We love Sugar Beach Resort located in North Kihei, I think it's the longest beach (of sugary sand - hence the name) on Maui, the complex is oceanfront, which is important to us. The architecture (and exterior corridors) are pretty basic, it was built in the late 70's, it's not impressive from the parking lot or walking to your condo. However the HOA seemingly takes excellent care of maintaining the complex and grounds. Through the years we've only rented oceanfront, but various units, 2 bedroom (6th floor, PH) with double lanai that includes ocean and pool view (the best), and one bedrooms on 1st floor (not my favorite for view purposes), 3rd and 6th floors. All oceanfront units have stunning views off lanais of sunrises, sunsets, whales (in season), outrigger canoes, etc. Snorkeling right off the beach in the mornings (before the tradewinds really pick up) is convenient, it's not the best snorkeling on Maui by any means, but with little effort and if you go out far enough there's lots of fish and often turtles. This is not a swanky resort, if you want a pool attendant bringing you ice pops while sunbathing, head to the Kaanapali or Wailea areas, but if you want a moderate vacation dwelling with several features, like free parking, a nice, clean barbecue area (great for meeting others), saline pool area (with hot tub, sauna), putting green, activity center, Dina's Sandwitch (small bar and restaurant) try SBR. Nice friendly owners and visitors in our experience, it never feels crowded (never a need to reserve a poolside lounger), it's a great place that is frequented by many return guests. You can easily walk to the ABC Store, Sugar Beach Bakery, Farmer's Market and Ululani's Shave Ice, but I would recommend having a car while here to enjoy other places in Kihei and Maui.

This is our 2nd trip to Sugar Beach Resort and don't want to try anywhere else. The resort is fantastic with a nice pool, hot tub, well maintained grounds and the miles of beach. Close drive to pretty much anywhere. The only downside was our unit, #110. Housekeeper didn't take out the pull out couch and change the sheets, dust from the dryer was pretty much all over the bathroom, a proper dusting is all it needed. Unit was very, very plain but had everything we needed and everything did work. Still love Sugar Beach resort the beach access right there is unbeatable. And the calmer waves and sandy beach are fun to play in without worrying about being bashed into rocks.

Bad stuff 1st... The helpfulness of having some packaged condiments like salt, pepper, ketchup, mustard, hot sauce would have been nice or helpful. It sucks to have to buy that stuff stuff for a couple of days use and then toss it. Also we had a half roll of toilet paper in the bathroom and 1 extra roll under the sink. I called and asked for more and they said "your on your own for whatever else you need". That part really was an inconvenience.
The Good! The condo was clean and had an AWESOME view. This ocean front room was everything I could have asked for. The kitchen was well supplied with dishes,glasses, pans, towels,and detergent. The beach chairs and boogie boards were such a plus. The pull out sofa was good for the kids and the king was great for my husband and I. I spent a lot of time on my balcony throughout the day just soaking in the beauty. The beach was very empty and it was just what I wanted. Best family vacation memories.

We have enjoyed Sugar Beach for 8 years, spending the last 2 times in Unit 129. We absolutely love this resort, but this year our vacation was interrupted with many problems. Let me say Alii management stepped right up, replacing damaged cooking pans, AC and screen doors repair, plumber sent to replace shower faucet controls that fell off, and refinishing the damaged outdoor table (gone for 2 weeks). There is more work needed; replace dinnerware (almost every item is chipped), floor is buckling, deep clean oven, repair freezer, the bed & lounge chair (horrible to get out of) need replacement, painting and other updates. When they owners decided to drastically increase the cost for our 6 week stay next year, we went looking and found another delightful ocean front unit that was reasonably priced. We refused to be manipulated by the owners greed for their excessive rent increase. We love the proximity to the beach, the beautifully maintained grounds of Sugar Beach Resort, the pool and facilities and the many friends we have made over the years. We are returning once again to Sugar Beach Resort in another great unit.

Pros; right on the beach, fabulous pool with hot tub, plenty of grills to cook on. The management company helped us check in early which was fabulous. Views from the lanai are gorgeous. The location of the condos is pretty good too, with a car you can easily get to a grocery store or go into town.

Cons; sorry but this is going to be a much longer list. Unit 522 needs some basic care and attention. In the entry way, there is a rip in the wallpaper that’s been “repaired” with packing tape, although it’s clear there is still a rip. There’s chipped paint on all the walls, corners, and some odd things happening with the ceiling paint. All basics that can easily be updated. The bathroom has pocket doors which is great for saving space but it’s a master-suite which means if you’re sharing the space with another couple, you better be really close with them. The lighting above the bathroom sink is INTENSE and puts off a ton of heat which doesn’t seem right. The countertop material has peeled almost completely off on the right hand side, I’m not sure why someone hasn’t glued it down. The toilet works, but, has obviously been repaired with a handle that doesn’t quit for because if you don’t push it all the way up, the toilet runs constantly. Even then sometimes it needs to be jiggled to get it to stop. As for the master bedroom, there’s quite a bit of space there which good lamps, a closet, and dresser. The reason there is a ton of space is because it is NOT a queen bed, it’s a full. Queen beds are 5ft across as a standard. As a 5ft tall person, the bed was not as wide as my height, laying across it there was at least 6in of my body hanging off. My partner and I are not large people but we had a hard time sleeping together in that bed. The mattress topper is very comfy though. The sofa is not the same as in the pictures but does have an actual queen sofa, which we ended up sleeping in. The living room furniture is not the same as the picture, there’s a couch and one chair. There’s a round glass dining room table with four chairs and a TV. The lanai also has a round glass table and four chairs but there are no cushions like in the pictures. In addition, while there were two beach towels (again hard if you’re trying to share the space with 4 people), there was only a soft cooler. No beach umbrellas or chairs and the resort does not provide them.

Overall, this unit will most likely keep getting rented because of the fabulous location, but it would benefit greatly from a little TLC.

Sugar Beach Resort has an amazing location with 3.5 miles of gorgeous beachfront right behind the property. The unit we stayed in was a 1 BR - small but well stocked and with good moveable walls to separate different areas. Wonderful pool and hot tub made the property very usable. There seems to be a bit of an older crowd here with less children or young couples. Just something to be aware of and there's an expectation of peacefulness and quiet.

We have visited Maui many times at Sugar Beach Resort. 416 is our favorite condo. It never disappoints, is well appointed, and continually updated. We love that it is ocean front looking down on a five mile long beach, the sound of the waves, and amazing sunsets. There is central AC, a washer and dryer in the condo, and a well stocked kitchen, We enjoy the ocean front pool, hot tub, sauna, and BBQ's. There is an activity center, sandwich shop/bar, available massages, and a formal dress shop on site. The resort is centrally located which makes sightseeing, restaurants, boat charters, and golf easy to reach. It is a very relaxing experience complete with the spirit of aloha. We are looking forward to our next return.

We stayed here a week in a one bedroom place. It is a great location in that it's a quick drive to Kihei or Wailea but also easier to access driving like the Road to Hana and Haleakala crater. Plus it's a quick drive to Costco and the airport. The resort is nice. Our condo unit 102 was just fine. Not huge but a king bed and well equipped kitchen to cook in. There are BBQ's on the lawn near beach and they are well used there. I think many people cook here and it's close to Costco to get food.
The pool is nice and heated and has hot tub. You are directly on a nice beach that is great for long walks and is not crowded. Also close to the Maui canoe club if you want to try it.
the only negative and it's a big negative is the wind here. That is the wind tunnel on the island. Now Maui is windy a lot and often the wind picks up in the afternoons but we have never experienced the wind blowing(actually howling) day and night. You could hear it all night. It was blowing the chairs over at the pool. That made it hard to enjoy the pool area some days. One day we just got in the car and went south to Wailea and it was barely windy there. But after this we spent some time in Kaanapali and it was windy there as well but worse at Sugar beach. We liked the price of the place though. Overall would stay again as it's good as a base for activities but if wind blows try to go south to the beachs there. P.S. great place to see whales off the beach!

This resort was great for families. The pool location was ideal and there was a lot of shady to watch the kids. Our room was great. Loved the balcony and washer/dryer. Location was awesome for walking to Shave ice and the Sugarbeach bakery. Only downsides are that the beach out front isn’t huge. We also wish they had provided more dish soap, laundry detergent and toilet paper. They did have a lot of beach toys.

We had a wonderful stay. We had a fifth floor oceanfront condo. Our balcony was our little slice of paradise. We spent many meals on our balcony overlooking the ocean. There were a lot of people at this resort, but we were always able to find an available beach lounger by the pool or on the grass by the ocean. The trade winds pick up in the afternoon which was kind of nice. The best bakery and shave ice place is practically right across the street. I would say this place is more for families though. I noticed the other condos along Sugar Beach seemed to have less people, which is more our speed. But, you wouldn’t have to twist my arm to stay here again.

We did see several people running along the street in front of the condo, it is a bit busy but it is also so close to Kihei Road and we saw many more runners there.

There are two lots. It is open parking for the resort with a resort pass and there is handicapped parking but it is usually full. One lot on each side of the resort. We parked on the side with two levels, it was closest to our unit. The lot is not that big, We always parked on the first floor for shade.

"As earlier mentioned be sure to bring shade structure (umbrellas etc.) as there is nothing at the pool or beach. Only direct sun."
