This is a great property that I would highly recommend, and which I would seriously consider in the event of returning to the Vancouver area.

The good:
1. The hotel is modern and clean
2. Comfortable bed and linens
3. Free underground parking. My companion and I arrived before check-in time and were allowed to park (for free) at that time. And then, on check-out day, we were allowed to leave our car in the parking garage (for free) while we did more exploring of the city.
4. It's directly across the street from a SkyTrain station. If you're in Vancouver as a tourist to "see the city", the train is definitely the smartest, fastest, cheapest, most efficient way to get to/ from the heart of the city. It's easy to do. Suggest you check the SkyTrain website first so that you understand the fare structure and options and such (e.g., "is a day pass worth it?").
5. It's adjacent to a shopping mall and plenty of surrounding restaurants. There's also a full-size supermarket in the shopping mall.
6. Excellent, friendly, and accommodating staff. They were very happy to let us check our luggage in with them while we explored the city before check-in and after check-out.
7. Despite the location in a busy area and adjacent to a train station, noise levels were very low and quite tolerable.
8. Nice complimentary breakfast - typical fare for such things. A couple of hot items, a cereal hopper, yogurt, milk, juice, coffee, tea, instant oatmeal packets, bananas.
9. I left a computer charger in the room. I called them two days later and they located it. They are going to send it back to me (at my expense, which is fair).
10. Rooms have a microwave and mini-fridge.

Drawbacks:
1. Internet connection was painfully slow, reminiscent of the old days of dial-up; often disconnected.
2. Elevator travel is painfully slow during the morning peak hours. Long waits, stops at most floors. I was never able to figure out how to access the 2nd floor (where the breakfast is) via stairs.
3. The room was a tad small.
4. The (outdoor) pool is very small. It is inviting and has an interesting location atop a third floor terrace. But it is small.

Advice:
1. When driving to the hotel, pay very close attention as the signage is subtle and it comes quickly, and if you miss it, it is a long process to circle the block and come back to it.

We stayed 3 nights here in a safe and secure hotel on the sky train line with great breakfast. When we wanted to visit downtown Vancouver, Gas Town and my son , the train let you off to a convenient bus stop to go to your next destination

Room tip: Ask for a room opposite the sky train

There are two main things that we appreciated about this hotel: its location and the staff.
The staff is professional, efficient, outgoing, and helpful. The hotel is located near the mall and across the street from the train. It takes about a 20-30 minutes ride on the train to get to downtown.
Like in any big city, our room was small with not a lot of room to move around. It was facing away from the train so it was quiet. The beds were very comfortable. The bathroom was clean though the tub has seen better day showing a grey layer on the bottom. Breakfast was a typical hotel breakfast though you do have to come at a time when you are likely to get a place to sit down. The fitness center was clean and well equipped. Parking is shared with the mall though the hotel has a designated space.

Nice sized room, great breakfast and the staff were friendly and helpful. Stayed a week for business and the metro was just outside the door. As a solo woman traveller, it was safe, secure and close to restaurants and amenities. Highly recommended.

Room tip: Ask for a room above the fourth floor to get a view

In the heart of easy public transportation to go anywhere at all, the location is perfect. The immediate surrounding area is secure and clean, with some options for grabbing a bite nearby. The hotel itself has an excellent staff and offers the kind of services that make being away from home so much easier. The breakfast is especially nice, with a wide variety of well-made choices. Our room was small, but with all the essentials for comfort. Stayed 5 days and had all our needs met. Even the artwork is appealing, so relaxation is the key.
