Location, Location, Location! Our Royal Kuhio spacious 1BR 1BA located in the heart of Waikiki directly across from the reknown Matteo's Italian Restaurant and Waikiki Trade Center. The Royal Hawaiian Shopping Center w/over 110 shops, restaurants and entertainment venues is only a two blocks away, and just beyond it is the famous Waikiki Beach. Our spacious rooms with partial ocean or mountain views come fully equipped with a complete kitchen.

Places to stay are graded on a 0-100 scale. The higher the grade, the easier it is for travellers to find restaurants and things to do within walking distance.
We stayed here for four nights prior to a cruise. The location is great for walking, and also has easy access to the highway if you’re driving. Parking is included. Check in was easy. There is a little convenience store that has pretty much everything and an ABC store on the corner. We actually had musubi from the convenience store for breakfast and it was delicious. The pool was small but seemed to be recently renovated and there was a large entertainment space alongside with seats and bbqs. I believe we were in the Ewa Tower. The suite itself was clean, and also seemed to be recently renovated. It is an old building, but well maintained. The elevators were a bit glitchy but never felt unsafe. All in all it was a great place to stay.

See title... totally tricked by RCI trading in here since Zero mention of pool under construction since fall of 2019. Umm, this is Dec 2021.
The location is great, rooms small but updated, full kitchen with 1 bedroom unit, free parking (at least with RCI trade). No view (we had worst room, 802, by elevator) but comfy bed & great shower. Bus stop in front on Kuhio. Full fridge, we used coffee maker & microwave only but unit is stocked by with pots, pans, toaster, full stove/oven, full fridge, blender, dishwasher, etc. Wifi good. TVs didn't work at first, quick call to maintenance & it took 2 guys & 20 min but got it working (2 TV's).
Not sure I'd stay here again with no pool but the location is excellent. Hit nearby Legends for the best Mai Tais in Waikiki.

Large spacious apartment style accommodations titled "Douglas Waikiki" can be found in the Royal Kuhio Building. The building has amenities such as a fitness facility, laundry and outdoor space on floor 7.
This is not a hotel so it is more of a do it yourself from check in to check out. There is no front desk staff which can be a little frustrating if you have problems or questions about the facility. You are provided only with an access code and must have an employee buzz you in upon checking in. Once at your room, keys are provided in a lock box and everything is much easier.Â
The kitchen is fully equipped with appliances, dishes and full size fridge/freezer. There is a separate living room from the bedroom and both are very spacious. hi
The downside is the bugs, do not leave food or dirty dishes out because it attracts cockroaches. This is common for these older buildings as we had also encountered this issue at the bar across the street. Another downside is that the pool is under construction until Feb 2020 but just use the beach.
The apartment was centrally located with many restaurants and shopping accessible within minutes. It truly is in the middle of Waikiki and only three blocks from the beach. You can basically walk to anywhere from the apartment..

Just got back from seven nights at the Royal Kuhio. We stayed in room 1903, on the north side, facing the canal and the mountains from the balcony. Check in and check out were both a breeze. The room itself was clean and well organized, with the king bed in the bedroom and a sleeper sofa in the living room, plus a kitchen and refrigerator.
Location was excellent, with loads of food opportunities within a couple blocks.Kalakaua Ave., with its expensive shops and restaurants is just a block and a half away via Seaside Avenue, and Waikiki Beach is about six or seven blocks away via KĹ«hiĹŤ Ave.

Our stay at the Royal KĹ«hiĹŤ was nothing short of delightful. The prime location, just a couple blocks from the beach and within walking distance to all major Waikiki attractions, shopping, and dining, was simply unbeatable. The room was clean, and the service was commendable. The only minor hiccup was the daily ritual of emptying the water buckets for the air conditioner, but it did little to dampen our overall experience. We genuinely enjoyed our stay and eagerly anticipate our next visit!

My husband and I stayed at the Royal Kuhio for 1 week in early March 2020 through our time share. We arrived in the morning so we were told check in isn't until 4pm from a very rude man which was a manager, so we waited patiently even though we were exhausted after our long flight, at 3pm other people arrived and got to check in and got their keys without a problem so we asked and the manager and he hesitated and finally gave us the keys. As we were exhausted we went straight to sleep and when we woke up that evening i pulled the sheets back to make the bed and noticed fresh blood marks and old stains on the pillow cases, we felt sick at the thought that they might not have changed our sheets from the previous guests, we went down to reception which was closing in 10 minuets 7pm where a young girl said she will bring up fresh sheets to change the bed, even the fresh pair was stained apparently that was normal ! We had no contact from the Manager at all! Two days later we were woken up at 3am with a big crash our wardrobe had collapsed which wasn't fixed. Unfortunately we had no contact from the manager unfortunately I don't think he cares about his customers. The room was stocked with 3 coffee sachets and 3 sugar sachets, when i asked reception they said i had to purchase more from them !! On the 3rd day a pamphlet was delivered to us about keeping safe during the covid-19, WELL Royal Kuhio maybe you should practice more safety as I've got a nice skin infection from your dirty linen, this is my 5th visit to Hawaii and have never had any bad experience before, the customer service is always excellent thats why I love going to Hawaii. Also no amenities were available as they were all being renovated for months. We would never recommend Royal Kuhio to anyone :-(

Family of Four, one bedroom interior unit, 11th floor - V.I Owned.
Note that interior just means it's not a corner room. You still get a balcony, although, the corner rooms are excellent for extra space and allow for great air flow if you're one who likes the windows and patio open.
The rooms were updated within the last two years, I'm unsure if it's every floor, but the ones owned by Vacation International should have been. You get a full kitchen and living space with a pull out, and a bedroom separated with a double-wide sliding door. Note that with interior units, you must enter through the bedroom to get to the bathroom. I stayed previously before the renovation and am happy with the update.
There are shops and restaurants in the area, and only a couple blocks away from the international market. If you plan on staying around Waikiki mostly, then everything is walking distance within 10 to 20 minutes.
If you're driving out a lat, the highway is less than 10 minutes away in the opposite direction of the action. We hit the North Shore quite a few times and it's nice not having to be bogged down by traffic through the city in or out.
The pool deck is under renovation currently, but looks like it'll be a wonderful space when it's complete. For now there's still access to a ping pong table, billiards table, tennis and lounge deck. There's a ton of breeze up there, and wifi access as well.

This place is very disgusting and is not recommended for you or your family! Hell I wouldn’t bring my dog here! This place is filled with Roaches and you will have to sleep in your clothes if you stay at The Royal Kūhiō! I will never come back to this property ever again, and I am praying I don’t take any roaches back on the plans or home with me!!!

The location of the hotel is great. Walking distance to major stores and the beach. There is however no service. Very hard to get hold of anyone for a service. The beds and mattresses are extremely uncomfortable and there is outside noise at night.

We had a lovely studio condo on the 27th floor with an amazing view of the city, the canal and ocean. From the lanai we had a wonderful view of the Friday night fireworks. The condo was larger than we thought it would be, incredibly clean and well stocked. Only 2 blocks to the beach and a bus stop directly in front and tour bus pick-up just around the corner on Seaside. The only downside was that the pool was being repaired but the ocean more than made up for that.

Due to the pandemic shutting down the original construction we had to start all over with permitting and since have had a few other set backs, we hope completion will be soon.
We are currently waiting for the permits to finish the pool renovation. When Covid hit and everything shut down, the delay caused a big enough time lapse that we had to go back and get re -permitted. Fingers crossed we are able to start back up shortly.
Unfortunately when the resort shut down due to governments Covid mandate so did the HOA's construction. As Hawaii's 14 day quarantine has not lifted the resort has not resumed business and the pool is not complete.
There are more places to choose from in the Honolulu area.
