St Anne's Guest House is a Victorian property made of traditional carrstone and still retains many original features. The guest house has changed ownership (Nov 2012), with the new owner Jean now running a friendly, warm and welcoming place to stay. Free high speed wifi is available to all guests, along with a hearty English cooked breakfast, cereals or a wide selection of fresh fruit and yoghurts. All rooms have thermostatically controlled central heating, LCD TVs with freeview, well appointed tea/coffee making facilities, clock radios, hair dryers, and shaver points. All rooms are en-suite except two, however, they have their own private shower rooms.

Just got home from Heacham and the lovely Jeannie and her superb Guesthouse. From the start talking to Jeannie over the phone to make a booking was a joy, what a friendly lady. The room we had, had loads of space (no 5), the room was beautifully decorated with an en suite with all facilities as did the room itself. Jeannie thinks of all the things you might want or need while you’re staying and if it isn’t, she will try to take care of it. The house is full of character and full of homely comforts, the streets nearby peaceful and quiet.
I haven’t said anything about Jeannies breakfast yet, oh wow !! I enjoy a good full English breakfast and she does a superb FULL English breakfast and never mind the beautiful display of fruit and yogurts on our breakfast table. My wife Linda took a photo.
Jeannie has a lot of regulars coming back time after time, so go book now. Believe me you will not be disappointed.
P.s. I forgot to say, with covid19, Jeannie has full precautions taken with this.

We have just returned home after spending a few days at the best guesthouse we have ever been to.Jeanie the owner was very welcoming and her hospitality was second to none, and the little touches she provided Like the homemade cake in your room on arrival, the fresh milk in the fridge on the landing for use with the great variety of beverages in your room, individual cafetière s on each landing for you to use in your room should you wish to. Hand sanitiser and antibacterial wipes available on every fridge and wherever needed.The breakfasts are brilliant with lots of choice and very tasty.
A great guesthouse very clean and welcoming and we will definitely return.

Lovely welcome from Jeanie, strait away it was like staying with a friend. Nothing is a problem, lovely room number 7, comfortable bed everything is spotless. Plenty of tea coffee biscuits and fresh milk in the fridge on the landing.
Breakfast was amazing cereals, fresh fruit, yoghurts, juices, then breakfast 2 of what ever you ordered.
Tea and toast what more could you want ??

Fantastic place to stay, Jean is a lovely host. The daily cakes were great , we took them out with us each day and the breakfasts couldn't be faulted. Loved having fresh milk available in the fridge as I do not like UHT, bottled water and cafetiere also available. Would definitely stay again if visiting the area.

I recently had a two night stay at this lovely guest house. It was the first time I had stayed anywhere on my own and I was somewhat apprehensive, but Jeanie, the host, welcomed me warmly , she was friendly and hospitable and made me feel comfortable from the very beginning. My room was bright and cheery and very comfortable, the breakfast was exceptional and the homemade cakes left in the room were a real treat. I will definitely be returning, thank you for a relaxing stay.

St Anne’s Guest House is an incredible place to stay. We had never stayed there before and on arrival we were welcomed by Jeannie as if we were close friends. Jeannie is an amazing lady and a wonderful host. The Guest House is immaculate, the rooms are spotless and everything you could require is either in or close to the room: Truly home from home.
Breakfast is outstanding. A huge choice of cereals, fresh fruit, yoghurts, fruit juice, tea, coffee and toast, followed by a meal, cooked to order, from a vast menu.
We stayed for three nights and wish that we had booked for longer; now we look forward to our future visits to the Guest House. Thank you, Jeannie.

Just come back from a wonderful weekend. Jeannie was lovely and made sure everything was perfect. The breakfast was delicious and everything is only a short walk away. My Sister has been coming back for many years and this year we went with her. I can see why they keep coming back it is perfect. After staying in for so long it was wonderful and I felt very safe with the extra precautions put in place by Jeannie. First class thank you so much will definitely be back. X

This was our second visit to this guest house. It was equally as good as the first in 2019. The breakfast and rooms are first class and Jeannie is out of the top drawer. We can thoroughly recommend this B&B without reservation.

After two visits with my mum and having just returned from a third visit with my husband a review is overdue for this lovely guest house. Jeannie is so friendly and nothing is too much trouble. The bedrooms are spacious and comfortable. So many extras like fresh milk and bottled water in the fridge on the landing. Breakfast is fantastic with so much choice. Absolutely the best b&b we've stayed in. Thank you Jeannie.

We often travel the UK and Jean's B&B wins best for us! Jean is the perfect welcoming host beautiful property clean tidy rooms beautiful features and fantastic choice and quality of breakfast! Always happy to recommend where to eat in village all within walking distance and something for everyone! 5mins from a beautiful beach and great sunsets! Literally cant fault Jean's service! Hi, just a small garden with a garden bench on the lawn and a block paved area with bistro table/chairs. Maybe Jeannie has sun loungers, worth asking her and she is oh so accommodating in every way.
