I've travelled rthe world and this condo-motle rates amongst the best anywhere. All the privacy you want with all the partying, good restaurants, shopping and beaches wirthin walking distance. it doesn't get better than this.

The condos are clean and very convenient to the beach and to all the restaurants, shops and Mega!
The staff was amazing and helped organize a driver to the ruins, airport and make reservations!
I would definitely stay again...perfect for group of friends, singles, couples or families.

Prior to arriving in Mexico we had booked transport to and from the airport through Maya Villa. We appreciated the bottled water and cool towels that we were presented when we got in the van.

The condo complex is immaculately kept. The pool is as the pictures show. Initially my husband thought there must be another pool as it is smaller than we had expected. Although it is quite small, our daughter is 21 months and she really enjoyed the pool as much as she has enjoyed larger hotel pools.

There are no elevators in the complex, which means there are a fair number of stairs to unit 417. The railings are made of an attractive wood however are not up to North American safety standards regarding rail spacing. I was worried all week our very curious and active toddler would climb through the rails and fall from the balcony. It is the one feature of the property that would make me nervous recommending this condo to families with small children.

The design of unit 417 is great. There is a nice little deck off the kitchen living area with a table for two. From there you get a glimpse of the sea. The Master bedroom is well appointed with plenty of drawers and closet space and the bed is very comfortable. As a previous reviewer indicated the air conditioning units on the roof were noisy at times however the units don’t go continuously and we were able to tune the sound out.

The second bedroom has a lock-off, which means there is a separate kitchenette. As there are no laundry facilities the extra sink was helpful for hand washing clothes. We had trouble with a sewer / septic smell in the second bedroom. The maid cleaned the bathroom with some freshener and we left the bedroom door open to air the room however the smell returned. We suspect it may have been because we were not using the second bathroom and running water through the pipes however that is just speculation on our part.

There is a weekly Internet fee of $50. Given the high-end nature of the property it feels like this should be included in the rate. The maids and maintenance staff have very limited English. As a result I found Google translator a helpful tool to translate the problems and what we needed.

The other minor annoyance of the week was the dishwasher was not working. Two different maintenance men tried to fix it however the concluded they needed a part from Bosch. With the holiday season the part did not arrive during our stay. Amanda our maid was very kind and helped us with the dishes.

The roof top patio is simply spectacular. The pleasure we had from using the deck and looking out to sea outweighed the other small problems with the unit. We loved taking a hot shower and looking out to sea.

There is a Supermarket Mega within walking distance of the condo. Although the supermarket is pretty modern many of the food items are kept cool on ice rather than in refrigerators. On our first trip we bought steak and chicken. Based on the best before dates we cooked the steak the first night and planned to cook the chicken the second night however it was off when we came to do so. We thought maybe it was just bad luck and purchased fish and chicken on our second trip. The chicken again was off when we came to cook it. (It smelt fine at the supermarket) Hence I would recommend avoiding buying chicken! If you travelling with small children it is worth noting milk isn’t kept refrigerated and has quite a different taste. Our daughter got very sick at the beginning of the week. We suspect milk may have been the culprit as we were very careful with the food we gave her.

If you are eating out at restaurants ask if the tip is included. Some restaurants will include a suggested tip in the price however are not forthcoming with that information. Also be careful of the exchange rate offered at restaurants when they present a price in both US dollars and pesos. You are much better off paying in pesos! (The exchange rate we could get at money exchange booth was 13.26 pesos to the US dollar, but the rate presented in the restaurant was 11.00.) Our favourite meal out was at Tierra Espana a tapas restaurant on Avenida Constituyentes. The food was fabulous and much better value than the restaurants on 5th Avenue.

We loved the location of Maya Villa and would happily come back and stay if we are back in Playa Del-Carmen.

Room Tip: Unit 417 has a fabulous roof top patio and view

AMAZING! I have stayed at all of the properties and have not been disappointed with any of them. Everyone has been very friendly and welcoming! Looking forward to going back in March.

We just returned completely satisfied from a long awaited vacation. The accommodations at Maya Villa were perfect and as described. Beautiful clean marble & granite throughout the full size kitchen and bathrooms, nice size bedrooms and very nice outdoor sitting area. A beautiful tropic oasis right in the middle of the village. The beautiful beaches of Playa Del Carmen are only 1 block away. And the famous pedestrian street 5th avenue is only 1 block in the other direction with all the shops, spas and restaurant one could possibly ask for all within walking distance. We did rent a car (which we hardly used) as this was our first time here and didn't know better, so it was great to have private garage parking included. We definitely will be returning and staying at Maya Villa again.
