We booked this as a stopover on the way back from our holiday in Malta to Belfast. We arrived mid afternoon and left at 6.30 the next day. We paid £75 for a triple room with breakfast. We wanted three nights' accommodation with no breakfasts needed, and were charged £60 per night for an en-suite double bedroom. If the room had been 'top-notch' I would not have minded, but the guesthouse was 'tired' on the exterior, with a very-neglected and obviously non-working Jaguar car in the parking area, a tiny 'reception' office without even a direct phone...

I stayed for 9 nights over the Bike show at the NEC. The room was a little tired but very clean and functional. The shower was fantastic even if the cubicle could have been maintained better. Staff where lovely, breakfast was great. But hotel decor was awful very out of date and afraid to say room especially bathroom dirty! Hand marks on wall , dirty splashes on wall by sink, skirting and dado rail dusty, carpet edges dirty, lamp by bed dusty and dirty. Beds where comfy and sheets clean though.

First the positives, lovely lady on reception who also cooked breakfast. Breakfast cooked fresh and was nice. Clean white bed linen. Tea and coffee making facilities in the room Wifi worked well. But unfortunately the negatives, carpet could do with a good clean. Bathroom mouldy,damp and needed cleaning. Whole interior needed updating. Mattress needs replacing Wouldn't use these facilities again

I stayed here for the convenience of the location for a conference the next day. I think the owners have become complacent over the years or just don't care - there is an old Jaguar in the courtyard that hasn't moved in years and it's just rusting into the earth. Anyway, check in and breakfast is efficient and no nonsense....

Absolutely terrible. The whole experience from the moment we arrived was shocking. We contemplated leaving straight away and sleeping in the car in the airport car park. Noisy, dirty, poorly maintained & extremely basic. Would never stay again and feel robbed. Could have checked into holiday inn for less. Stay well clear.

1 word(out dated) lovely receptionist,warm welcoming smile, full english cooked breakfast every morning(lovely) room was warm,clean,offered housekeeping everyday. tea/coffee in the room,tv,ironing facilities close to nec birmingham would i stop again answer yes if it had a bit of work done

Photos of property are deceiving. Reality was tacky 1970s style conversion. Decor very tired. Huge crack running acrody whole length of bedroom. Cheap memory foam mattress, which proved to make the slepping experience very hot. Road too noisy outside to have window open.
