Nice hotel. Close to the old center of the city, about 20 min walk. Close to the beach. The hotel is in an old mansion, and the decor is vintage too. The bathroom is good and the rooms are confortables. Parking for 10 euros. Prices are good, compared to other options in Nice.

We were on a family trip via Europe, four adults with a small dog. However, when we arrived there was an issue about keeping our pet in the hotel. The hotel staff was a little bit surprised that we have a dog. They called a manager or owner who finally allowed us to stay. We had reservations from booking.com. There is an information the hotel allows pets but for example on a hotels.com site there isn’t one. So if you want to travel with a dog make sure you confirm it beforehand.
The hotel is located in the residential area in the separated backyard. It looks safe, there is a fence around the building and a small garden. You get there through a gate. You can park your car at the hotel parking lot, it isn’t big but enough for the hotel guests.
The hotel is very elegant. Interiors look nobly. In the past it was just a villa. Unfortunately there isn’t any lift.
Rooms are spacious, clean and comfortable. At the beginning there was an unpleasant smell from the bathroom but after using water it got better. The room was equipped with a small fridge but the temperature there wasn’t low enough. I don’t remember about other rooms but we didn’t have a balcony.
In the summer season you can use small but a very nice swimming pool but it’s unnecessary because you can get to the main beach in a 10 minutes walking distance.
The hotel offers breakfasts but we heard it’s not very good and overpriced so we decided to eat at the nearby café (Les Délices Dorés – 37 Boulevard Gambetta) which I highly recommend.
The staff at the hotel prefers to speak French and sometimes there is nobody at the reception desk. One day I stayed in the room with a dog and I wanted it cleaned during our walk. Unfortunately it was impossible to make that request because the cleaning lady didn't speak English at all...
The neighborhood looks very nice and tidy. There are lots of restaurants where you can eat decent meals.
Our stay there was very satisfying.

Room Tip: Pick a room on the garden side.

This hotel is my favourite place to stay in Nice. Beautiful, traditional, simple but perfect. Lovely quite venue. Close to the centre, lovely staff. Clean rooms, simply decorated.

I have been back twice this year and can't wait to go again next year!

I traveled for the weekend from Germany, and just wanted a pool to sit by that wasn't too far from the Promenade. This place was perfect - quiet, clean, friendly staff who spoke English. There was a bus stop just 5 minutes from it, which meant a 1.50 EUR bus ride versus a much more expensive cab ride. Also lots of restaurants, kiosks, and grocery stores nearby (there was a small mini fridge in the room for snacks and drinks). I got upgraded to a room with a terrace, which was a restful place to hang out. Will definitely go back there when I can!

We had the family suite room 8 for four great days. Beautiful, stylish room with a balcony for breakfast that led out to the small but appropriate pool. We did not use our front door for most of our stay! Staff were excellent and just a short walk to 2 great bakeries and the promenade. Loved every minute of our stay. Biggest shower head in Europe! Just outside the busy city centre. Lovely and quiet at night.

Room Tip: Families ask for room 8. One of their suites.

This is a beautiful and charming little hotel in Nice, family owned and run. Less than a 10 minute walk to the beach it is perfectly located as it is not too close to the busy bustling promenade, but close enough to reach the beach easily. It is set back from the road in a little gated complex with a wonderful pool and terrace area. The outside of the hotel and garden is very well looked after, the pool is very clean (if a little chilly) and the garden is beautiful. There was a gardener tending to it almost every day we were there. Some of the terrace furniture is a little tired, but we didn't mind at all. There is a lovely covered long table next to the pool where you can take breakfast in the morning. You can tell that care and love goes into the outside and it is a very calm, quiet and relaxing place to spend time in. We spent hours by the pool reading and taking dips - bliss.

The owners of this hotel were kind and friendly and could not have done enough to help us. The cleaners were very smiley and lovely and left our air con on for us so that the room was nice and cool upon our return. The rooms are basic and a little dated and do need some work. They have a mini fridge which is very useful, but could do with a kettle in them too perhaps. However, you can make tea and coffee throughout the day in the breakfast room if you like. We didn't mind about the rooms needing a little spruce because the bathrooms are clean and fresh and the bed was very comfortable. Plus, you hardly spend any time in your room do you!

The breakfast was lovely, a nice continental spread with fresh hot coffee, juice, plenty of croissants, ham, cheese and bread. We could have done with a little more fresh fruit though. The owners were very attentive and helpful at breakfast, always replenishing when things ran out and looking after us. We could take our breakfast outside on the terrace and enjoy it in the serenity and peace of the beautiful garden. Everything was so relaxing and we were free to do what we liked.

I would 100% stay here again, for the price and location it is excellent - you could do a lot worse and spend a LOT more in Nice! It was JUST what we needed. Thank you for a wonderful stay.

Room Tip: Balcony rooms are the best.

We found this hotel so terrible, we checked out two nights early.
We booked the quadruple room. Upon arrival, the girl at the desk was pleasant and polite. But things quickly went downhill once we entered our actual room.

We entered to find a tiny room with only one bed. We discovered we had to set up and make the pull out couch ourselves. As we did so the bed seemed broken and tipped when we attempted to sit on it. We continued to inspect the room and realised the floor was unclean, with crumbs, dust and gum like substance stuck in it. We bought all of this to the attention of the staff. The young girl at the counter was polite and understanding and said she would call the manager to fix both the broken bed and have the room cleaned.

When the manager arrived she was extremely rude. Telling us there was nothing wrong with the bed we had just set it up wrong. She did correct the bed but we pointed out that it should not of been our responsibility to set up the bed and that even her staff didn't know how to. She then claimed the floor was fine, seeming to just want to argue with everything we were saying. We again had to show her the gum and the dirt. She finally conceded to reclean the floor when we left. But upset with our treatment we made an argeement if we weren't satisified by the morning we would leave and only pay for one night.

We went out to wonder the town and returned several hours later to find the room still unclean. We inspected the bathroom, which we hadn't done before horrified to find it had not been cleaned from the last guests. We found hair on the shower floor and bobby pins on the sink. The bathroom was grubby in general and smelt.

We spent the night, without showering. The mattresses and pillows clearly worn out. The two beds out left little to no room for our luggage - we found it unbelievable they sold it as a four person room.

We checked out the next morning. The woman at the desk (different to the one in the morning) refused to acknowledge us, instead waved her hand her demand our paper work as she spoke to the manager on loud speaker for 10minutes. She still didn't say anything as she processed our payment for the night and we left.

The hotel is secured behind a gate - we were never informed there was a code to exit and enter. So as we left the gate was closed and we could not exit. We asked the staff for help but they refused and shouted "Just press the buttons." It wasn't until we demanded they show us that they begrudgingly helped!

Further warning - there is no lift. We carried our luggage up 3 flights of stairs.
The pool is dirty.

We found another hotel, much cheaper and far more pleasant.

Do not book Armenonville. Staff do not care about their guests and rooms are unclean.
