We were asked to check in a couple of miles down the road at a different Outrigger resort. Check in was fast and straight forward.

We arrived in the evening.

We stayed in unit #1201.

This is a one bedroom condo, with two private lanaii, a full kitchen, one bathroom, with a washer/dryer.

The operators of these properties really should be more meticulous. For the money it costs to stay in such places, they should be almost perfect.

Quick hits.

The place was not very clean. The shower was covered in mold. The dishes were put away dirty, we had to wash pretty much all of them.

The washing machine leaks, and has for some time. There is significant water damage on the flooring just in front of the appliance.

The left sink drain in the bathroom was pretty much plugged up solid.

There is a pull out bed in the family room, that does not pull out. We had to place the cushion on the floor so our son had a place to sleep. UNACCEPTABLE.

The bed in the master bedroom is the hardest bed I have ever attempted to sleep on. If you can't take sleeping on a rock, DO NOT stay in this condo.

There are three pools on the property. We didn't use them at all.

There are tennis courts. We didn't use them.

There was no late check out available.

A daily fee of $20 is charged if you want to use the AC.

A HUGE cleaning fee is charged (there is no housekeeping during your stay unless you pre-schedule and pay an additional fee). I strongly object to having to pay such a fee when the place is AWFUL when we arrived. We left it WAY cleaning than we found it. They should have paid us the cleaning fee.

Overall, we liked the size and lay out of the place. The location was acceptable. If some pride was taken in it's up keep, it would be exactly what people would expect to find on their epic vacation to paradise.

My husband and I have stayed at this condominium complex 4 times over the years. It's really hit or miss what type of accommodations you will get.

This year, we stayed in unit 3202. The first thing I noticed when walking in was the black leather furniture in the living area. Why would anyone put leather furniture in a tropical environment condo? Wicker furniture with cloth cushions is much more appropriate, not to mention comfortable.

The other issue I had was the list of duties which we were to perform on check-out. We had to strip the sheets off the bed, load them in the washing machine (which was too small for all the sheets) and then wash them. In addition, we had to bag our trash and take it to a dumpster, which was hard to find.

Considering that we were being charged over $300 for a cleaning fee, this was a bit much.

I don't know if these issues are only related to this one unit or complex-wide, but I am going to be more careful in the future.

Such a beautiful location and the apartment it’s self was lovely and clean. The pool eas lovely and overlooked the sea. The downside to staying here was it wasn’t very close to anywhere you would need to drive. But the real downside was the resort fee and cleaning fees .. it was around $400 and we were only there for 4 days. Even after paying that you were still required to strip the Beds and put them in the washing machine and empty the bins. Normally I’m cool with doing that .. but we just paid $400 for a cleaning fee I think it was a little cheeky to ask us to do that.

Terrible place to stay!!! Room was musty and hot when we arrived after hours. There was a sour smell all over the condo. Broken coffee maker that would overflow because of the wrong pot to the maker. Garbage disposal and kitchen sink wouldn't drain, they charged me an additional carpet shampooing fee of $175 Wrongfully claiming I stained the carpet and the smell was from me. The AC is disclosed as available, but for a price of $20 a day. Condo had roaches that could be seen at night. Ronald Sugihara at Kanaloa at Kona basically told me tough luck and is unwilling to work with me despite their offices being notified of the smell when I checked in the next morning. Terrible experience and Costco should pull this place from their availability. Overcharged me the cleaning fee as well. Ron requested proof of the original cleaning fees and of the AC having to be included. RUDE and pushy, glad I had proof, but still did not refund the $160 paid for 8 days of AC. Save your money or in this case you are better off overpaying for a nice hotel.

So, like you, I saw the photos of the unit I chose on Kanaloa at Kona by Outrigger. I made reservations for a great holiday. Upon arrival, you check in at another complex near Kona, not Keahou bay where this is located. You drive to the complex and there is a lockbox. You open the unit and find a 1980s era decorated unit with dirty furniture, old appliances, sliding doors that barely work, ground floor (even though the pictures show a top floor unit). No, the inside looks nothing like what you selected when you clicked the book button. They then refuse to refund your money because you agree to a cancel prior to 60 days for a refund. So, if you open the door and think, YUKKY, you are still stuck to 2 nights charge and your Mastercharge credit card company will not back you and only support the misleading merchant. Buyer beware! Nowhere does Outrigger indicate on their website that they are a property manager for privately owned condo units.

First of all, I have to say that we booked our stay through castle resorts. Our unit was very pretty and the property in general, too. We didn’t have the option for AC (as there was none in our unit) so I can’t say anything about hidden fees. However, we had to pay 325 $ cleaning fee which was communicated at the time of booking and no surprise to us. But we did not have to take out the trash or wash the bedsheets or anything like that. Also, yes there are roaches and other insects but as the property basically is a tropical garden, that should not be a surprise and there weren’t really many, so no problem for us. The unit itself was perfectly clean and the kitchen stocked with everything you need for cooking, including salt, pepper and other spices. Overall, we really liked it at Kanaloa.

We are currently staying at Kanaloa in unit 302. I just want to say that this has been an awesome experience. The condo is spacious and clean. It is decorated with traditional Hawaiian charm and is very welcoming. We had some issues with the WiFi/tv however I called and maintenance came right out to fix. We also needed a late check out due to our flight leaving in the evening and that was immediately accommodated. This condo has access to 3 pools. The ocean pool is beautiful. Our unit faced the fairway or golf course. We could see people play every morning. This condo was equipped with everything you will need pots, pans etc. There is a washer and dryer too which was awesome to have. The a/c was extra 25 dollars but we didn’t mind the fee it was perfect. I would love to come back and stay here with my family again. We are a family of 5 and everyone fit here comfortably. Would definitely recommend to other families! it It is quiet and in a great location.

Stayed here with kids if elementary school age. The location is great because it’s a close drive to nice warm beaches with easy snorkeling. The ocean outside is very calm and you can paddle board easily. We got a beach front villa and it was amazing. Utensils and everything you need to cook. There are available gas grills all over the property. The pool by the ocean was warm and not too crowded. The Sheraton is right next to the villas. We stayed on the porch to watch the sunset daily. It was a very wonderful and relaxed time for us (the parents); but the kids had to get creative to have fun; which was easy to do because the villa had board games and beach toys.

My family of 3 stayed in unit 2001, a 2-bedroom oceanfront condo. First, the condo is right on the ocean, and the views of the water and sunset are amazing. The view definitely made it worth staying there. We were surprised when we checked in that we had to pay $26 extra per night for AC. That was frustrating as there was no way we could have lived without it. The condo overall was outdated and felt dingy. The kitchen counters were the only thing that had obviously been updated. The carpet felt dirty when you walked on it barefoot. The shower in the master bedroom had mold. The bed in the master was good, but the two twins in the second bedroom were awful. Everything was a bit run down, but I expected that for an oceanfront at that price point. It was a bit far from downtown Kona, 15-20 minute drive, which was somewhat inconvenient for restaurants and shopping, but it was in a very quiet neighborhood. There were some shopping and restaurants in a strip mall close by. The parking spots were very tight. Overall, we did enjoy our stay there and it was great to have the extra space and conveniences of a condo rather than a hotel room.

We were there a month & we saw no roaches! We have had 3 visits over the last few years and I have seen none. We plan to return next year & stay there again! ❤️ Kona!

Hi, Units are individually owned so decor will vary. I have stayed here 4 times in the last 7 years. Always the same unit. No problems ever with smell or roaches. We usually stay for a minimum of 7 days.
