...then this palce is not for you.

If you want a decent place to lay your head at the end of the day, head here.

Points to note:

- the proximity to the railway station - but you can't hear the trains at all.
- proximity to the road - you can hear the traffic (sometimes) but any sleep disruption comes from the early morning sun shining through the windows/shutters and being eclipsed by traffic, thus creating a sort of disco effect. Perhaps the management could invest in some blackout curtains to negate this effect?
- distance to the town - only a few minutes walk really, and not a negative at all.
- lack of AC, with only a ceiling fan to cool the room. But I stayed during the ebginning of 2018's heatwave and the room was always cool enough for me (maybe because it faced east and the sun was on the other side of the building for most of the day?

I di not take any breakfast apart from tea - my choice, and entirely due to personal reasons, nothing to do with the hotel at all. In fact, the continental breakfast spread looked very good and the cooked breakfast smelt and looked wonderful.

Would I stay here again? Yes - but I might ask for a room that is not adjacent to the road (as I suggest you do).

Reccommended? Yes - but bear in mind the room caveat.

Room Tip: Ask for one away from the road!!

lovely people, lovely clean room, good size. with really comfy bed, very quite. very nice & clean en-suite. Nice crispy white cotton sheets & towels. Really good Break freshly cooked exactly how I asked. Lovely quite garden area. 100% recommend Thanks for lovely stay

We stayed for 5 days and were initially concerned about the closeness of the main road and railway station. However we had no problems with noise from either. We had a lovely big room and enjoyed the breakfast in the sun room. They do not normally do meals on Sunday evening which was the day of our arrival but very kindly made a light meal for us. It was a 5 minute walk into Arundel itself which is a very quaint village. Having the station nearby was ideal for visiting other places rather that use the car.

Room Tip: We had room 16 and were very pleased with it

Found the welcome somewhat disappointing and handed a receipt for the room before we had seen it. The room was dated but clean however the corridors and bar area were in desperate need of a paint. Not what I expected. However the hotel is well-located and with a bit of TLC, could do very well.

We stayed on festival weekend. Upon arrival we met the Manager, who immediately made a big deal about us booking 1 person and not 2 in our double room. His communication with us was was extremely poor, grunting he shuved a payment card reader towards us. Were given a room on the ground floor; upon entry there was a very strong smell of foul water, lingering, there clearly being a plumbing issue. Taking this up with the Managers assistant, we were given a 1st floor room with the Manager again just calling out a room number and not appologising. In the 1st floor room it was evident this was not a cleanly run hotel, the fittings were old and tired, and a general make over is required, but overall the room lacked a sense cleanliness backed up by a mouldy bathroom. As it was festival weekend our chances of alternative accomdation were dashed. We stayed the night, but did not eat breakfast due to the lack of cleanliness. Upon calling the Manager subsequently in the hope he may take on board reasonable feedback he lost his temper and began shouting down the phone. Avoid this place, probably our worst experience as paying customers to a 'hotel'.
