“The only place to stay in Edinburgh”
Reviewed January 30, 2015 for a stay in January 2015

The flat is spacious and has all the amenities one would expect or want. It is clean, spacious, airy, and warm (important in winter) and everything works. it is also very private. The flat is ideally located in the new town within walking distance of buses and the old town itself as well as the National Gallery of Modern Art which can be reached via a slow amble along the river with its crisp flowing water. Good eateries are also within spitting distance as is a community centre if you want to get in some yoga, pilates etc during the holiday. The hosts are a fount of knowledge and are incredibly welcoming.

“The Best of Stockbridge”
Reviewed August 24, 2014 for a stay in June 2014

Bright, cheery Garden apartment. Very well equipted and lovely decore. The location is brilliant, with shops, markets, and buses out your front door. Dean Terrace overlooks the Water of Leith and the street ends in a cul-de-sac, so no traffic noise. Barbara and Neil are lovely and very accommodating. We loved our stay... We reserved for next year before we left.

“This is THE perfect holiday flat in Edinburgh!”
Reviewed June 10, 2012 for a stay in May 2012

The flat at 10a is a fantastic flat in a lovely part of Edinburgh and I would highly recommend it. The flat has been decorated and equipped to a high standard and is a really good size and very comfortable. The information pack is the best I've ever seen - with all the information you could need for your visit ie places to visit, reataurants, shops, transport etc . ie everything. And if there is anything you can't find - just ask Barbara who is really welcoming and friendly and helpful and will come up with the answer!
So look no further - this flat really is the perfect base from which to explore the delights of Edinburgh.

“fantastic flat - if only home were this clean and organised...”
Reviewed November 1, 2011 for a stay in October 2011

a beautifully presented garden/basement flat, with a large bright sitting room/kitchen, shower room, bedroom and separate loo. also access to outside patio which would be a real luxury on a summer's evening.

the flat has been decorated to a very high standard and is equipped with all sorts of thoughtful little extras - a mobile phone for overseas visitors to borrow, a bottle of 15 year old malt to sample (please note not quaff!) a laptop (serviceable but understandably not this year's model).
the bed was firm and comfortable with good thick curtains that kept out the light. digital radio is left tuned to world service if you're homesick!
hosts have lived in edinburgh for decades and so are very knowledgeable, barbara having written the first edition of " edinburgh for the under 5s". there was masses of information on what to do.

we loved it here. two of us stayed in the flat and our two daughters visited during the day. kitchen and sitting room area is large and comfortable and easily accommodated the 4 of us. think there was a sofa bed but didn't need it so didn't investigate.

great location - we walked into town easily within 15mins and there were lots of restaurants and shops in the immediate area.

my only caveat is that it is unfortunately not suitable for the very elderly or those with severe mobility issues because there are steps down to the flat from the pavement and both the bathroom and loo are a small step up from the main floor level.
