Great location just a minutes walk from the East end of the Royal Mile, very modern flats with absolutely everything you could ask for to make it a mini home from home. Tesco metro a couple of mins walk for any food/drink needed. High quality fittings and furnishings and overall very clean. Not in 100% condition with very minor scrapes etc to walls, furniture etc but I'm being picky. Would have no hesitation in staying again, paid £235 for a 2 bed flat for 3 nights plus £8.50 per day parking. Excellent value. Obviously not as much parking as there are flats but we had no problems getting a space and felt it was secure being gated beneath the hotel, possibly best to check in peak season if reliant on parking provisions.

Room Tip: Higher floors probably better/quieter than those on floors 1 and 2.

I went to Scotland last week to meet up with my friend who lives elsewhere in Europe, so we wanted a place where my parents could have a separate room from me and my friend. This place was beautiful; there were two bedrooms, each amazing, two bathrooms, which was VERY nice, and a common room with a couch, TV, and full kitchen. Since we booked online, we got a gratuitous food package with loads of shortbread and tea, etc. You can rent movies for a pound, as well, from the front desk.

Some of the appliances didn't work (our toaster exploded the first day), but after calling the front desk we got replacements immediately that worked well. That's the only complaint.

The housekeeping service was also fantastic. They did all of our dishes every day, and everything would be spotless when we'd get back to the hotel. I've stayed in places with some housekeeping beyond standard, but this was exceptional.

The location was AMAZING. We never had to use any public transportation in the four days we were there, aside from the train to Glasgow and back.

I imagine it would be sort of hard to find- we know a local who drove us there from the airport and was familiar with the location, but that would be my only cautionary note.

Definitely stay here if you're looking for the apartment type room!

Stayed for one night in a two bedroom apartment, hoping for a relaxing short weekend break in Edinburgh following a bereavement. We were awoken at 2.30am by rowdy guests, who had obviously just arrived back in the hotel, singing, chatting loudly and clattering around on the wooden floors. I telephoned reception at approximately 2.40am. The night porter answered immediately and said he would try and locate the problem. The noise eventually stopped about 3.15am. When I complained in the morning at check out, I was told the night porter would not necessarily have seen who came in (and in what state) as he has other duties besides reception, although when I phoned reception he answered immediately! Not impressed!

I was sorry to hear that this reviewer was disturbed by other guests but I am glad to learn that we were able to assist in sorting the probelm out. As with any hotel or serviced apartment, the behaviour of our customers is not alway within our direct control although we will never hesitate in tackling and resolving a situation that is causing others inconvenience. It is never going to be possible to assess the state of every guest as they return in the evening, nor would anyone welcome such obtrusive beahviour, but I am confident that the team at the Holyrood Aparthotel react quickly to such rare occurences as that mentioned in this review, and resolve matters quickly and efficiently.

This was excellent value and a fantastic place to stay.

When we arrived the fridge was stocked and there were also breakfast supplies and plenty of tea and coffee.

The locationis ideal, just 5 mins walk from the city centre and round the corner from Holyrood Palace.

The apartment was very well equipped (dishwasher, washing machine, microwave) and was cleaned daily.

Staff were friendly and helpful.

Room Tip: The 2 bed apartment had 2 bathrooms (great with teenage daughters).

This was the first time I have stayed in an aparthotel and would definitely do it again. The apartments are in a great location and so convenient for exploring Edinburgh.

The price of of stay per night is so reasonable especially if you are a large group. The accommodation is of a high standard, well furnished and good decor. It was nice having the freedom of staying in an apartment with the benefits of a hotel such as regular housekeeping. The handbook in the apartment is a nice touch as it has a lot of helpful information regarding your stay and the local amenities.

The staff on the reception were friendly and even offered to arrange a cab for us back to the train station on our departure.

This hotel is situated next to the Royal Mile road, hitch leads all te way to the castle, a 20 minute walk in an ideal location. It was a little hard to find at first as it is hidden down a side road, but once we found it we were blown away.
We stayed in the studio apartment, complete with kitchen facilities, they had everything available for making your own meal, and dishwasher and a washing machine all in the room!
The bathroom and shower facilities were extremely clean, if I had one fault it would be the lack of hot water sometimes, we only seemed to get so much hot water in the bath or shower before it turned cold, but only occasionally!
Other than that it was a great stay, at a great price, the staff at reception were friendly and able to point out places to go in Edinburgh with their own maps, overall it was the best hotel I have ever stayed in!

Just booked our second trip to the Holyrood after such a great experience last year. We booked as a group of 6 girls last March and were just amazed by how wonderful our two apartments were for the price we paid. They were immaculate and so spacious with brilliant facilities and had we wanted to increase in numbers we would still have had plenty of room. We were delighted to have TWO amazing shower rooms in each apartment and more than enough space all round for the 6 of us to meet up in one apartment for an evening glass of wine or for our breakfast planning meeting. The breakfast pack was superb and had all we needed and more...some Irn Bru would be good though ;-). It took us no more than 5 minutes to walk to the nearest shops and bars and all of our taxi journeys were reasonably priced. We just had THE best weekend in Edinburgh. Having spoken to Hannah again today I can honestly say that their customer service is also fantastic....she is always so lovely and nothing is ever too much trouble. We are all getting excited for our return trip at the end of March!! Hope nothing ever spoils this fantastic accommodation!!

I look forward to welcoming them again in March, and although Irn Bru is not the cornerstone to a traditional healthy breakfast, if they let me know when they are coming I will ensure there is plenty in the apartment for their arrival.
