First, the hotel is in a great Midtown Atlanta location. Beyond that there all the usual COVID related (not all of which make any sense) restrictions that do impact the stay. While the rooms are typical Residence Inn, the hotel could use some sprucing up. Not everything worked all the time including lights, TV and hot water. The biggest issue was parking and this could have been resolved. The garage area was designed for valet parking. Rather than regular spaces, cars could be parked by valets one behind another. This doesn't work well when people are self parking. The result being that you could be blocked in or, if you came back after 6:00 you had no place to park at all. The hotel could have resolved this by making arrangements with the commercial building next door. Because of the shutdowns, their garage was almost empty. In fact, the hotel manager told us that if we couldn't park at the hotel, we should use the commercial building next door, pay them to park and the hotel would refund the $10 daily charge. Why couldn't the Marriott not make this arrangement directly with the next door building. A lot of aggravation and hassle could have been avoided. This falls into the category of "an unforced error"

Room was clean, however it seemed to have not been restocked. The bedding for the pull out couch was missing a bottom sheet. There was one thin blanket and a flat sheet in the bag. 1 spoon in the drawer. Two coffee cups. I would expect a fitted sheet or at least 2 flats as well multiple spoons and coffee cups. The television in the living area did not work at all.

Also, strong smell of marijuana in the hallway and people smoking the same in the valet parking area. For that reason I would be unlikely to stay again or reccomend.

Good Location and the gentlemen working the valet parking area were excellent!

It was obvious that the vast majority of the people staying here were business people. Quite a few seemed to regulars. For the tourist this is a less expensive than the downtown hotels but it was a short 5 min walk to the MARTA station. For our 4 day trip to Atlanta without a car this was perfect.

The room was large and clean.

Some reviews made it seem as if the hotel was run down. We didn't see this at all. There were signs of wear and tear if one looked closely but not obvious.

Breakfast was limited due to the pandemic. There was hot breakfast sandwiches, yogurts, instant oatmeal, and hot drinks.

Because there was no accountability, customer service was sacrificed. First, my reservation was mysteriously changed, they refused to honor my original reservation, instead I was informed they where full, which turned out not to be true, no accountability. Upon my check in, I felt as if I was experiencing a shake down for money. In making the reservation I was not informed of the $25/day parking fee nor the $250 dollar deposit (which i wouldn't get back for 2 wks). The night time manager shifted the blame telling me that it was my responsibility to asked if there where any additional fees when I made the reservation...really!!!! Moreover, she arrogantly pointed out that they are a Franchise, a do whatever the hell we want company. Lastly, the room was not clean, it was as if the room had been that way for a long time. You'd think during these unprecedented times they would be grateful that anyone CHOOSES to stay at their hotel. I would never recommend this hotel to anyone. Despite the nice amenities, ambiance and nice surrounding restaurants. This was suppose to be a peaceful, resting weekend coupled with just enough partying. DISAPPOINTING.......

We travel about 6to 8 times a year & always choose Marriott properties. This particular hotel was in a great location the front desk clerk was not as welcoming & complain the whole rcheck in process about prior guest. As we enter the room we were thrown back by how out dated & worn out the carpet was. To make things worse the stool was broken & was not stable. This was our first bad experience with a Marriott. I was wondering why the room was under maintenance with my 20 plus years of front desk experience. We will be staying at a Hilton property for the remainder of our stay.

While I do have status with Marriott and only stay at Marriott locations- I will never stay here again! Even though it’s location is convenient to many attractions and restaurants in midtown, it’s not worth it for the price and terrible customer service! That terrible customer service alone deserves zero stars! I booked this hotel for one night on my way back from my overseas trip. I booked straight off the Marriott Bonvoy app and had plenty of hotels to choose from, we ended up choosing them because right on the app it stated that they have “ beer, wine- complimentary “ so upon check in I asked about in and the check in clerk proceeded to argue with me and tell me he’s worked in that hotel for 50 years (doubt it) and said to “show him” where it said this. I proceeded to show him and he said “well that’s only in the summer and it’s Covid” Excuse me? It didn’t state anywhere that it was a “seasonal” offering and if it was, there was no reason to belittle me over some free alcohol. Then everytime he saw my husband and I, he would give us a smirk and make smart comments. Very unprofessional for having “50 years” of hospitality service!!
After all that- the beds are comfy, no views, and the breakfast buffet is extremely scaled down and nothing fancy. It wasn’t the full American buffet as posted on the site. Very disappointed overall. I’d give this a full Zero Stars honestly……

This hotel needs to be ashamed of themselves Marriott and owners need to shut down immediately and not reopen until this is at least a 3 star hotel!
There is mold everywhere , the hotel has blowers in the lobby and on all floors. The staff says they had a bad leak. This place is literally falling apart and they are still taking guests! I feel horrible for the staff they all seem pleasant but tired and worn- they deserve a much better hotel to work in and better conditions.
The rooms are clean but very dated , they make you feel gross immediately. I would never stay again or recommend. I have been stayed every few weeks the past few months to visit family and it seems each stay the hotel has a leak, no water , fire alarms going off, a total sh*** show to say the least, I keep trying to give it chances but like I said this hotel is little falling apart daily! One of the construction workers was outside smoking a cigarette and casually said “yeah this hotel is a total mess inside” that’s how you know it’s bad.

The worst hotel experience ever, I stayed almost the entire month of December in a 2BR suite, they moved me to different three times with defective rooms. After check out without questions they charged my credit card for $250 saying I damaged the door of master bedroom which was there before they moved me to that room, when I called to place claim the General Manager told me they were not going to return money and emailed me picture with damaged door again that damage was already there I could not even close that door. I would never stay there or recommend that Hotel.

Residence Inn has gone down in quality and customer service so much. This Atlanta location at 17th and Peachtree in Buckhead is terrible. The front desk person Andrew has zero customer service skills and could care less about even faking like he cared about customers. The phones didn’t work, the bathroom are dirty, furniture is filthy and worn, water is cold, windows have broken glass, they let people smoke in rooms and do nothing about it . Smelling smoke and having no working phone should be considered a safety violation and the front desk person Andrew didn’t seem to care at all. Just an awful experience. I will never go back again. Our trip was really ruined by the hotel experience. Don’t stay there. I wish I could give a negative star rating.

Sorry to say this was a disappointing stay. The hotel isn't that old, but overall our room and the common areas weren't very clean and seemed dingy and dated. The lobby is tiny and not nice at all. The free breakfast service was pitiful, simply a few items placed on a side table. Sorry to say the elevator and hallway smelled of marijuana. The carpet in our room was not clean. The bed was average at best. The shower sprayed water over the curtain and onto the wall and floor. This is the worst Marriott property I've ever experienced.
