“Friendly, modern/classic, great location”

Perfect location for old and new city sights. The hotel has a modern, ritzy feel while still retaining its classic facade. Our room had beautiful decor, although smallish, typical of a city hotel, it was very comfortable. The reception staff were wonderful, nothing was too much trouble. We ate in their excellent restaurant twice, beautiful meal. but you pay for it! Would definitely stay here again and recommend it to others.

Room Tip: Our room number 8 was one and a half flights up after the lift so if you don't like stairs, ask...

This boutique hotel has all the qualities I look for in a hotel, cleanliness, polite staff, quality rooms and beds, beautiful food and a excellent location.

The staff made our short stay in Edinburgh a delight, from the moment we arrived they took care of us, offering us great tourist advice and answering any questions we had, they even had a bottle prosecco waiting in our room on ice and a card wishing me happy birthday.

The breakfast is one of the best hotel breakfasts I've had in along time, and the rooms and communal areas of the hotel are designed with such unique style.

A wonderful stay in a wonderful hotel.

My colleague and I were booked into The Rutland Hotel on the May Bank Holiday weekend and found it to be of a truly excellent standard. The central location is perfect for sight seeing, some of which you can do from your hotel window.The reception area is everything you would expect from a boutique hotel (many state 'boutique - few deliver. I'm happy to say The Rutland does). The staff on reception were extremely pleasant and helpful, showing us the ropes efficiently and amiably. The rooms we were given, as you can see on the virtual tour are of a very high standard. Sleek and modern furniture (Barcelona chair, underlit bed etc) in every room with walk in showers and jacuzzi's being an added bonus. Attention to detail appears to be of the utmost importance in this hotel and everything is absolutely spick and span. The bar is a great space too. A big thank you to the reception staff and all involved during our stay as it most definately made our weekend in Edinburgh a much more special time. If any of the management or staff know who Steven Wilson (99 Hanover) is, could you thank him for choosing and booking The Rutland Hotel for our stay. We will definately return.

We wanted somewhere special to spend a couple of nights to get away from it all and we certainly found that at The Rutland. As soon as we arrived we were welcomed into the hotel and taken to our fantastic room via a brief but ample guided tour of the hotel. The service was excellent both in the hotel itself and in the hotels own public bar. The bar staff remembered our names and drinks and although we stayed Friday & Saturday night while the bar was busy we didn't have to wait to get served once. The room was pristine, and packed with everything you need to make your stay as comfortable and luxurious as possible. I made the mistake of not pre booking the in house Kyloe restaurant and sadly it was fully booked on the Saturday night, I'll be sure to pre book next time and there will definitely be a next time.

The hotel also boasts an excellent location right at the end of Princes Street, a block away from George Street and easy walking distance to bars and restaurants. The castle is also in easy reach by foot whilst taking in the sights on the way. There is a small taxi rank to the rear of the hotel that means you can step out of the main hotel entrance straight into a cab if need be. We didn't use a cab until our journey back to Waverley station but even that is only a 10min walk.

Other reviews I have read have mentioned noise from the bar and nightclub at night. I must say that once we left the bar and entered the hotel I couldn't hear any noise from the bar, nightclub or in fact anywhere in the hotel. How anybody can fault this place is beyond me. Thanks to all at the hotel who helped make our stay so special. Credit to you all.

Room Tip: We opted for room 7 as it is the only room with a jacuzzi AND a shower. Other rooms are either or.

We booked a three night stay for our wedding Anniversary and have no complaints at all. From the check in, to the bottle of bubbly and card as well as the rose as it was a special occasion. The reception staff were very good, the junior suite (number 6) luxurious, the decor lovely. We would definatley stay again. We only ate in the restaurant on the first night but that was very good too with its cow inspired decor!

Room Tip: No 6 was amazing with its jacuzzi bath the view was of the castle.

Just come back from a trip to Edinburgh with eight friends for my Hen weekend,and could not fault The Rutland Hotel.Five of us stayed in the apartment and the other four in the hotel and the moment we arrived,the staff couldn't do enough for us,they were helpful and very friendly especially Claire:)who looked after our every need.The rooms were funky and modern and very clean and we absolutely loved the apartment,only a stones throw away from princes street and all the shops which was perfect for us.we also ate at the restaurant "kyloe" and this was also outstanding,we were treated amazing and had the best table in the restaurant as it was a special occasion!A top quality hotel and a fabulous weekend,couldn't of asked for anymore and will definitely be returning!

Needed somewhere special for a short break to Edinburgh and this seemed to tick all the boxes. It was a little more than we usually spend but was so well worth it. First impressions weren't great from the outside but the quaint boutique style reception appealed to us along with the friendly and efficient checking in and then we were shown to our room. The location was perfect and walking distance to the centre of town. Nothing was too much trouble and the castle view room was well worth paying the extra for. The decor was outstanding, modern and quirky. Plenty of extra such as cookies, muffins, water, etc etc. On the 2nd night the heating packed up but this was soon sorted. The only other query was they asked if this was a special occasion and I said it was my birthday but didn't receive anything like other reviewers have described. Also, there is a free breakfast offer on here but I couldn't get it due to not printing off the voucher!!??
The moans aside, the experience of staying here still deserves 5 stars and would even stretch to 6 if I could just for the meal (20% off for guests). THE STEAKS ARE FANTASTIC!!!! All the staff were superb from reception, to housekeeping and to bar/restaurant staff.
The quality of sleep was superb and never noticed the roadworks going on until you go outside.
Would definitely recommend and be back!
