurant by guests as they arrived. It was rather a mess. They seemed short staffed, were not that friendly and the food was average. They also do not clear tables when you are finished eating until you leave, so you're sitting there with dirty plates. Plates could be cleared so you can finish your meal with coffee/tea at a clean table. The furniture in the restaurant is old/rickety with dirty seat cushions. Again the furniture generally looks old and mismatched. Certainly not 5 star. Breakfast is not included in your room rate. On a positive note, the Manor House is set in beautiful grounds with lovely trees and garden area which made it a serene location. Let's just say the outside far outweighed the inside. Would I stay there again? Not unless there were vast improvements. Would I recommend it? If someone was willing to stay at a 3 star property with 5 star prices and they knew what they were getting, possibly, but only for the setting. I had always heard Peppers had a very good reputation, but this stay definitely fell short of expectation.

Upon arrival I was asked to complete a few missing details & sign the wordy privacy agreement which I said that I had problems with. Amusingly the receptionist said it wouldn't be a problem because he would shred my details on departure. I explained to him that wasn't written on the form so no I wasn't convinced. I crossed out the any and all access that Accor Hotels wanted to my data & said I am quite happy for the hotel to use my data only for compliance & legal purposes, but nothing more. I wasn't given a copy of this. The fellow didn't seem to have much idea about the issue but I will record here that what Accor has in this agreement is not something one should just blindly sign. It is completely over the top & Accor should be put on notice that this data grab is simply not on in the year 2020.
The room (number 26) is one of 4 sharing a verandah. There was an abundance of bird poo on the verandah floor & on the railing. We wiped the railing so as not to touch the bird droppings. This was pretty disgusting & wasn't cleaned during the two days & nights we were there. It looked as though it hadnt been cleaned for quite some time.
Inside, cobwebs in the bathroom and general poor cleaning left us very disappointed. Around the grounds also show that obvious lack of care.
There is no cable TV - no CNN etc... Only free to air, a surprise in this day and age.
The view from the balcony includes a rusty & leaking water tank and an overgrown polytunnel that was once I presume used for vegies & herbs, but it is now an eyesore.
There are no plates, knives or forks for any cheese you might want to have with your own drinks on the balcony. The presentation of the tea & coffee is just in a plastic zip lock bag & very basic.
The rooms & the main area all needs a facelift. It is tired, as is the vibe.
In the main bar, the organic pinot grigio is awful despite being about $15 per glass. My friends did not enjoy their red either. My usual experience with organic wine is not good, so I would strongly suggest you have an alternative. The dining room is only open for dinner on Fridays and Saturdays which for a hotel like this is not good enough. From the limited menu we just had expensive burgers as the range is not extensive. Not a good choice, as they were undercooked, and overdone with cheese. I left about half of it. From that moment on we ate out. The Argle at Moss Vale as well as the Sutton Forest Inn had good selections and the four of us enjoyed the food there very much.
I will not be back anytime soon to Peppers Manor House.

Very welcoming on arrival. Given a lovely room overlooking the garden and courtyard. High tea was exceptional and extra effort taken for a gluten free component. One of the best we have had, in fact far better than some of the “better known “ hotels in Sydney. As our high tea had been taken in the afternoon and there was a mixture of hot and cold, we did not have dinner but opted for a light room service at night. Also good.
Breakfast was not a hot buffet this particular day but a la carte, and the servings more than adequate.

I applaud Peppers instituting a Covid safe plan (I.e. no daily servicing of rooms although clean towels and other supplies available on request.) However with the infamous buffet breakfast being replaced with only 2 options available from their kitchen at $20 plus and mediocre 'barista' coffee @ $5 this was extremely disappointing. I note that the establishment has been taken over by Accorr Hotels but after many years patronising this as a favourite, it has lost the 'private country boutique ' feel. This is not to say that the staff were not helpful, professional etc but the 'formulaic' approach feels so different. I pitied the guests staying there as their first experience as it is not what I would recommend to friends based on my experience in the past.

We only stayed here 1 night, but did enjoy our stay. Great property, felt like we were in the Scottish countryside staying in an old castle/estate. Lovely, big room with comfortable bed. One downside was that the on site restaurant was expensive, as was the cost for the accommodation, a little overpriced for just a night in a room with no extras, and having to carry our own suitcases up a hill and a flight of stairs, was a pain. Rooms have thin walls, as the people next to us kept us up half the night and woke us early the next morning. We stayed in the garden wing.

I didn't see any drinks being served at the pool and I didn't notice any heating but hopefully one of the staff can answer definitely.
Manor House has a magnificent restaurant, the food is fantastic.
No dogs are allowed unless they are a guidance assistant dog for the visually impaired.
