We stayed here this past weekend as a cheaper alternative due to unavailability at the hotel we normally book. It was adequate for an overnight bed but could use some improvement for the price. If you choose the downstairs room it is very small, with a fabricated shower built out into the room. Window view of the room is of another B and B and shutting the blinds and curtains did not filter out all the light at night. If you are in excess of 215 lbs you will likely have an issue in the shower and washroom area. Floor was extremely creaky as we tried to tiptoe around at night and we were definitely at the mercy of our neighbours above for sound. In the morning it is very easy to be woken by the sound of the kitchen next door or the other guests eating.
Bed was comfy and the room clean. Require some decent size towels and the TV is an ancient 26" or so.
Our host was very polite and never imposing.
Breakfast is adequate, fresh fruit and yoghurt, juice, tea, sausages and a small quiche, along with cheese scones. Would have liked to seen a couple of choices for breakfast as an option. There was no responsive alternative available if you have any aversion to the style of breakfast, as noted by the couple dining next to us, who failed to disclose an allergy to mushroom but could have been accommodated with a fried egg, omelette etc by the host as a substitute. Instead no offer was forthcoming.
There was no option to pay online at hotel.com and my card of choice Amex was declined by the hosts payment device something she acknowledged has happened in the past but is yet to be fixed. Fair warning it could make for an uncomfortable situation if you travel with only one card.
Location for visitors to the falls is fantastic and there is one parking spot onsite for each guest. Guests are provided keys for late access at night and we were not discouraged from keeping late hours.
As another guest accurately surmised you would not want to spend any extra time in the B and B as it has no effective sitting area available or room functionality for the purpose.
Overall, adequate sums up the stay, recommended for a no frills mid range hotel alternative just to lay your head down. For the cost we would source a different venue on our next visit with more creature comforts but would not hesitate to encourage others to visit.

This early 1900's home is located a short walk to Clifton Hill and the Falls. Our hostess was very friendly and accommodating. We were able to store our bicycles in the shed for security when not in use. The breakfasts were delicious and just enough to not be full. The rooms were nicely decorated - each room had a small bathroom and shower. The only negative would be that because it is an older home, the flooring was creaky and at time loud. I would stay here again!

Room tip: Choose an upstairs room if possible because of flooring noise.

The location was far enough away from the Falls for separation after your day's events, but close enough to not have to wake up extra early to get a jump on the day. Free parking was a plus, since just about everywhere else is not. We did walk to the Bird Aviary, which is more than you'd expect. I am not 'into' birds, but there were 3 floors of entertainment. We drove everywhere else. Close to AeroCar & WWWalk. Sept. nights were nice with windows open. Room was all we needed. Tight, but we only slept and dressed in it. Bathroom across hall was roomy and everything functioned. Breakfast was smart and tasted fabulous. Eileen thought out each step and the flavors made you happy. The meal got you ready for the day, not bloated from too many carbs. Good coffee. Her homemade biscotti was a pleasant midnight snack with tea after our long days.
Robes & slippers were provided. Quality of bath items was superior. Towels were A+. Great water pressure. We would recommend this B&B if you have all your faculties.

Eileen is a lovely host who prepares an excellent breakfast. The beds were comfortable. However, the rooms are very, very small. The bathrooms were roomy but the towels thin and skimpy. My biggest issue is there is no common room in which to relax. It's your room or sitting at the dining tables. Location is excellent for walking to the falls. There is adequate off street parking.

This is an excellent location within walking distance of the falls. Good breakfasts and service. Rooms are average, bathroom was very small. It was very warm and the air conditioning could have been better. Our bed was not made one of the three days we stayed.
