We have stayed at Clare House a couple of times now and we think it is above the best a B&B can offer. It is ideally situated right next to the town centre with a 2 min walk to the sea. Clare house is run by Alan and Diane who are extremely warm and friendly hosts who make you feel very welcome. The rooms are decorated and furnished to a high standard and the whole house is spotlessly clean, very important to us after staying in some horrible places over the years. The breakfasts are fantastic with a large choice and very generous portions, you will not be disappointed.
Alan and Diane are very accomodating if you have any requests and really go the extra mile to run the perfect B&B.
Well done, we will be staying with you many more times in the future.

Nice people, Initially had a problem with no cot in our room when we had requested one but was soon sorted out within about 20mins! Rooms were clean and fairly neutral. Breakfast was excellent, Location Brilliant - only few moments walk to town and Beach. However this meant it was very noisy at night till the early hours with people leaving pubs and clubs. This was probably made worse with it being carnival week. Over all the stay was pleasant and although nothing could be done to prevent the noise it did keep us awake for long periods of the night making us very tired during the day. Parking was in the local car park but this worked out quite well for us as there is a long stay option at a reasonable rate.

Room Tip: Bring your own travel cot if you have a baby.

We stayed at Clare House as part of our Ruby Wedding celebrations and met up with family there. Our room was spacious and nicely furnished. The bed was huge (3 pillows width) and the shower room clean & bright, with dressing gowns & slippers. A nice touch was the silent fridge in the bedroom with fresh milk (daily) to make a decent cup of tea. The breakfasts proved a dilemma as we had to choose the night before -and such a choice, you could have something different every morning and still not exhaust the menu -delicious every day. e.g fresh fruit salad /freshly baked bread /pancakes/local tasty bacon & eggs....Very welcoming hosts, close to good restaurants and the beach, better than a hotel.

Room Tip: Book the kingsize bedrooms -our tall brother-in-law found their double bed too small.

This was our last break away as just a couple before the birth of our first child and we chose Swanage because of the location and the fact that we had been told how laid back and picturesque it is. Well Swanage and the surrounding areas were lovely and our stay was made great by the perfect location of Clare House.
We were greeted by Diane who showed us to our room and explained the breakfast drill, which works really well and means that you get a very fresh cooked breakfast served at a time that suits you. And she makes fresh bread and muffins every morning!! Which were delicious by the way.
Soon after checking in though I realised that the bedding was duck down and I'm allergic to feathers. Within 10 minutes the duvet and 6 pillows were changed to synthetic ones for me.
We did have to move rooms half way through our stay but we did know about this at the time of booking. This meant that we got to experience two rooms and both were very nice and clean.
My only negative comment is about the parking situation: there is no allocated parking although you are likely to get a space on the road they are in, that could be at the top of the hill! And, I should have mentioned it to the hosts at the time but, I would have expected better quality towels for a 5 star guest house. But a great location, wonderful breakfast in a beautiful part of the South coast.

Room Tip: You climb many sets of stairs for all rooms.

The staff at the guest house were wonderful, they were attentive and welcoming from the moment we stepped inside to the moment we left. My daughter especially loved all the attention!
We stayed in the room on the top floor-the stairs were a bit of a mission with a baby and luggage, but nonetheless, a beautiful room with ample space for the three of us to relax in.
The bathroom spacious and clean and also everything in the room, very nicely decorated and clean.
Breakfast was lovely with a nice variety of food on offer, the fresh pineapple on the last day topped it all off!
Overall, it's a shame that the noise from all the people leaving the pubs was loud at times but the guest house itself was fantastic.
I have given family and friends the number of the guest house already with very high recommendations!

It might seem ridiculous to rate a guest house at 5 stars for everything, but for us Clare House really was that good! From the second we walked in we felt at home, the staff were warm and welcoming and nothing was too much trouble for them. Everywhere at Clare House was immaculately clean and looked as if we were the first people to ever stay there. A large choice of different foods for breakfast and it was fresh and delicious. Swanage is one of our favourite places to visit and now we know the perfect place to stay. Will DEFINATELY be going back to Clare House.

Everything was spot on, the rooms the cleanest and most thought about we have stayed in. Even the Wine we had requested was excellent and with a great story behind it. The ordering of the breakfast the night before seemed strange at first, however when you get it you realise why, absolutely superb. Freshly baked bread, Eggs Benedict, beautifully cooked full English with the best of local ingredients, you couldn't ask for more.
