Where do we begin with this horror story.
This place claims on the web to be a four star - accredited by who? The staff didn't know when asked because there is no way from our experience that it gets close! (We plan to pursue this with trading standards to save others from such an experience)

At check in we were shocked to find someone slumped across a sofa by reception, we were shown to our room by a member of staff in scruffy jeans and T shirt passing a pile of cast off cushions, an old radiator, a microwave and a box in the stairwell.
We stepped in to our room which was dreadful, the bed took most of the floor space and on further inspection, and it didn't need to be close inspection, we found:
1. A badly water stained ceiling - when we pointed this out we were told it was recent water damage - it looked very old by the discolouration and peeling paintwork
2. Access to the bed on one side was via a 10 inch gap between the bed and outside wall / window
3. The windows were filthy with dirt and grime, no soundproofing here from the road outside
4. The plug hole in the shower was discoloured and peeling - the plug hole in the wash basin didn't have a plug!
5. There was a large disc on the wall above the door which glowed when the lights were off - a very strange safety light - no way of darkening the room for sleeping
6. On opening the fridge, which was switched off, we found an open pack of sliced cheese, salami, yogurt and a can of coke - a clear indication that the room had not been adequately serviced before our arrival

Due to the time of day and our schedule we had no option but to stay that night, it should have been the first of two nights. We set about complaining to our booking agent making it quite clear that we would not stop for the second night and requested a full refund - which we were eventually granted but not until we had checked out on the morning of day two having already booked a different hotel ourselves.

We have stayed in many hotels and accept that in London rooms can be small due to the architecture of the buildings, however, we have never found a so called four star accommodation in such poor condition, completely lacking cleanliness, being totally rundown and serviced by staff with such an unprofessional attitude

It is a place we will remember for many years but for so many wrong reasons

London is very interesting place as far as hotels go. All hotels are expensive, and have smallish rooms. On one side you have reasonably priced hotels in the far flung areas and on the other hand you have hotels in the central well connected parts of London that are super expensive. So its very difficult (and often frustrating) to strike a balance and I think this hotels does the job flawlessly.
Location and Connectivity- Well, this is located in Victoria Coach Station area and connecting to Heathrow (that’s where we flew into) is super easy (and cost effective, thanks to National Express coaches). These coaches take you directly near the hotel. From Coach Station this hotel is hardly few meters walk. From Tube station its bit farther away (but still very much walkable) but I wouldn't recommend especially if you are carrying heavy luggage.
Area is quiet and appeared safe with plenty of restaurants and even a Sainsbury's (super market) round the corner.
Rooms- This is where the things get skewed to the extremes. We were given Triple Deluxe Room on the second floor. Room was small but cozy and perfectly functional. This room, to me, appeared to be actually a standard Double Room with extra (movable) bed. I don't know if they had larger rooms than this for the category I selected but the room was on the second floor and was bright with plenty of sunshine (on sunny days of course!), so I settled for the same. And was OK with it. But this hotel does not have a lift and has some rooms in the basement and even under stairs. Had I been given such room, my experience would have skewed to the other extreme. Room was spotlessly clean with clean bathroom and shower. Shower cubicle and bathroom were small but again this is London so can't really complain. Room had kettle for tea and coffee, air conditioner, large Samsung TV, heater, hair dryer, safe (it was broken). Towels were provided, were clean and crisp. But certain things were really confusing- they provided both still and sparkling water but the bottles were intermittently replaced. I couldn't get to know their policy about this, similarly bath soap was given only once during our week long stay but other toiletries (shampoo, conditioners and body wash) were regularly replenished. Other readers have noted that rooms have refrigerators but my room had none. I didn't need it anyway but would like others intending to stay there to confirm during check in should they need it.
Food- They don’t have in house restaurants so, no room service. They offer complimentary breakfast. But be warned, there is no cooked breakfast. Its same fare- yoghurt, cereals, tea/coffee, fruits, cold cuts, cheese, croissants and other breads and pastries. After a point it becomes repetitive. But for us, we were fine with it (we aren't big foodies) and our aim was to load our tummies before setting off for exploring the city, but a word of caution for others. Quality of the food was excellent though.
Sightseeing- hotel is very close to pick up points of Big bus, Golden Tours and the original Tour. Victoria station is within 10 minutes' walk and Buckingham Palace is within 15 minutes' walk. All the main tourist attractions are within easy reach.
Laundromat- They have pamphlets of Pimlico Laundromat in the hotel. I used it once. This laundromat is within 15 minutes' walk, bit expensive and lady manning it is not the most cooperative. But this is the only facility in the vicinity so didn't have any option.
Staff- The staff is fabulous, they are prompt. They proactively helped and are very courteous and professional. Everybody I interacted were nice and had a constant smile on their face. I found this to be greatest asset of this property.
Room rate- I paid around 1200 GBP for a week-long stay (inclusive of taxes). It was at par with other hotels in the area.
Verdict- No one comes to London to just to stay inside the hotel room. Purpose of the visit is to explore the city, and this purpose is served flawlessly. Please keep in mind its London, so prices are going to be expensive and rooms are going to be on the smaller side, so brace yourself for that. Once you do that, this property won’t disappoint.

Location is quite far (10 mins fast walk from Victoria) from the nearest tube. Good exercise but not ideal when raining.
Good breakfast with nice coffee.
No lift (we were on the top floor)
First day they didn’t clean the room and reception reaction was ... don’t worry we’ll clean it tomorrow.
Finally noisy air condition (Room 013)

never book sty there, Room was not rented on Sundays, although they promised that lamps by the bed did not work,very warm in the room,I have never experienced such a bad hotel before.Photo from website does not match

The room was awful, changed 3 times in total, grubby walls, bathroom, bedding, flooring... it’s desperate for a refurb!

The continental breakfast was shameful, not enough room for all guest at breakfast.

Staff outside very regularly at the entrance smoking.

What a waste if an excellent location!
