First off the hotel is a little out of the way from the main areas - took us about 15 minutes to walk into town, which was fine for us - but just a heads up. It was cheaper to stay here though and walk then try to be right downtown and pay an extra $100-200 a night, especially during the Fringe. There are some restaurants around that area, but better ones once you get further in to downtown.

Very friendly service, and breakfast is available for 5 pounds a person which isn't bad - decent buffet with the basics. Very accommodating as well, we had to leave at 5am for our flight and there was no issue checking out and they ordered us a cab to be ready (we requested the previous night)

The rooms are very modern and clean, the bed was a little hard, not the most comfortable. The rooms are quite small, we had to either climb over the bed to get to the other side, or squeeze between the TV stand and the end of the bed. The rooms are also close together, there was a large family staying in a room beside us and clearly the walls are a little thin. But at least you don't have the hustle and bustle of the city outside (there was a loud garbage truck at one point - but we were facing the road and on the main level).

Welcoming staff. Lovely Room - Extremely clean & safe. Coffee & tea and biscuits in room. Excellent Location. 5 mins by bus to centre. Bus 1 min away from hotel. Recommended 5* Disappointed that breakfast was not included in the price offer. But overall a superb experience. Would definitely stay here again

Gorgeous looking building from the outside. Inside was modern and pleasant. Our room was quite small compared to some of the other rooms (on lower floors) members of our party were given but it was sufficient and clean. However, the corridor our room was in had a faint smell of smoke so we did mention this to the reception staff who were very apologetic. There were a few teething problems with the rooms but nothing major. However, as a result, we were offered free breakfast on the first morning of our stay which was a lovely gesture. Staff were extremely helpful and approachable throughout . Nice little bar with a good range of drinks considering its size. Due to our trip to Edinburgh being to celebrate Hogmanay the weather was pretty chilly outside. However, the rooms were lovely and warm and the lovely fire in the reception/bar area was always roaring to warm us up on our return from being out in the cold! Nice quiet area but only a stroll away from Princes Street and there are plenty of bars and restaurants on the doorstep.

Came here with my partner for the fringe and tattoo. Room was fairly basic; bed, tv, coffee/tea making facilities, modular wardrobe,etc. Good central location without being too close to all the hustle and bustle.
My main issue with this hotel is the value for money. Fair enough, i understand its peak season but for what I paid the service and inclusives were slim. There was an additional breakfast charge of 5/6 pounds and it wasn't even a hot breakfast! Just a selection of cold food. Sure, the food basket in the room contained "inclusive" food (Mars bar, crisps) but I think more can be done in terms of service and "freebies" to make it feel like you're not being ripped off quite so spectacularly.
This hotel has potential.

I trust that you enjoyed the Fringe Festival - with 3,000 shows in over 300 venues, it is the biggest and best year yet for the Fringe!

I would like to apologise that you felt that you stay was not value for money; the hotel breakfast offering is continental and we have three cooked items on the menu that being scrambled egg, bacon and mushrooms - at only £5.00 per person this is great value for money and has been positively received by the majority of our guests.

Stayed here for 3 night with friends while we came to see the tattoo rang the hotel before our arrival with special requests from the moment we arrived nothing was too much trouble the rooms were very clean and comfortable with everything you would need ' a nice little touch was the picnic basket in the room with crisps water and other snacks breakfast is continental buffet style but a new addition scrambled eggs and bacon the staff were more than pleasant extremely helpfull and the location brilliant a taxi from Waverley station was 5.50 or a bus just around the corner number 22 was 4.00 per return or 1.60 single journey a 5 minute journey plenty of excellent restaurant around the corner we tried mama romas and a taste of Italy also howies all highly recommend we would most definitely stay here again infact were looking already for next year
