Beautiful b&b near you he city centre of Edinburgh. The rooms are large and beautiful. The reception was splendid although we arrive outside the normal hours. A personal letter with tips and tricks, a city map,... Really a shame that we had to skip the breakfast it smelled very good. Thanks.

Stayed in one of the rooms on the top floor - bright, clean and cozy with a view over the school.
Really welcoming staff and owner. The breakfast was abundant and tasty.
The location of the property is not in the historical centre but still very convenient - 20 mins walk.
For this price you really can't get much better.
5 stars all the way

We have thoroughly enjoyed our long weekend in Edinburgh and The Albyn was a large part of that it as a well managed and tastefully decorated guest house. We were warmly greated by Lydie and her lovely new born baby boy. We were given lots of help an advice on the surrounding areas including some directions drawn on a small map which i thought was a great touch. The room was lovely, spacious and immediately felt like a home from home. Any further information was included in a handy book in the room. After a long day exploring the old city and all its treasures it was a pleasure to return to such a welcoming place even when we were just letting ourselves in. Breakfast is possibly the most important meal of the day and the Albyn team deliver great food and great service in the mornings we were set for our long days on it every time. Our visit was primarily to see Wales vs Scotland rugby match and despite losing every single Scottish person was gracious in victory, commiserating us and being all round very sporting.
Scotland was very good to us and we will be highly recommending the Albyn Townhouse to anyone who will listen it was a joy to stay there and when not if we get the chance to go back we will 100% be staying here again.

What an amazing guesthouse this is. Extremely warm welcome when we arrived from Lydie our host. Lovely large bedroom on 1st floor with everything provided.
Breakfast had something for everybody including vegetarian, vegan and gluten free. We had a full breakfast though each day plus home made jams and compotes.
10 min walk across the Meadows to the National Museum and then on to the Royal Mile.
Parking was available to book too.
Will definitely stay there again, in fact would be our first choice.

Stayed three nights and had a great comfortable bed and room. B & B furbished to high standard so pleased with choice of b & b. Given front room with view of quiet street which b & b is at the end of. No noise. Staff all friendly and owners Lydia and David? fantastic hosts. Accomodation within walking (15 minutes)to town or accessible by bus up the street. Lovely park to walk through to town. Restaurants within 2 minutes up the hill and a good variety and quality. Breakfast great quality and tasty.

This gem of a guest house is tucked away in a cul-de-sac just off of bruntsfield place.
Its easily reached from the centre with a short walk or buses.
The area it's self is surrounded by lovey boutiques and independent shops ( much like Gloucester Road in Bristol) and fantastic restaurants.
The breakfast was superb me or my wife couldn't fault it.
Upon arrival we where upgraded to a better room at no extra cost.
This guest house is superb and you would be better staying here than in the centre with all the noise and traffic.
Upon check in we where given lots of information on bus routes and locations of interest me or my wife can't fault this guest house and we will definitely look to return in the future.

I cannot speak more highly of this wonderful bed and breakfast. Huge choice at breakfast, vegetarians, vegans and GF's will feel especially well looked after here. I particularly enjoyed the vanilla pancakes with maple syrup. The house is very comfortable and peaceful. Communication was good at all times and clear guest information emailed before our stay. Lydie upgraded us to a bigger room which was much appreciated. It is a 20 min straightforward walk to reach the Royal Mile and around £7 for a taxi back. The local area feels like a village with all the amenities you could want and some very nice restaurants, cafes etc.. The dining room is a very charming room, in fact the whole house has been decorated with much flair and thought. It was great fun reading all the little notes and bits of information written up quirkily all over the house - anything from bus times to recipes, it made it feel very homely. Thank you David and Lydie and we hope to return in the future.

Room Tip: We stayed in Room 3 which is at the front on the first floor - it's huge!
