Santhiya Koh Yao Yai Resort & Spa is praised for its serene, traditionally Thai atmosphere and picturesque location, offering stunning views and privacy away from touristy areas. While the rooms boast luxurious private pools and spacious interiors, some travelers have reported maintenance and cleanliness issues.
The resort's service quality receives mixed reviews, with commendations for friendly staff alongside criticisms of responsiveness. Despite the resort's cleanliness and well-maintained areas, several guests feel the offerings do not justify the price, pointing to overpriced services and underwhelming amenities.

We have loved our stay at Santhiya Resort. Its a very unique experience as a retreat to your visit in Thailand. The staff service was the best we ever experienced in any of our travels, just so helpful and switched on. Special remark on the staff serving at the breakfast area which were constantly attentive and helpful. As someone who has worked previously in hotel industry, i understand how difficult breakfast service can be, but we were truly amazed how the staff manage it so well. You have our outmost respect. The nature is just so beautiful and the rooms, the wooden design, its a beautiful piece of art. We have tried the spa twice, the experience is beautiful as in location and nature, however the massage was standard, not a good value for the price paid (twice more than any other massage spa salon in Thailand where i had better massage). Another small suggestion is that in the evening there is nothing to do, and there were only specific days where they had entertainment, which unfortunately we have missed. Would be great to have some organized entertainment in the evening, considering there is almost nothing else to do in the island. Thank you once again!

We stayed at this resort in August for 6 nights, everything was perfect. Rooms entirely made of wood with breathtaking views of the ocean, breakfast always with an exceptional and abundant sea view! Restaurants directly on the sand. Nice beach, clear water based on how calm the water was. From there, however, it is possible to take various trips to the nearby islands. We took advantage of a SPA package: exceptional, pampered from the start with welcome tea, and at the end with herbal tea and passion fruit pannacotta!!! The massage on the beach was also nice. The rooms and villas are located on the ridge of the hill, to move around the resort you have to use shuttles made available by the structure but they are constantly present, we never waited more than a minute. But the thing that has remained in our hearts the most is the kindness of the staff, never forced and always with a smile!!!! we would go back immediately!!

Visited in July 23 landed at the airport santhiya was there to pick us up. We was taken to the harbour for the boat transfer over have to say was slightly chaotic getting everyone booked abit disorganised. The transfer over to the island around 25 minutes really quick no problem when arrived had to be checked in went smoothly. First impressions of resort amazing on a mountain side lovely views, beach fantastic and overall great looking hotel. The rooms were amazing we stayed in a deluxe sea view really big view amazing the room was all wooden and the bath was outside on the balcony. The infinity pool located top part if hotel overlooked the sea absolutely mind blowing the view the breakfast area was.next to it also same view each morning. As the complex is up a hill there is a tuk tuk that runs up and down so all easily accessible. By the beach there is area that does massages a.must do and really cheap around £14 for an hour amazing value. There is a kids play area nearby never really busy the kids spent a lot of time in there it's massive. I used the actual spa really good and not to pricey. If I was to list the positives and negatives Food average not I think for a 5 star hotel.
When ordering food and drink you.need to.use a app which I hated and sometimes didn't work properly. Transfer to the harbour to visit and do day trip very limited earliest leaves is 10 and the latest is 4 pm so you.end up only on mainland for around 4/5 hours. Positives Location Spa Not to busy always able to get a sun lounger Kids play area Beach fantastic If you walk 10.minutes down the beach or leave the complex just outside again 10 minute walk there is some restaurants really good and cheap to be honest we eat out must nights we found it better cheaper especially if you like seafood 2 restaurants to recommend are together and destination both really good and cheap. The breakfast served again was OK no fresh juice which you.would expect for a five star and I found it very repetitive.
The hotel stops.servjng alcohol at 1030pm which isn't great in my opinion some days we just ended up staying out. Overall great hotel just food.needs to be sorted out.

we had the seawater pool villa with 2 bedrooms. The pool and the view were amazing, really great for swimming and having fun and relaxing. The villa was shabby but very nice. We didn't have any mosquitoes, but there was a cockroach and a huge spider in the downstairs bedroom. Geckos are everywhere here, one even lived behind the minibar - but they don't do anything. The wooden floor is very thin and you can even talk through the floor, so no privacy for couples. The housekeeping is a disaster, something is constantly forgotten. Hygiene is also terrible. For example, the bed covers were always folded on the floor. Or the toilet paper is put in the bucket that is there (without a bag) for dirty toilet paper. A lot of things were not cleaned or taken away, they are absolutely demotivated!!!!! The rest of the staff were mostly very nice. At the breakfast buffet you have to take your shoes off, even though they don't wipe down and your feet always get black with dirt. The breakfast itself was excellent, but everything was very crowded, loud and stressful. The normal evening buffet for around 20 euros was always pretty good, but always with loud live music. Everything was open air, so no air conditioning and lots of sweating. The steep, large hotel complex always has to be driven in open cars - you call and are picked up - which actually works pretty well. The beach massages were very cheap and good (60 minutes for 20 euros), of course you can get them cheaper outside or in the spa for 50 euros. Unfortunately, the jetty bar is only open for two hours at sunset. The hotel as a whole is just too loud, you always have to retreat to your pool villa. Without a reservation you can't get a seat at the themed buffets. The hotel pool waterfall hasn't been working for weeks. I think they have a dusty treasure here that urgently needs better management.... And by the way: there are several hotel-owned transfer speedboats. One of them sank in front of our eyes when there was a light swell at anchor!!! Our transfer was also not without danger, as the boat was tilting most of the time. Nobody here has any idea what he is doing here....

The hotel is in an extremely beautiful location and surrounded by jungle and turquoise sea. Sounds fantastic at first - but: you only pay for the extravagant location and the really nice rooms, the rest costs extra and what cannot be charged extra is not available. For example, competent, English-speaking staff or good, courteous service. The (a la carte or buffet) food is no more than average canteen food; the restaurants, the pools, the beach area are packed 24/7. No chance of getting a place to lie down. And if you manage to get a place in the restaurant after a stressful day at the overcrowded pool, there is a "show" aimed at European tourists with terrible karaoke and polonaise. Seriously? This has nothing to do with Thailand anymore.
UNFORTUNATELY, we were guided by the many good reviews when booking our 10-day stay. Our expectations were therefore high, and our disappointment all the greater. In summary, one unfortunately has to say: The Santhiya does not keep its promises unless one happens to commute between Thailand and Ballermann when making a decision.

My wife and I stayed here for nine nights. Having visited five years ago I had high expectations.
I will start with the negatives. Prior to arrival I tried contacting the resort via their "email address" yet never got a response. A few other travellers have similiar experiences so I can only assume the reservation team do not read them or they simply go into a junk folder. Quite annoying as I needed to book my boat transfer to the resort.
Upon arrival at Phuket Airport the santhiya staff did not have my wife and I down as travelling on the boat despite me having confirmation emails. After several phone calls they rectified this and we was on our way to the island.
The boat transfer was quick and efficient and the check in process is done prior to your arrival so once you arrive at the resort you get given your keys to your room.
The resort is located in on the stunning island of Koh Yao Yai and is in a prime location especially for watching the evening sunset.
The rooms are stunning (we stayed in pool villa 1217) disappointingly the swimming pool was green and not clean so I can only conclude we were the first guests tp use this villa after Thailand eased restrictions and the place hadn't been looked after. Quite disappointed by this as the resort is supposed to be five stars and at minimum I would have expected them to clean prior to any guests arriving ... with that said after contacting the staff here it was cleaned throughout the day and the swimming pool was a great place to relax. (Picture shows it mid clean for context)
Be mindful of the minibar and snacks prices. I ended up paying 147BHT for a small pot of pringles (£3.40) bearing in mind the local shop sell them for 20BHT a silly mistake on my behalf for sure. Santhiya charge an extra 10% service charge (why? When I am serving myself.. then a further 7% tax that nobody else does) so something to be mindful of. This is also the same for each and every drink you order at the bar...
Personally I love the santhiya resorts and have stayed here twice now as well as their other resort at Koh Phangan. I would visit again as the resorts generally are really good and certainly make a nice and relaxing getaway but there are issues that seriously need highlighting.
Responding to guests email queries who need to ask general queries and book transfers to the resort. I am not the only one who has had issues so there is clearly an issue here.
Prior to guests arriving the accommodation needs to be cleaned and giving guests the keys to a villa with a green swimming pool is totally unacceptable.
Alot of staff spend the day on their mobiles taking selfies of the view at breakfast (don't blame them the views are spectacular but why not do it early morning when guests are having food?)
Overall a pleasant stay and would visit again I hope the resort takes onboard guests comments as there have been several recent negative ones.

We had 5 nights at this supposed 5 star luxury resort. It started with the hotels boat that brought us from Phuket to the island breaking down at sea. We were not told why the boat stopped at sea and the crew did not speak any language except Thai but we eventually got the idea that the engine had broken. I believe we simply ran out of fuel because we were hurried out of the port because a royal visitor was due, I believe they didn’t have time to fuel the boat. We were an hour bobbing at sea absolutely sweltering until a boat came along side and we had to climb over and leave our luggage behind.
When we got to check in nobody offered us a drink or anything, they simply pointed to a water jug and some snacks and said over there if you want!
The rooms were beautiful with spectacular views. The mini bar was empty!
You need a van to transport you up and down the hill to the main pool restaurant area. The pool waterfall that is a highlight was not working! It was bare and dry.
The sun-beds everywhere are quite dirty and very few and far between. You are lucky to get a bed round either pool.
No staff around the pool to help or assist with anything.
You are asked to communicate with reception by watts app but when you do they don’t reply for ages and then there is miss communication. You order everything by QR code and the lovey personal greetings and talks through menus have gone :(
We asked for towels by the infinity pool and there were none. 3 days running we had to drip dry. We brought it to the attention of the reception by watts app but still no towels and they don’t seem to think it’s an issue, unless you don’t return it by 6pm and then they fine you !
The food especially the buffet is quite poor. Breakfast is ok but there is no mango anywhere and no alternative milks. I cant believe a five star resort in Thailand would not have mango for 5 days !!
Ok so I’m really not a complaining type of person and we had a wonderful time because the views were stunning, we hired mopeds for £5 and saw the island, we found some amazing restaurants outside of the resort. We hired a speed boat through the hotel ( very very costly) but crew were amazing so it was worth it.
The little things mean a lot please take this on board. Also when your guests are left at sea on a broken down boat please make sure you make an extra fuss of them when they get to dry land !!
We really enjoyed the stay but would hope that this resort works hard to improve its little things to actually be the 5 star resort it claims to be. This is feedback to help, it’s not a complaint or disrespect to any staff.

Location is awesome, rooms are huge, views are great. clean and well maintained. Swimming pool is huge. breakfast options are good
Now to the issues
Room - The phone in the room wasnt working and we could not report AC issues to the reception. The whatsapp number we had was late in responding. Our AC wasnt working for almost 4 hrs on first day and the heat was so bad and we couldnt even go anywhere as we had to freshen up the phone again took a while to be fixed. So we had technicians in our room with no privacy on first day till evening. half day wasted thank you!
Minibar charges arent explicitly mentioned.
Dining - Very less menu options for vegetarians and they dont customize staff cannot understand english so lets say someone is keen to customize was difficult to communicate Couple of times we felt we face discrimination based on ethnicity. Was very off putting specially when we had paid so much money and still get treated like how we did. Buggies to breakfast place is available only on request which makes us feel conscious. I had knee and back issues so could not walk uphill and my uncle was old and had issues as well so we had to request for buggy every time and the attitude of staff whenever we did wasnt lets say great. Most staff at restaurants were kind except the one person I would like to flag out was in the restaurant Saitara. We went for lunch and ordered some appetizers and mains. Anywhere else you would expect the appetizers to be served before mains. here they serve everything at once. So we tried to communicate to them and the guy was very rude in telling us we will get it in time after others who came before us get served. This probably was a communication issue, I said can you get appetizers first before mains and looks like he heard it as fast now after his attitude I was in no mood to explain so we avoided that restaurant completely except for breakfasts.
There are a few restaurants on the beach outside the resort try those as well. Please please provide more fans, we have to literally fight with other guests to have the fan turned our side. Its really hot and sweaty out there
Tours - resort tours are very expensive instead we hired a speedboat in the village close by and had an amazing experience. so just walk to the village and negotiate one of the tours.

We are delighted to learn that you appreciated the stunning location, spacious rooms, breathtaking views, and well-maintained facilities. We also take pride in offering a variety of breakfast options and a large swimming pool for our guests' enjoyment. However, we sincerely apologize for the challenges you encountered during your stay, particularly regarding the room amenities and service. This hotel is a dream. We spent 1 week on Koh Yao Yai Santhiya and we highly recommend it! If you want to spent a relaxing holiday far away from mass tourism than you have to go there. If you want to make party than stay away. The hotel area is huge which is not a big deal because shuttles pick you up and bring you to the beach, pool etc. You can call them but it was not necessary because the waited already at the assembly points. You will not sit in the car for 20 min its 2 - 3 min. Our hotel room was AMAZING! The view, the furnishing, the cleaness everything was on top. We absolutly loved it! We were a bit sceptic about the photos of the room because you often have nice photos and in reality it looks diffrent. In our case it was like that. We wished we could put the furnishing in our luggage to take it back home. The beach and pools (1 infinity pool) were great. You can order food or drinks directly to your lounge chair via QR code. We planned to eat more often outside the hotel (what you can do there are a few restaurants with good thai food) but the hotel food was very good and we decided to eat in the hotel. You can eat buffet and a la carte. The food in general is more expensive than in other parts of Thailand. We payed as a couple for 2 starter, 2 main dishes and 1 drink around 1000 THB. The drinks are expensive but if you once enyod the Mango shake you are addicted! You can have diffrent massages at the beach which cost around 600 Baht which is more expensive than normally but we really enjoyed it. You can do for free yoga classes, Muy Thai and Thai dancing. The hotel staff is in general very friendly helpfull and hard working. We really thought about what we can say negativ about our time there and we just found 1 thing which they can improve. At the pool side the empty drinks can more often be put away. Its not dirty there but if you try to find something negativ thats it. All in all we absolutly loved this hotel and we will surley come back!
ขà¸à¸šà¸„ุณครับ (Thank you) Santhiya for the wonderful time!

A beautiful resort, peaceful, clean and well maintained and has amazing views all over. It’s built in to the side of cliffs so roads are very hilly but shuttle transfers all over the resort are available. And if not, you can just call to get one. You could order food and drinks by phone at the beach, pool, restaurants or to your room which was really efficient and easy. You could always find a place to sun bathe from the pool or the beach, it was never too crowded. The hospitality and staff service was out of this world, there wasn’t any problem they couldn’t solve. Amazing service. We had help in multiple issues and had great service booking shuttle and speedboat to Krabi when we continued our vacation. We had one of the cheapest rooms (bay view room) which was beautiful and spacious and had really great facilities. But one disappointment, the bed was absolutely horrendous, like sleeping on a floor, like my husband said. Bed was so hard that I couldn’t sleep at all during first 3 nights. After that I gathered all the pillows on the bed and try to sleep on them, not a great success. We are seasoned thailand travellers and customed to semi-hard beds, but a bed this hard was not what I expected from a pricy luxury hotel. So pay attention if you have any difficulties with your lower back or hips, make your research about a beds in this hotel. I don’t have any issues with my back or hips and still dealed with massive discomfort. Don’t know if there’s more comfortable beds in villas or in other room types.

Yes, we had the same problem. We used the authorization form, there were no issues. We booked the boat transfers later and then the credit card worked online.
We swam during our stay in June this year. The current did drag us down the beach while swimming but we did not venture too far out as it gets deep quickly, especially during low tide.
It is not a great area for snorkeling on the beach there either, but nearby there is.
They have an amazing lagoon pool as an alternative option. Kids will love it and spend more time swimming there than at the beach.
