it was a great vacation but the hotel was a little old and not well kept. the shower curtain old with staines and all the room in a old fashion way but all in all very clean, the staff soper friendly and nice. the location not in center but all in all nice place.

I stayed here recently for three nights with family who had travelled from America. The staff were very pleasant and attentive, and the owner was in chatting to us all over breakfast every morning! We had some initial issues with the Wifi which they were quick to help us with, and were full of recommendations for places to go and things to do. It is an old building so be aware there is no lift if you have heavy suitcases and aren't as able to lug them up the stairs! I thought the ambience and decor of the hotel was very quaint and traditional but might not be to everyone's tastes. If driving to the hotel, there are a few streets round the back of the building that are free to park on providing there are no temporary restrictions set up by the local council. Location is a wee bit further out from the town to be able to call it convenient, but there are regular buses into town from the bus stop directly opposite the road, and the staff will easily call a taxi for you if need be. Walking to the Royal Mile takes about half an hour. Overall, a very pleasant stay, and was reasonable value for money given we were there at peak festival season.

Room Tip: Ask for a room on the first floor if you have mobility issues

I like the ambience of the hotel, which feels very traditional. Good and friendly service from the staff. Location, not really on top list, but quite near to bus stop and it takes around 20 minutes to city center.

We stayed in a triple room for three nights.

The room was big and spacious. We stayed in a triple room and didn't feel like we were tripping over on top of each other. The manager was very lovely and welcoming - our flight landed at 11pm and he waited until 1am to let us in.

Breakfast was included and was lovely. You could choose from cereal, toast, fruit, yogurt, croissants and cheese. All you really need.

Location is excellent. A 5 minute stroll to the base of Arthur's Seat and an easy 15-20 minute walk into town. There is a bus stop just outside the hotel if you want. We got an uber back one afternoon and it was £5.

Would thoroughly recommend this Hotel and would stay there again.

I stayed in this 'hotel' for 1week for work reasons in Edinburgh. Reading previous reviews the 'host' was not wonderful & most accommodating. As I was up early & would miss the breakfast I asked if a sandwich could be made the morning being so I could eat something but was told simply no. The bed is the hardest bed I have ever slept in. Ever. The shower was a bit hazardous comes on very hot instantly. So I paid £170 for a sore back & no breakfast. Positive note building is lovely & dated, very Edinburgh
