I stayed here with my 15 year old son as we had some family business to attend to. We had a good sized bedroom, good shower, everything that we needed at a reasonable cost. Really good breakfast cooked by the owner. ok, a bit noisy on the sunday night due to Karaoke, but it stopped at 11.00pm which was fine and after all it is a pub. helpful and friendly staff. Will certainly go back.

Ive only been there for lunch on 2 occasions, and the food was great but the waitress is so miserable! We wont be going back because we felt so unwelcome.

Also, they dont have baby changing facilities.

we ended up not staying for the night Because of the poor quality.

At only £60 b&b it seemed attractive but thankfully we asked to look at our room before paying.

In short the room we were allocated (only one left) was cramped, not that clean, suffered from noise from the pub bar below and was insecure making it totally unacceptable.

One of the front windows couldn't lock and as there was a flat roof immediately outside, which led across to the public pavement making it easy to jump up walk across and get in.

Not a place to stay at, not recommended.

Booked in for one night, fortunately had a look at the room before paying. Even though it was mid afternoon you could hear the music from the bar below. One of windows was open so we closed it as room was cold only to find that you couldn't lock it. Normally for a first floor room this wouldn't be a problem(?) but with a flat roof outside that led over to the pavement it made the room insecure which is just not acceptable. So we left to look for a room elsewhere.

I did not stay in the hotel, but went along to a Lions Social Event in the evening. The bar and kitchen staff were efficient and friendly. We were a group of approx 30 adults and had the games room to play pool, darts and shove H'penny. We then had a lovely steak pie with hot fresh vegetables. The atmosphere was typical of a nice old local pub, no frills or fancy decor, just clean & comfortable. It is situated on the corner of a main road through Seaford, but the walk down into town is easy enough. The conservatory looked nice for having a meal seperate from the main bar and its regulars.
I would recommend any Social Group (Lions, Rotary, Masons etc) to check this place out for a good old fashion social night.

What a disappointment this place was. We had considered a pub may be noisy but weighed this up with the fact that we could have a final drink there before bed. What a mistake.
The room although large, was tatty and smelt damp and musty which turned out to be the bedding which smelt as if it hadn't been dried properley. The beds had no valances so you could see how old and scruffy they were, light fitting was hanging off ceiling, scaled-up, dirty toilet, toilet roll holder hanging off wall, no sanitary bin so had to use bin in bedroom, hardly pleasant!, two ridiculously small soap sachets and that was all on the toiletries front, dirty,dusty table where measly tea & coffee kept, no biscuits, (which seem to come as standard in most other, cheaper places we've stayed in), poor shower which I wouldn't bother mentioning if everything else had been ok.
Situated on very noisy main road, obviously not their fault but should be considered when booking. Very, very noisy jukebox. For health reasons I have to sleep during the day which was impossible even with earplugs due to the loud thudding of the jukebox all afternoon. My husband even heard it over his Ipod. Thankfully this stopped at 11pm. You may say this should be expected in a pub so you decide that one.
No-one to welcome us at breakfast and no menu to choose from, sugar bowls had indentations in the sugar where they had been stacked up on top of each other, not sure of the hygeine of that. Most of breakfast was awful, overcooked sausages, deep fried? mushrooms, microwave skin on beans, frozen butter no choice of margarine. Only good things were the fried egg and the bacon. All other food tasted as if it had been cooked twice before.
I have to say the staff were friendly and had we paid £40 we wouldn't have felt so ripped off but at £60 a night this was awful value for money when compared with the effort and quality you can get elsewhere for this price.
