I love this hotel, mainly because the staff are just so nice. They’ve had to make a few changes due to Covid; their main restaurant is shut in the evening for a start (breakfast is still served). As a result It’s lost a little bit of its charm. A small price to pay if everyone is kept safe. The hotel will continue to be my go to Suffolk place for both business and pleasure.

If you want a beachfront well located hotel, which serves great food and employs lovely staff this place is for you. Just don't stay in room 2.
The added features of a fire exit, extractor/aircon units outside your window, tatty carpets, a tiny shower room with mould and filthy grouting, peeling paint and the tiniest sink I've ever seen outside of an under stairs loo.
Shame I can't upload photos. Pictures speak louder than words.

Please please be aware that the hotel rooms are shocking stayed in Room 2 with a fire escape for the all rooms on that floor bathroom with a corner sink on hand if your lucky shower only was dirty and paint on windows doors in a shabby condition
Stayed 2 nights , bed with a vinyl headboard , yes wipe clean , very basic room offered a discount after I complaining shown 2 other dreadful rooms .
Staff were friendly and understood the hotel needed a good redecorating carpets worn and stained , my partner was not impressed with the standard in such a lovely seaside address . Avoid at all costs ,, shame the breakfast was lovely.
Even there best rooms needed a good lock of paint and lots of redecorating the carpets were very grubby , so think twice before booking into the lion , such a shame fabulous location . A two star hotel at best ,,

Room tip: Don’t go that’s simple , disappointed to say the least With two external fans on all night Room 2 should be not used the bathroom shocking

Very on it with all the Covid stuff - felt very safe. Lovely big room No14 . Very comfortable bed - great view of course .Would have loved to eat in their restaurant/grill but only Sea Spice open - which we knew as it is very clear on the web site. Next time :)
Not at all impressed by their sister restaurant at The Brudenall

We booked it with no prior knowledge of either the place or the hotel. Indeed, we had a planned a trip a few months previously and the reviews put us off a little.

No need though. This is a good hotel. We booked through the hotel. I am not keen for huge amounts of commission going from the hotel to US based sites and I have had enough one one site in particular over bookings made in May.

We followed out SatNav straight to the hotel. This is facing the huge pebble beach. The small car park at the back was always filled. It didn't matter because there is a long car park at the front which usually has spaces and is free. It is even possible to part right outside the front entrance.

We checked in with no problem. All Covid measures were in place and we felt safe.

The room was lovely. A sea view, well maintained and very warm and comfortable. I would agree that in places a brush of paint would help but it looks like there is a rolling maintenance programme.

Despite being 40 minutes late for breakfast all was well. Though Monday's breakfast was more substantial than Sunday's.

We didn't use the public rooms or the bar but they looked welcoming.

The restaurant was not open in the evening. There is an Indian restaurant attached to the hotel which was open but we just booked in at town restaurants-which were excellent.

Nothing was too much trouble for the staff and things were well organised. I never have checked out via phone before. An email message is sent to you will the bill. You phone to pay it with your credit card and leave the key in the basket on the desk.

In the middle of a Covid epidemic and in October the hotel was a great place to stay for a short break and the crab from a beach shack is ready for tonight

Room tip: Room 24 was good
