After reading a lot of the reviews, I was super worried about the Grandview (and I had made a last minute non-refundable reservation so I couldn’t get out of it). I will say, I do not think this place is as terrible as some of the reviews say it is. The grounds are fairly well maintained, but extremely well used as this place is VERY popular with families.

We stayed in Room 711 and it was quite nice. I didn’t think we would, but we ended up using the in room jacuzzi every night and really enjoyed it. The bed was comfortable. It was clean and quiet.

The location is great. We enjoyed walking along the river every morning and going into for coffee.

The pool and outside areas are very busy with kids and their parents, so things do get a bit messy but not to a level that I found to be unacceptable.

I also found the service to be better than reviews indicated. I thought the front desk was very responsive and courteous. My main complaint is that they require in person check out but the front desk doesn’t open until 8 am. I get that most people don’t check out that early, but we have an infant and wanted to time our exit with his early morning post-feeding sleep schedule. If you’re going to require in person check out, you should be open 24 hours.

Others reviews are accurate. They need to learn about the hospitality industry. My room didn't have enough toilet paper. Called front desk. They told me to come by and get more. They wouldn't deliver it my room. Upon check out I have to basically clean the room. Empty the garbage, run the dishwasher, along with other instructions. Stripping sheets is optional!! Dirty, rundown, noisy, could give a darn service for the low price is $300 a night. Won't come back.

Came with a big group so I got to see various rooms, etc. There was a huge difference between the rooms. I was told that the various condo units are owned by different individuals. Some of my friends rooms are incredibly beautiful. My room is room 305 and is pretty worn and dingy. Broken chair, the toilet doesn’t work properly, very odd configuration (The bedroom is on the right when you come in then the kitchen then the bathroom so you have to walk to the kitchen to get to the bathroom) and the bed mattress must be replaced as it has failed. That said, the room has everything including a washer dryer, oven, microwave, fridge, dishwasher, etc. If you’re looking for a beautiful room I would avoid this one.

I had no idea how bad the property had deteriorated until I just spent the last 4 days there with my family. I was with my children and grandchildren ages 1 & 3 and we specifically went to let the kids enjoy the pool. I had stayed there many times before and enjoyed our stays. The pool was a dark green that looked black around the edges. You could not see the bottom and there was a white film/sludge floating on top. It was so awful we would not let the kids in it for fear they would get sick. The hot tub was just as dirty and discolored with dead bugs floating on top. My kids actually left 2 days early due to the conditions. The grounds were covered with litter and not one of the ice machines we could find actually worked. The wi-fi was awful and we finally just turned it off on our phones and used our LTE instead. The room was decent, however, the floors were so dirty that our feet turned black when walking around barefoot the first night. Considering I paid $600 night all in with taxes and fees I expected more. Also no room service at all, not even to bring towels and empty the garbage unless you pay an additional $50 day. Do yourself a favor and avoid this "resort" at all costs.

Terribly disappointed in our experience this year. We've been going here for the past 10+ years. The WiFi is atrocious and can't even keep a connection. Don't expect to stream anything or even check your email. Why do they keep advertising WiFi that doesn't work? Today and yesterday the only elevator was "Out of Order" and so we needed to haul out luggage down the small flight of stairs. Couldn't use the luggage carts and strained our backs trying to check out. The AC units were failing to keep the room cold. They emailed "tips" about AC use (close doors, keep at 70 or above, etc.) but threatened to charge guests for misuse. We were sure to abide by these rules but you could tell how badly the AC units needed to be replaced. Some of the AC units gave off a musty odor as well. The master room King size bed in Room 303 was absolutely horrible to sleep in. They haven't been rotating the bed and so the side next to the bathroom was completely flat and out of any cushion. The other side was fine and actually decent. We woke up with the worst neck and back pain, and leg cramps in the middle of the night. The staff offered nothing other than to rotate and flip the bed. While rotating, we noticed undesirable stains on the pillow top. Since the rooms are furnished by a single owner, not Windermere, they couldn't swap mattresses. The front desk staff can only help getting you your key and few other tasks. I don't blame them but their customer service and ability to help alleviate any of our issues was not helpful. Most of our requests were met with blank stares and even an eye roll. No access to a manager and anyone with any authority to actually do anything. Windermere's and condo owners' tactic for cutting costs is apparent. We've been long time guests who will be going elsewhere for our next stay. Our group typically reserves 4-5 large rooms for a week at a time. Does Grandview even care? It's still been a few days after and management hasn't reached out to us. The only positive is the view but nothing else after our poor experience.

My family has stayed here for 20+ years. Annual tradition. The prices have become outrageous, rooms dated, very rude staff and some appliances weren’t working. They could have cared less that we didn’t have a washer all week. They put minimal supplies in the rooms and you’re constantly running to the office for more. Snack bar was supposed to stay open until 7:00 and was closed.
Years ago, it was a fun place to stay with a family atmosphere. Gone downhill too much to continue staying here, which is a shame because we have a lot of good memories. Nothing justifies the extreme increase in prices. We rented two condos this year and could’ve rented a private house up at the Look Out for the same price. More privacy, nicer accommodations and no staff to deal with. Good bye, Grandview. Your greed and lack of professional management did you in for us. I own a condo in another location that is similar to the Grandview and the condo owners would never allow a rude staff, dirty grounds and lack of concern for their guests.

My family and I have been coming to the Grandview for over 20 years. It has been a wonderful tradition to look forward to each year. Every time we come we go online and book our trip for the next year and reserve the same room for the same time frame and same number of days. I was absolutely shocked this year to find that 2023 rates are dramatically increasing. For what we paid $2700 this year(put down 600 deposit), we would have to pay 4700 next year including 1200 deposit. There is absolutely no justification for an almost double increase and rising inflation is not a good enough excuse. I am sure they will try to say property taxes etc… but no. Not almost double. This is the exact same room, same days. There is no maid service until you leave. The property itself is a little run down so they cannot blame it on renovation cost. This is simply a company and owners trying to take advantage of rising costs. Paying almost 800 a night for a nice but definitely not a 5 star room. This is almost the same cost as what we just paid for a 10 day trip to Mexico including air, hotel and food at a 5 star resort. Doubling the price is simply not ok and our long tradition of visiting Grandview is going to come to an end. This is so sad. My kids grew up here and we have so many amazing memories.

Btw… these condos are individually owned. I did also check the prices on Airbnb and still super high. Such a shame that greed always seems to win :(

In 2021 we brought on a new pricing algorithm that automatically farms prices from similar condos in our general location. What we found was that they were pricing way to high, and we've since adjusted pricing to reflect that. Although our goal is to make money for our condo owners, we also want to make Lake Chelan available to everyone, and we recognized that our methods weren't working and we adjusted them. Our room had an occupancy of 6 which to me meant that the room would sleep 6 people. We had 1 extra little kid that was sleeping on the floor, but they still charged us $100 per night for being over occupancy. There was no grace or even discount on the charge for an honest mistake. They didn't care just wanted their money.
The Grandview itself is run down and getting old. The elevator didn't work most of the time we were there. There were so many inconveniences, like having to take your towels done to the front desk to exchange them, in order to get clean towels, go to front desk again to get more toilet paper! There is no service here.
The room itself lacked anywhere to hang clothes, towels or swim suits. There was only 1 mirror in the bathroom so it was difficult for all of us to get ready without waiting. They give you pots and pans to cook with but no oven mitts and no kitchen towels! The air conditioner was not working very well and there was no air conditioner in the bedroom, so it was very uncomfortable to sleep. When we left we had to do all the dishes and take out the trash! What the heck are we paying for? We will go somewhere else next time this place is not worth it at all!

We do have a new resort manager this year and are confident that most of the issues you experienced last year will no longer be present. Grandview on the Lake is not a hotel, but each unit is individually owned. We have passed your feedback onto the owners, and it will be up to them to update their units. We do ask guests to clean up after themselves by taking out the garbage and cleaning their dishes, this standard vacation rental practice. Unfortunately, when slider doors are left open, the AC's have a hard time keeping up in the hot summer months, we like to encourage guests to keep all doors and windows closed to help keep the rooms cool.

Well, I do not like having to go this far but this is my first review of many I will be making on this place. The customer service is trash and the employees could care less about their guests. With the recent fires all of our outdoor activities in the area were canceled. Why would we come to a place that we can not enjoy because of the air pollution? The employees stated that regardless of this there is nothing they can do and that there would be no refunds. So, it looks like I will be writing reviews all day. 10/10 recommend staying anywhere else but here.

Our cancelation policy makes it very clear that we will not refund/cancel due to air quality, please see rental agreement below: "There are no refunds nor prorations for early departures, delayed arrivals, inclement weather, air quality or reduction in the number of nights reserved for any reason." Air quality and inclement weather are out of our control. We do have a strict cancelation policy to protect against last minute cancelations due to those things. unfortunately it is very common, especially in the month of August, to have smoke in our valley. We do however offer a courtesy one time date change within the calendar year if and when these situations arise. Each condo is privately owned, and is ran as a short term rental as opposed to a hotel. Thank you, Grandview management

What a GRAND view! Our 2 bedroom unit with full kitchen, living, and balcony had an unobstructed lake view. The unit and property are well maintained. I noticed the white bath towels were soft and luxurious for a rental, a nice detail. The Main Street business district is a short walk. There’s a lovely riverside walk that crosses 2 bridges nearby. We enjoyed a movie one night in the town’s historic Ruby Theater, a short walk from our condo. There was a vintage hydroplane exhibition on the lake that we enjoyed watching from the sun deck on the property. There is a lakeside pool but it was closed for the season apparently.
