The stone built Eirini Luxury Hotel Villas is located in Sapsila, just above the Loukakia Beach in Patmos and consists of rustic villas, traditional island construction, overlooking the Aegean Sea. The complex consists of 7 independent villas. Four of them have one bedroom on the upper floor and one additional room which can accommodate more guests. Each of these villas can accommodate up to four ( 4) people. The other villas have two floors with one bedroom on each floor and an additional room. They are able to accommodate up to six people. Two of them have a private pool in the patio area of the balcony and the last one has a Jacuzzi. All our villas have private balconies overlooking the stunning blue of the sea and full household equipment. In the public areas of our complex you can use the pool combined with the pool bar, where you can enjoy breakfast, coffee or drink. In the same area you will find the Pleiades restaurant where a Michelin star awarded chef prepares unique meals. The Hora, with its imposing mansions and the Monastery of St. John is a 10-minute walk. A shuttle service to and from the port of Patmos, which is located 1,5 km is provided upon request.

We spent a bit more than a month at Eirini's Luxury Hotel Villas and it was sooo good :).

The Sapsila location is very convenient, mid-distance from Chora and Skala, close to Grikos too. The complex is overlooking the bay of Sapsila and offers sea views from everywhere. Blue blue blue. There are a couple of beaches 5 min walk away, ideal for a morning swim before breakfast.

Our accommodation was a comfortable, traditional Greek semi-detached villa. On the ground floor, there is a living room, small open kitchen, shower room, and a double bed. The room is opening to a spacious back terrace/garden with amazing sea view. The garden is equipped with long chairs and a table / chairs set. Perfect. On the first floor a spacious bedroom and another shower room. The accommodation is clean, quiet, and very nice to stay in. Like a small house.

The common area is essentially centered around the pool, the bar and the restaurant. Again, sea view from everywhere. Very nice throughout.

The breakfast is really nice. Fruits salads, eggs, bread basket, pancakes, etc. Beautiful. Very good quality. We could not enjoy the restaurant in the evening as it was closed during our stay (maybe due to staff and supply shortage linked to Covid). It opened after we left though. I heard a lot of good things about it from locals.

Last but not least, everybody at this place is so welcoming, friendly and really want guests to have their best time. Maria, Christos, Eirini, Michail, and everybody else without exception. Thank you very much, you made our holiday great!

I would recommend this place without hesitation.

Well, let’s just say this – of ALL the places I have been (and staying at hotels is part of my job) this one is the most beautiful I have been to. Of all beautiful views I’ve seen behind hotel windows and on tarraces, this one was the best one too. Irini is seven houses and we stayed at the one with two bedrooms, a bathroom, living room and two spacious tarraces with a breathtaking seaview. Out of four of us, three choose to sleep on comfortable sunbeds – just to enjoy the view of stars and the sea. During the day, it feels so good to stay at the house, you cannot leave – even though when we finally it took us 5 minutes to walk to a really nice beach.
The houses are impeccably clean, but, more importantly, are all furnished by the owner with such taste and a sense of beauty: only original, old furniture, everything in stone and wood. You can enjoy the help of the staff, lots of vegetables from their garden, and great stories from the owner, who took 25 years to build it – and obviously put all his heart and mind in it. If you're in Patmos - don't miss out on this place!

We arrived September 19, a wonderful surprise. The villa had spectacular views and breakfast was superb.
The location for beaches, perfect.
The cleaning staff delightful, honest and efficient.

We arrived at this apartment and decided to take a shower.After that we took a rest after a long trip.
I woke up and put down my feets and they got wet the whole room and apartment was filled with water from the drain in the bathroom !

I went to the restaurant this i connected to this apartments there is no reception and they called the owner who arrived. When we were waiting the girl from the restaurant asked do you want to change your room yes of course we said.
We had to pack all things and move to this apartment that was exactly the same style except it had 2 more beds and 1 more toilet !

Owner arrived and there was given no apology for our troubles. I was thinking it would be some compensation for this disgusting accident in our room. The compensation was the room with 2 extra bed and extra toilet.
I said that is not a compensation so I asked for a free dinner or breakfast with I should not have done…I got screamed at threatened that you not happy you go out from my hotel I don’t want you here

I was shocked and got angry myself and asked what is the problem to give a dinner or breakfast I got the explanation that its not there restaurant but still there daughter worked in it !!!

The wife of the owner came when we were arguing and after 10 minutes with big difficulty said ok I take from my own pocket and pay for this breakfast.,,.by then I felt very disappointed by the threats that we had to leave this hotel if we were not happy

I been in Greece around 20 times and never met people like this some advice for you the owner no matter what happens try to stay professional.its not the guest fault that you rent out rooms that are in a poor state…
And finally these 2 toilets in the the new room we could not close them because the lock on the door did not work but maybe you sit with a half open door and make your business !

Did not dare to complain about that after the first incident…and finally we did not eat that breakfast so you saved that money you are welcome…

We were booked in for the beginning of October & we were really looking forward to stopping there, unfortunately we discovered 5 days before arriving that they had closed their restaurant & pool. We phoned to confirm & were offered a full refund (which we took)
I think if we had stopped there & if all the facilities had been open I’m sure we would have given it a 5 star rating.
It would have been nice if they had informed us about the closure of the facilities, fortunately we discovered it before we got there by accident.

The view from the bar/restaurant and from the one bedroom apartments is superb.
For the rest, the equipment is aging, some inoperable (trunk, shutter latches, etc.), the lighting in the main room is basic and a little gloomy. As for the bed (upstairs) the sheets are too small and the mattress provides a “trampoline” effect; we like it or not.

This is the most amazing place to call home for a holiday. Eirini, Christos and Maria and the entire staff are the absolute best. These villas are all so beautiful and so special. You are truly staying in their home for your stay. Everyone always has a smile and a hello for you. Pleiades is an amazing restaurant. You will not want to leave this lovely property. We had to pull ourself away to visit the Monastery of St John and Cave of the Apocalypse as well as Chora, Skala and the the Windmills. The amazing little church at the top of the hill near the property entrance has a wonderful view of the Rock of Kallikatsou. We had a villa with a pool and this was the most amazing, relaxing holiday. We truly feel like we have a family in Patmos. Thank you all for a wonderful stay and we are planning to return.

We had booked direct based on the marketing material online (including TripAdvisor reviews - which were all very positive). We were dreadfully disappointed by the quality (or lack of) of the accommodation. The setting is absolutely lovely, although not close to a beach unfortunately, but the accommodation was really very poor. This simply cannot claim to be luxury, so if that's what you're looking for, avoid! We checked out after less than 12 hours....sadly we were still charged for the full 6 night booking (despite false promises from the owner/staff). An awful experience.

The hotel comprises of several stone houses that are marvellous. You will admire its location, design, beauty and workmanship. The owner works like the hotel's gardener & a construction worker. He is surely a talented, patient, warm and hardworking guy. It seems he built all the hotel himself with little or no help from outside. Everything was beautiful except he was not very helpful about breakfast. It was the beginning of season and he suggested that we have the breakfast at the house we hired, but since we had to leave with an early hour ferry it was stressful for us to find an open bakery, and hotel owner was not really helpful about this. "We picked Electra with it's charming bedroom on the toplevel of the house and 270° view from the bed on the Aegean. Downside is that the sun in late April does not reach the entire terrace very early. The corner appartment is larger and has more surface on it's terrace as such adapting more to the position of the sun."
