“Dissapointing to say the least!”

Customer satisfaction is of no importance to the owners sadly. Several issues during our stay including cleanliness, lack of provisions and faults with heating and wi-fi, all of which were acknowledged and accepted by the owners. Engaged in meaningful dialogue with Michael for several weeks following our stay and was pleased to see he'd rectifed the problems for the benefit of future guests and also that he offered a resolution for us by way of a small refund.....but sadly that cheque never arrived despite endless requests!!
Overall a real shame, as this blatant lack of customer support overshadowed the much nicer aspects of this cottage such as its lovely location, fabulous walks on its doorstep and great village pub. A real shame.

This was a great experience. Rectory Farm is in a great location, so close to the moors for walking and driving distance of the coast.
Room was comfortable & clean, Michael & Heather were extremely hospitable & breakfasts legendary.
Sadly due to miscommunication we did not sample the evening meal but Horseshoe Inn was just a few minutes walk away, the food at this pub was fabulous.
We had lunch on the North Yorkshire Moors Steam Railway in a Pullman Coach. This was the highlight of our trip & would highly recommend it. Downside to this trip was that we could only stay two nights!! Thank you Michael & Heather

We have still got winter offers on our web site, and our cottages prices will be going up shortly.

There is too much to try and get into a couple of days, and would recommend at least three....

This was our first visit to this part of Yorkshire, and staying at Rectory Farm for five nights in mid-September was definitely the right decision! Many thanks to Michael and Heather for their warm welcome, with afternoon tea and homemade cake. They are great hosts and looked after us so well. Our room was warm, very comfortable and spotless - and the delicious breakfasts set us up for the day! Having the use of a beautiful lounge, with open fire in the evenings was another bonus. Levisham is a very picturesque village, and an ideal location for visiting coast and moors. There is a very good pub just a few yards from Rectory Farm which serves excellent meals. The drive to Levisham station is amazing - wonderful moorlands leading down to the railway in a valley. The station is kept in the 1912 era, and travelling on a steam train to Whitby was a highlight for us. We plan to stay at Rectory Farm again - it was certainly one of the best B&B's we've stayed in.

We feel all our rooms are special but slightly different.
The walk onto the moors from here is special for us all.

My Husband and I have just had a couple nights stay at this wonderful gem. Michael and Heather are great hosts and made us very welcome and have thought of everything to make our stay relaxing and all with a very warm welcome.
The rooms are very clean and with all the home comforts you could ever need with great views.
The food was excellent from the breakfast before you set off for the day, to the afternoon tea with all home made cakes on your return. The evening meals where the best ever, delicious home cooking with all the trimmings.
We are both looking forward to our return visit. Thank you once again to Michael & Heather for a great visit, we enjoyed every minute.

Just returned from another great visit at Rectory Farm - it gets harder and harder to leave each time! Think anyone would notice if we just moved in?? Weather was fantastic and our dogs loved having a swim in the local pond to cool off as you'll see from the photos. Rectory farm has been a favourite for many years and we've yet to find anywhere else to touch it... the friendliness, cleanliness and just the whole atmosphere of relaxation is just what you need after a good walk on the moors with the dogs. Everything you need within walking distance - the open moorland, forest tracks, fields, streams and an excellent pub within a few yards! Another improvement to the area this visit was the newly refurbished 'Pantry' at Lockton... homemade cakes, tea rooms, art gallery and a good old fashioned general store. Thanks Heather, Michael, David and the menagerie of animals... we'll be back very soon!

Room Tip: Any of the B&B rooms are amazing - cottages are good for a bit more space and cooking facilities...

We spent 2 weeks in Primrose Cottage and loved every minute of it. Michael and Heather were fantastic hosts and always made us feel very welcome. Our daughter loved feeding the chickens, collecting the eggs, patting the horses on the nose and bouncing on the big trampoline.

The accomodation was spacious, beautifully presented and very clean. A lovely touch was the "present" of fresh bread, eggs and cake on arrival.

Levisham was a lovely location and very peaceful and you soon get used to the drive in and out of the village :-) All the places you would want to visit (York, Whitby, Scarborough, Filey etc..) are within about an hours drive and it's great to return "home" for a quiet pint at the Horseshoe Inn (all of a 2 minute walk).

We can't recommend Primrose Cottage highly enough and we'd like to take this opportunity to thank Michael and Heather for making us feel so welcome.

This B&B is as good as it gets lovely site in a very nice village. Rooms clean and bright breakfast delicious local produce and you must try an evening meal with the owners. Nothing is too much trouble
