As others have stated - a lovely warm welcome greets you on arrival and with a pot of freshly brewed coffee too. Clean and comfortable room, a bit tight (room8) for a long stay but okay for a short stay, with ensuite. A great breakfast with all that you want. Location again great - very close to prom, trams, No 1 bus route. Thank you Lesley & Kevin - we do recommend to all.

Stayed for just the one night and could have been any more pleasant.
The owners are really friendly and nothing is too much trouble.
Excellent rooms; clean and great value for money

Breakfast in the morning served from 9am - 9.30am, with plenty to eat and the owners again doing as much as they can for you

An super place to stay if on a budget, staying in Blackpool

Recommend to all!

Kevin and Lesley made us feel welcome as soon as we arrived, nothing was too much trouble. Me and my friends all had single rooms that were very clean and comfortable. Breakfast was excellant. On m next trip to Blackpool this will be my first choice.

Kevin and Lesley were great hosts and very acommodating at short notice, they made a fuss of the 2 Grandchildren and made us feal welcome (26th October 2009). There is safe parking (pay & display) just over the road (about £6 for 24 hours) and the gueathouse is central to all amentities which are just at the end of the street.

The room was SPOTLESS and very comfortable, with a newly fitted en suite, tea & coffee facilities. I would recommend this hotel/guest house to anyone looking for a nice place to stay in Blackpool (there are so many too choose from but not all nice!).

We stayed with Kevin and Lesley for 1 night with a group of friends. Everything was perfect, the weather, the pleasure beach, the nightlife and the especially the hotel. Kevin and Lesley really took an interest in what we had been up to and made us feel really welcome. It was more like we were their friends staying over rather than guests in a hotel. The rooms were good sized, very clean and comfortable. The breakfast was delicious and got thumbs up from everyone, yum!

The hotel was an ideal location, walking distance to the pleasure beach and a 2 minute taxi drive to the bars and clubs. Kevin and Lesley sorted us out with VIP cards for the bars which was a big success!

We have no complaints whatsoever and would definitely recommend this hotel to all ages! We will definitely stay there again on our next visit to Blackpool!!

for a very friendly place to stay would highly recomend the tudor,when we stayed one night couldn't be bothered to go out , so stayed in the hotel bar,and the service was execellent.The owners are very friendly and the breakfast was very nice,rooms very clean as was our en-suite.
