The resort is in Sappada that is quite peaceful for relaxing and view. We come from another side of the village that we can't find the entrance of resort, parking garage and reception office. They have small groceries nearby but no supermarkets (Ridl , Aldi or Billa). Parking garage is big and they have the room number on the floor of the parking lot but the size of parking lot is too tight. When someone parked across the parking lane, we can't park there. Our room is on the top floor that we must claim upstairs 1 floor with big luggage after ending the elevator.

The one-bedroom apartment was very small for 4 people - hard to see how to open the sofa into a double bed. Luckily we were only two.
The resort has several abandoned facilities (swimming pool, bars, restaurant) and the reception is reachable only through the underground garage; the global impression is of a decaying resort, saving on the services.
The location is clearly valuable at the entrance of Sappada, which is a very nice village.

The location of the "resort" is its best feature. Nestled in a Valley high in the fabulous Dolomites in the village of Sappada, beauty abounds in every direction. The narrow winding roads to reach it might be a deterrent to some, but take your time and you'll be fine.
As for the accommodation, we have never had an RCI timeshare exchange where we literally had to rent our linens for the week and supply our own toilet paper, hand and dish soap! The kitchen was well enough equipped with a gas cooktop and mini-fridge and adequate utensils and dishes. The pool, restaurant, and recreational facilities are all defunct. There's supposed to be Wi-Fi in the rooms, but it is very weak to non-functional. Good Wi-Fi in the lobby. The laundry is 3 euro to wash and there is no dryer. There's a drying rack on the balcony and one in the shower.
Arrival to the property is through a tunnel to an underground garage, with the reception down a dark hallway. Don't expect Google Maps to show you the way... Look for the sign above the tunnel off the main street. It's a good enough place to sleep, and be a base of operations to see surrounding attractions, but not up to our usual RCI expectations.

The first impression of the residence is not positive. There's a feeling of desolation, a "Shining" impression. The staff is friendly and efficient, though, the location not thoroughly convenient, too far from the village centre.
