I would contact Burr-White Realty and ask. They do short-term rentals as well as the more usual ones. Bring money.

If you need 4 bedrooms, I assume you are coming with a large family. Please note that the neighbors will not tolerate parties, parking congestion or loud disturbances. The City of Newport Beach posts the police and fire calls within the last 7 days. Marriott has their timeshare property in Newport....Newport Coast Villas. I’d look at renting a couple units off of Redweek. You’d be legal and they probably have a common BBQ area, etc.
I looked at doing the same when my son graduated down there.
We have rented on the Balboa peninsula from VRBO 3 times in the last 4 years and once from Airbnb. All check out as legal on the supplied map. We've used Burr White many times as well. There is no reason to be afraid of any of them.
I agree on using Burr White. They are great to deal with. There are a couple of other rental agencies by the Balboa Pavilion, I just don't remember their names, but they should be easy enough to find on a search.
We've rented from Burr White 5 times and Cannery Rentals 4 times. The only problem we have ever encountered was with another agency that I probably shouldn't name here. The property was misrepresented and when we reported problems they remained unresolved. That may very well have been the fault of one bad salesperson, though. The agency gave us a partial refund and said that the individual no longer worked for them.
It’s just my family and my 86 year old father. No worries about loud parties ! Haha
