Upon recommendation, myself and a friend have just spent 2 days at Brooks Guesthouse. Sian and Ben were very welcoming. Sian was great on advising on places to visit, recommended places to eat and how best to get around Bath by public transport and walking.

Beds was very comfortable. Breakfast was very lovely and enjoyable and staff very welcoming.

Bath is a beautiful place to visit and having somewhere to stay that was of a high standard, friendly and staff that were accommodating, helpful and friendly, made our visit even more enjoyable. We would definitely recommend this Guest house to friends and family

The room was big enough for two and the bathroom was clean. There were some stains on the carpet, but nothing too bad...

The mattress was VERY soft, but fairly comfortable.

The owner/manager was very helpful and knowledgeable about the surrounding areas in terms of both places of interest and local restaurants.

The breakfast specials were fantastic - Eggs Benedict & French Toast were both superb!

A lovely place to stay made for a great trip in Bath, our room was perfect for what we needed, the breakfast choice was superb and all staff throughout our stay were kind, helpful and friendly. Parking was no problem and the hotel is within a 10 minute walk to the city centre, which was great for carrying home numerous shopping bags. Thanks Brooks!!

Brooks is in a fantastic location for walking into Bath or catching the tour bus.We have two young children so this was great.It has a very friendly atmosphere. Lovely welcome when we arrived and the room was clean and nicely laid out.We had a family room at the front of the house.I was worried about noise from the road but this was never an issue.Breakfast was very nice and the kids were well looked after.The French toast is a must.We all really enjoyed our stay and are already planning to stay again.Bath is a fabulous city and Brooks is a perfect home from home.

We'll choose again this guesthouse next time we shall return in Bath. The room's decoration is lovely, the staff so friendly and full of attention about everything needed by foreign tourists. The breakfast is original and delightfull. And it's location is very pratical : near nicest places in Bath, and some of the best restaurants.

I stayed here about a week ago. I am afraid to say that I was very very disappointed. I was given a room on the second floor. It was grubby and tired. There was paint missing on the wall and what looked like biro marks or similar all around it. There was a horrible stain on the ceiling. The valences on both the beds were so filthy that for the first time ever I checked the sheets before getting into bed. The bathroom was dirty - grubby marks on the door, the washbashin hadn't been cleared properly and horrors of horrors there were hairs in the shower tray - to the extent that I had to clean it before using it. It wasn't a particularly hot day but the room was unpleasantly hot during the night. The hotel is situated on a busy road so opening the window was not an ideal option due to traffic noise. I slept very very badly. I would have complained but unfortunately nobody was on the desk when I had to leave due to an appointment. I left a note and my husbands credit card was duly billed.

On the plus side - the staff were friendly. The lounge was pleasant to sit it.

I would not stay here again.

Sorry that you had a disappointing stay, every day all rooms are housekept we do "deep cleans" regularly on a rolling basis and valances are included in this . Our head housekeeper checks rooms before guests check in so that we know they are ready for guests
All bedrooms get wear and tear but we maintain them and paint them regularly touching up and re- grouting tiles etc A bigger maintenance program happens each winter Sorry that you felt it was not perfect .for your stay . We try very hard to be there for guests , as a guesthouse we have reception for 12 hours each day but not in the middle of night , our staff are on hand from 7am to talk to guests should they need assistance. Its hard for us to resolve issues if we are not told about them we ask guests how was your stay when they are leaving and when we see them during their stay to ensure we are doing everything we can . Apologies again if this did not happen during your stay

Just returned from 3 nights in the Brooks Guesthouse in Bath. Great Location. Nothing appears too much trouble and when we requested a move after the first night it was done by the time we returned in the afternoon - no problems.
The breakfast is good (although my husband was not too keen on the bacon & sausages served - probably personal choice) there was no problem with getting anything from their menu including my favourite scrambled eggs and smoked salmon. Everything is cooked to order. At breakfast refills of tea/coffee/toast etc always given without question by their very friendly and cheerful staff.
We pre-ordered the parking permit which was ready when we arrived but did not take the car into the centre of Bath due to limited parking availability and we thought we would loose the spot we had. The complimentary toiletries are all The white Company which I felt was really good. There is a laptop for guest use in the sitting room.
The centre is a short walk 5-10 minutes depending on how fast you walk (I need a knee replacement but had no problems with the walk). Would recommend Sally Lunns in town - wonderful buns and The Marlborough just around the corner from Brooks - but book as it is very popular (It is easier going home as it is down hill but worth the climb!). The Thermal Bath Centre (Although we thought this rather pricey) and the Roman Baths are a must and the also the Abbey. The round city bus tour is very interesting due to the history of Bath but again thought it rather pricey given there was a tip box downstairs on the bus as well!! However the ticket is valid for 24 hours and you can hop on and off. I would recommend Brooks to anyone visiting Bath without hesitation.
