Four of us stayed at the Summerland Estates B&B. Great place, awesome view overlooking Okanagan Lake. Just a few minutes north of Summerland, in the heart of Bottleneck Drive. Shannon was great to deal with. Breakfast was wonderful each day; the presentation, the what & the amount. We would gladly stay here again.

The rooms were clean and taken care of, but we were very unhappy to find an extra bill of $250 for cleaning hidden in the fine print. Very unexpected and certainly unappreciated after spending a lot of money for two nights at this location. I also want to add it was not because we did anything to make a mess, it was just a huge cost hidden in the fine print after we thought the bill was paid.

Dear guests, Thank you so much for your kind review. I do apologize for the fact that the cleaning charge was not communicated to you clearly at the time of booking. It was embedded in the House rules and we are currently reviewing this and will look to change the charges to the booking page so that it is clear to all clients that the cleaning charge is included in the time of booking. Unfortunately, we are not able to waive this charges as we have to hire people to clean the house and as you will agree, it is a big house to clean. It was very kind of you to leave the property in great condition. However, clearing such as washing, drying and changing bed sheets are still required. We appreciated your advice and will take them into consideration to improve our service to our guests in the future. Thank you again for staying with us.

We loved staying there for a week - in the b and b rooms for the first three nights and then staying in the self contained unit for a few days! The property is right overlooking the lake, with vineyards on all sides. Such a great location for doing everything in the okanagan - close to grocery stores, lake access, wineries, everything! would definitely come again!

View was spectacular. Nice and quiet the first night but the second night was loud by the people in the suite next to us. This is not a B and B more like an Airbnb. Need to update pictures as your first thought is a fabulous breakfast but that wasn’t the case. We got a basket of fruit and a loaf a bread and the creamers in the fridge were solid. Do not recommend the outside patio unless you are wearing shoes as the tiles are loose and some are broken. The cleaning fee is a bit steep too as when we arrived there was still hair in the drawers. I would suggest updating for sure and please invest in some small packets of jam and peanut butter instead of big jars as we don’t know who used it before us and what they did with it. Beds were comfy but pillows could be better.

The beds were not bad, the view was fabulous but I have issues with the breakfast part of bed and breakfast. The were 6 of us (adults) staying on the main floor and 1 loaf of bread was left for 2 nights. Now we did know from the write up the they only provide bread and some condiments. We at least thought another loaf of bread would be left for the second morning but it was not. Off to Penticton we went for the second breakfast. If your expecting a breakfast like most B&B’s think again. The family that checked in the night before had screaming kids at 11:00 Pm at night. Show some respect for your neighbours. Be careful when out on the deck, the tiles are not even secured and they all move around when you walk on them. Very dangerous. You could slip and fall or even worse, hack up your feet. The winery up above was the worst we have been to in years. We bought a bottle of white golfer as we wanted a drink when we arrived. It was mouthwash, bloody horrible. This winery could be fabulous but it needs lots of work, which looks like it’s underway but far from finished. Definitely not worth what we paid to stay here. Not staying here again. Finally the host Sharon was very nice lady.

This property is a large house that has been divided into 3 suites. We rented the basem nt suite that sleeps 4. Entrance around back of house... Had to step over large weeds growing up through the walkway to get to the door on the deck. Lots of dead bugs, spider webs and dust. Inside, there is a table and 6 chairs, a tv and couch. There is an empty alcove , and then kitchen and small nook. In the nook there are 2 small outdoor chairs with stains on them and a barrel as a table. There are 2 bedrooms and a bathroom. We used dining chairs as side tables in the bedrooms. There are no dressers in the bedrooms, but there are closets.

The good: stunning view... And beds were comfortable.

Needs work: unit desperate for some care... Soap slime left in soap dish in bathroom, black greasy marks on door knobs and on doors throughout. Very poorly cleaned. We had no control over temperature...air conitioning was minimal and there are no climate controls in the unit. More dead bugs in window frames and on window sill. Only a table needing cleaning ouside on deck off bedroom...Nails in walls where pictures used to be.

I understand that this property is under new ownership, but for the nightly price, the new owners need to put some effort in. Very sad to see what was a great property fall apart. Manager was friendly but at the end of the day, we still left feeling that we should have booked somewhere else for the amount of money we spent. I'm thankful the cleaning fee was waived. I would not book here again.

Fabulous view, location, and food! Ada and Arjan are such wonderful hosts, making our stay very special indeed! Ada's breakfasts are delicious, using fresh local ingredients and made with love. A true farm-to-fork experience. Highly recommend a visit!

Booked the bedrooms but not breakfast. No stove or hot plate in the kitchen so be aware of this for cooking. BBQ available

Middle bedroom bath needs work around the towel bar. Looks like it has come off a few times. Beds were comfortable. We had to navigate around the construction so be aware of the work in progress.

Stunning views although smoky while we were there so could not enjoy due to forest fires in the area. Early check in was much appreciated

I will say this place has a billion dollar view. We stayed in the large house, which is very dated. The AC didn't seem to work that well. The place is in need of some serious TLC. No furniture on the patio, kitchen was not very clean. Master bath taps leaked, noisy downstairs fan. This place could be beautiful. We loved the manager, lovely lady.

Dear guests, thank you so much for your time providing your most valuable review to our property. We are truest sorry that our property did not meet your expectation. We have noted all your comments and shall investigate and act accordingly. It is very unfortunate that during the busy summer time, work mans and repair personnel are very difficult to find. Also, we are trying different cleaning company at the moment and your feedback is most valuable. We sincerely thank you again and we hope you will give us a second opportunity to host your stay again once all the issues are investigated and act upon. Sincerely Yours, Windmill BnB

Hi, How long is the walk to the Lake front from the house?

We didn’t try. The lady in the wine shop told us you could get down there if you were a mountain goat and it actually looked like that. I did see a big snake so there was no way I was going to try.
