I stopped here for 2 nights on the top floor with a front view window which was good, and it opened so that was an immediate bonus! They had a working TV which is nice when you don't feel like walking aound in the sun all day. Bear in mind im only 22 and have been well travelled the service at the check in was poor, I got looked at for a second as if to say Im not sure if i should give you a room. but then proceeded... Ive learnt that there is free wifi? Wasn't told about it so obviously missed out.

The kettle and tea facilities in the room were ok... however it looked like i had been left someone elses shaving cream on the tea tray?! WHAT?! unhygenic for a start! The light above the sink was broken so you had to stick your finger all the way in to turn it on (a bit dangerous) the toliet and shower were outside which I already knew. This was overly small but did it's job afterall it's a toliet! I used the shower once, too small and not very nice to be in wouldn't reccomend it. Although it was clean!

The handyman was laying on the stairs painting and there were no wet paint signs...?!
Also the fire extinguisher was missing from outside out room... promising if there was a fire.

SO THE NOT SO GOOD NIGHTS SLEEP! There was a boiler outside our room in a cupboard that just HUMMED and GROANED all night long, sometimes it sounded like an aeroplane taking off! NOT GOOD AT ALL...

Breakfast was a bit crap. 1 Egg and 2 slices of toast with no option for more. No beans or anything and a selection of cheese and ham... The service was a poor and we were greeted by a pointless host behind a counter? She didn't do anything!
There was also a very kind lad offering tea and cofee and egg but he could use a few more people skills I think it's a ok stay if you have nowhere else to stop.

Good for younger generations like myself. Nothing more.

Room Tip: Any room but the one next to the toliet, or on the top floor on the right! Just don't do it! Hi...

Hotels are generally expensive in Edinburgh. Regent House was one of the cheap places we found so went with it. Some awful reviews had us worried but unnecessarily. We arrived to find we'd been given a family room just for the two of us complete with piano. The staff were pleasant enough. There are a few little details the hotel could improve on to make the experience better like complimentary toiletries and a better hairdryer but overall it was good for the money and the location is great. Breakfast was adequate - cereals, toast and an assortment of other continental items plus eggs if desired. Given it was marathon it could have offered better options for the runners (porridge wouldn't be hard) but no real complaints.

I stayed here and paid with a credit card I haven't used anywhere else for many months, either before or since. Several weeks later I got a call from my credit card company because someone had been trying to use it fraudulently. Thanks to their vigilance the transactions were stopped. I have to conclude that either someone from the hotel was directly responsible for this or that they didn't dispose of the card details securely. Apart from that, the room was small, noisy and poorly maintained: broken tiles in bathroom, kettle not working, no TV remote. Staff didn't seem to care. Needless to say, we will NOT return!

Room Tip: Stay somewhere else if you can!

The best thing about this hotel is it's location - an easy 10 min walk to Princes Street. It's also at the cheaper end of things, and so we didn't expect any bells and whistles. The room (on the basement level) was comfortable and spacious enough - bathroom was ensuite and small, but did the job. Breakfast was nothing special at all, but the hotel is right next to Urban Angel which does great breakfasts! The staff were fine and pretty helpful, though we didn't ask for much - free wifi was a bonus. At the price we paid, we were happy enough...

Room Tip: Ask for the ensuite bathroom, if other reviews are anything to go by...

I'll be honest, anytime you put your bags down, and a mouse falls from the curtain rail, you know you're onto a loser. when I raised the issue with the owner and his drunk handyman, we were told that there was nothing that could be done as they were full. miraculously when i threatened to take the complaint further they found a room for my partner and I to move to. Despite the Hotel stinking of fresh paint, the place looked in dire need of a lick of paint. Nothing but trouble from this place from start to finish. The one plus was that it was warm. But that was because you couldn't turn the heating off.

Room Tip: Go somewhere else.

Just enjoyed a great weekend staying in a clean spaceous family room, which would have slept 5 adult size people with no problem, lots of hot water and excellent shower pressure. Having read some other reviews we nearly didn't book - how wrong they were. We had a lovely room at the front of this marvelous Recency House.Some beautiful features. Though a full cooked breakfast wasn't on the menu, we did not go hungry with pleanty of choice of cereal, coissants, bread and cold meat, juice and fruit, we enjoyed our eggs on toast. We had a good value stay for what we paid and thoroughly enjoyed our time in Edinburgh. Spotless sheets, very helpful hard working staff, who seemed to be doing their very best, made us feel very welcome. If your looking for a good value base for a family break Regent house is Ideal .

The triple room which we booked is very small. We can hardly move around. The bathroom was also small and no soap was provided. Breakfast was very basic with bread, eggs and cereals.
The stairs (there was no elevator) were very steep, so careful if you have heavy luggage.
The only positive thing which I can say is the free wifi which is accessible from the room. The hotel is located within walking distance from the central district so no need for a taxi when you come by train with no heavy luggage.

Room Tip: Choose the lower floor when you have heavy luggage.
