The Avondale is brilliant from Carole the owner to Ann and Wendy that work there nothing is to much trouble everywhere is very clean tidy and very welcoming the choice of breakfast is out of this world and plenty of it as well look forward to going back in December can't wait see you soon girls

My wife and I stayed at Avondale for two nights from the 2nd October. Its a great B&B with welcoming hosts who are a mine of information about York and its history. The rooms are not huge but spotlessly clean and beautifully presented with a small en-suite.The excellent breakfast is served in the really nice dining room which is light an airy at the front of the house
Situated on Bishopthorpe Road which in itself is a lovely little community with an award winning high street with a couple of decent local pubs it’s only a 10-15 minute stroll into the city. Parking is just around the corner by permit which you pick up from Carole.
We had a really good stay at Avondale and would certainly recommend it to our friends.

Wonderful stay! Excellent selection of food for breakfast. Shower room with great selection of toiletries. Peaceful. No need to carry our luggage up or downstairs. Many extras. Attention to detail. Personal attention.

We stayed here 2 weeks ago we really enjoyed our stay. Breakfast was lovely staff looked after us well. Nice little touches throughout the stay. Nice room only downside was the bed was two singles put together rather than a kingsize mattress. But that was the only thing that we could fault. Everything else was great. We would happily stay with you again.

We couldn't have been more happy with our stay. Carole, the owner, gave us such a warm welcome we felt like part of her family. She helped us carry our bags up the stairs and gave us a great overview of York so we knew all the places we wanted to see before we set of.
The 2 rooms we had 1 twin and 1 single were not large but light and airy with lovely furnishings and the beds were comfortable. We had our favourite teas and there were lovely toiletries in the bathroom.
Breakfast was delicious made fresh to order each morning and the plunger coffee was delicious.
Location was fantastic it was only a brisk 10 minute flat walk into the main town and 2 minutes down the road there were plenty of eateries and the best fish n chip shop.
The city hop on hop off bus had a stop just up the road which for 13 pounds you could use for 24 hrs as many times as you liked.
York is full of so many attractions you can easily spend 3 or 4 nights with Carole in comfort.
Would highly recommend the Avondale guest house it was so lovely and warm and inviting.

Room Tip: The first floor rooms are lovely and quiet but not to many stairs as there is no room for a lift.
