The location is perfect for visiting Arches National Park and Canyonlands National Park.
There are restaurants within walking distance. The breakfast is great the the hosts are friendly and helpful.

Thanks for the question. Yes, each of our rooms have separate air conditioning units. Some rooms have central air units with individual vents (these are the quietest), others, such as the Summer House have a wall mounted unit (Mitsubishi heat pump system). It is located in the larger main room and has a control that regulates the fan speed and temperature. The bedroom, which is separate, does not have it's own unit, but it has a window that opens allowing for air flow to provide cooling in that room as well.
