Hotel itself was nice enough, the staff were certainly friendly and helpful. I booked this B&B for 1 night based on the reviews on TA, but was quite disappointed at what we found. Our bed had a saggy uncomfortable mattress and the bed frame was falling apart at the edges. The bathroom was built into the bedroom and it felt like a bathroom you would find in a caravan! There was also a strange combination of themes in our room - teddy bears and african decor, I found it quite unsettling - I had to move about 4 teddy bears from the bed to the wardrobe so that I could actually get into bed. The breakfast was also pretty average compared to other B&B breakfasts - nothing seemed to be that fresh. I have stayed at other B&Bs in the UK and this does not rate anywhere near as highly as the others - definitely not a 5 star.

If you want to take your partner away for a romantic break then the Kingsburgh House was made for you. I doubt very much if you will find a nicer room anywhere in edinburgh than the kingsburgh room which we were allocated. Whether it be the four poster bed or the sumptious couches or the little touches, one will be impressed.
Andrena was the perfect hostess, from the welcoming large glass of wine, advice about the area or friendly chat about the family she made you very welcome almost as a friend rather than a guest.
The hotel is a couple of mile out of the centre but on several bus routes which made travel in and out very easy. Breakfasts were huge (cooked) but various other options were available including kippers.The normal range of cereals/juices/fruit etc were also available. A couple of nice hotels just a few yards along the road had evening meals and bars.
Hotel easy to find and has free parking, also has free wi-fi.
For a five star premise the price was quite reasonable, £190 for 2 night stay,
Hotel perfect for anyone travelling to Murrayfield - you can see the stands out the bedroom windows !!

Absolutely recommend this hotel for couples wanting a few days away in luxurious accomodation with friendly hosts.

This is an absolutely wonderful place, the decor is beautiful, the service better than any hotel and fully deserves its 5 star rating. The full scottish breakfast is awesome and you need to be really hungry to clear it all, we both failed!! I would recommend this guest house 100% and would certainly book here again. The owners are a credit and know how to ensure all their guests feel like they are the only guests from arrival to departure.

Kingsburgh House gives you the chance to experience Scottish charm and soak in local flavour. It's a small B & B well off the main areas, but perhaps more luxuriously appointed than others in its category. Most reviewers have been ecstatic about the wine and chocolates offered, however it is a house custom for all guests and should not influence your choice of accomodation. The Kingsburgh Room in which I stayed had a huge four poster bed and a large toilet. Breakfast is served in the smallish lounge downstairs, and you get the usual choices. You can order hot items as you like, and Andrena serves them with her cheery smile. However, if you stay here, and are used to star hotel life, be aware that you are expected to behave as if you are in a private residence... as was tersely told by Alan, when asked for ice in the late evening. He also had a thing or two to say when we requested an additional packet of biscuits. Not the best hospitality that we expected after reading all the reviews.

Room Tip: Avoid the lower floor.

Arrived early but room was available so that was a good start then greeted with a welcome drink in the lounge and some local area information.
Had the 4 poster suite and everything was really excellent,had a great stay and would definitely return without hesitation.
Bus stop smack outside and a pub/hotel/restaurant next door so bonus.
And I forgot somewhere to leave the car for my stay,a car park
