We stayed at the newly opened Kimpton for 4 nights and everything about the stay was fabulous. We typically don't spend a lot of time at the hotel but visited The Betty (Fine Dining), St.Julep (Rooftop Bar) and Willow (Casual Plant Based Dining). The staff were amazing and extremely friendly. The food was delicious (would highly recommend the cauliflower side at The Betty) and trying the soft serve on the rooftop. Every time we interacted with staff or called to schedule housekeeping they were polite and prompt.

We stayed in room 522 on level 5 and were traveling with our 2 small dogs. The room was spacious, well thought out, with loads of natural light and felt luxurious. There were blackout curtains and the bed was comfortable for a good nights sleep.

The location is fantastic and right in the middle of Buckhead. We walked to local workouts like Barry's, Fit9 and Sculpthouse. Trader Joes, PetSmart, CVS and local eateries are just around the corner. We had a car and used valet but I feel like you could get away with not having a car.

Thanks to the fabulous team, particularly Cole that works in the rooftop bar, housekeeping and the valet team (so friendly and always had the car waiting).

We stayed for 2 nights at this beautiful boutique hotel in Buckhead. The Great Stuff: Beautiful artwork and art books in different parts of the hotel. The front desk staff was very friendly and knowledgeable. There are so many seating areas throughout the hotel to sit for a while and read or relax. The Betty had good coffee in the morning, and I was able to take it to go. The workout room is well equipped, and the pool area is very nice with pool towels inside near the restrooms, which were very nice as well. Location is pretty near perfect for Buckhead/Atlanta, on a nice day, you can walk to Trader Joes and other excellent shopping nearby, so close to Peachtree Street. The rooms are extremely well planned with plenty of storage/closet space, lots of drawer space and a nice mini bar and fridge (but no microwave) and seating area (small sofa and round table and chair). Shower and bathroom are so fashionable with flowing hot water and luxury bath products.

The not-as-great Stuff: Parking is Valet Only and $50 PER DAY. So, for a 2 day stay, add $100 onto your bill in advance, so you know what to expect. Valet employees were very nice. Also, we were told when checking in that the pool was heated, IT IS NOT.

Overall, a really pleasant boutique hotel, with some issues, but we would definitely stay here again.

The receptionist Tashana was very pleasant and helpful. Housekeeping did a great job of getting to us the extras that we need. The food at The Betty was absolutely stellar in quality and taste! My waiter Jamique was very knowledgeable about the items on the menu and displayed a very pleasant demeanor throughout my evening there. I would say overall money well spent.

Overall I was disappointed this was my Kimpton experience. First off, I have always been Kimpton fan so I decided to splurge and buy into their Intercontinental Ambassador program. This hotel makes me wish I hadn't.

I almost never need help with bags but after a long road trip and with a pup I had a fair amount of gear I was hauling. This hotel offered no help with baggage and not even a nod to a cart or something I could use. The Tuesday eve I checked in, I had a incredibly grumpy front desk man that offered me no help at all while he watched me struggle to get everything on my person to load to the elevator.

Once in my room I realized I got the room (3rd floor) directly above the speakers from the courtyard bar AND close to the elevator. (my IHG profile specifically asks for farther away from elevator) ...now back in the lobby to try to sweetly ask how long the bar was going to play "getting Jiggy With it" and "this is how you do it" 90's throwbacks which I got to hear from my room, I encountered the front desk man loudly complaining about another guest to his coworker for several minutes while I listened. Seemed like a bad time to ask. Later learned the music stops at 10pm.

The 3rd floor hallway had a cigarette odor and the entire hotel felt old and worn. Lastly on the negatives, my now intercontinental Ambassador program offers late check-out of 4pm. This hotel doesn't seem to be aware of that yet. I had to plead my case to a young front desk lady that even looked it up in her handbook and said they are only allowed to give me until 2pm. She was great thought and when I showed her it literally says 4pm as a member on the app she waived it and gave it to me. Which was great UNTIL the housekeeping staff came knocking my door down at 3:30pm (I happened to be catching a quick nap before another long drive) and said I had to leave and they wouldn't take no for an answer.

POSITIVES and why I gave 3 stars:
The gym is nice and plenty of what you need. They even have Pelotons.
Dog friendly of course!
The plentiful valet staff and two ladies at the front desk were super.
The bed was comfortable and the room spacious.
Morning Coffee at The Betty Restaurant. which looked like a nice place (didn't try the food though)
Good Location. Not heavy traffic on an off-street but easy walk to everything you would need.

Early check-in cost $75... We were able to check in at around 1:45 pm without paying that. My IHG hotel preference is a room away from the elevator. My room 515 is about 15 feet from the elevator.
The room was large, but could be cleaner. Noticed smudge marks on the bathroom counter and a few strands of hair. The shower could use some bleach, too.
Nice little gym - two Peloton bikes, two treadmills, two elliptical machines, a rowing machine, some free weighs, and a a hand wipe station.
If you need ice, ice machines only on floors 2, 6, and 8 for some reason.
Bar and restaurant were closed over my weekend staycation...
Staff wore mask at times and no gloves.
Hand sanitizer only at the check in counter.

This was the worst Kimpton I have ever stayed at (would’ve done better staying at the Holiday Inn down the road for half the cost). Housekeeping was horrible, room was small, had to ask for all the basics such as toilet paper and cups, and overall bad enough that we left a day early. Front staff was the only redeeming quality as they were all nice.

Follow my advice being someone that travels every week, find somewhere else as Buckhead and Atlanta has many better options.

Also for a great Kimpton property in the Southeast, go to the Kimpton Aertson in Nashville. This is what the Kimpton brand should show you.

The hotel is tastefully decorated though
I prefer a bit more warmth. Fortunately
the staff is warm and friendly. There are thoughtful touches and high-end linens and towels but the room we had was very small. My husband and I and our adult son were planning on spending three nights but we left after one night. Unfortunately the room with two queen beds (there are no suites) did not have enough room for two people to pass comfortably in front of the beds. In addition there was not a comfortable seat in which to lounge or enjoy in-room service, just a backless bench and a desk chair. The closet was also very small. However the bathroom is large and attractive with good lighting.
We were hoping it would be quiet but a loud generator was running all night and then construction began across the street the next morning. The other problem is the odor from the glue in the new carpet. Most people will not have a problem with this but I am sensitive to chemical smells.

Not sure if I want to go back to the Kimpton Sylvan Hotel again. I live in Atlanta. I went to check out the newly opened bars, St Julep and Willow and to meet friends. I had an annoying experience with the valet. First they said $10 for valet parking and then when I came out to leave they went up to $22! Because I was there over two hours! What? Which I wasn't told and there is no sign visible with their prices when you exit your car and walking to the front to of the hotel. Argued for 20 minutes with the valet guy and I finally got my car. We were there to spend our money to eat and drink at their establishment! Valet should be a courtesy! And How enjoyable is it to have to keep looking at your watch so you don't go over their time limits and get charged extra!

I've stayed at this hotel on business trips several times but will be staying elsewhere moving forward. Here are the main reasons why:

1. A/C units went out for all three people/rooms in our group. I was told that my room would be fixed only to come back from a work dinner at 9:30pm to a room that was 78 degrees. Therefore, I had to move late at night after I requested to move earlier in the day. The same thing happened to my coworker and the woman at the front desk gave her attitude when we asked her about switching her room. She said they had a technician fixing the whole side of the building but nothing was fixed.
2. I've had to call more than 4 different times to get my receipt for all of the rooms within my booking. I was first sent to a central location and they continuously sent me an email with no receipt information. Then, I was told to call the front desk, and the gentleman told me he would get me my information but never did. I finally spoke to someone on the finance team only to find out both rooms were charged for valet even though we only had one car. I still have an outstanding charge for $160 that I am trying to get information on but haven't heard anything back.
3. The restaurant within the hotel, The Betty, continuously opens 10-15 minutes late during our stay.

Overall, it is a burden staying with them during business trips and will be trying to different hotels within the area as there are plenty of options.

The hotel is really nice and clean. There are not even the basic amenities in the room. No water, not tea or coffee, no mini bar. The hotel does not even have a vending machine to get water or a snack. Arrived at the hotel for a work conference at around 3 pm. I was starving and there was nothing at the hotel. No room service, not even complimentary water. None of the three resturants on site were open. They open at 4. I thought that atleast I would get some coffee in the room but nope. No complimentary coffee in the lobby either. Even in the bathroom, just soap nothing else. No shower cap. No iron board either. While the hotel is beautiful but lacks basice things that a guest might need. No sundry shop in cae yu forgot a tooth brush or a toothpaste. I am a world traveler and for the first time I was at a hotel that does not have even basic things. Very disapponted. Will not recommend. The front desk staff was very nice and friendly.
