We got to the hotel just to be told our room had no hot water so they moved us, at their expense, to what was called a "luxury" B & B. Needless to say it was a low class B & B, without a breakfast. The second day we got into our room at Beau Site. Be aware, this is not a hotel with the normal amenities of a hotel. They call themselves an antique residence but I was not pleased with the place, nor was the people in two other rooms I talked to. One of the people in another rooms knocked on our door and asked where all the staff was because they were put in the Beau because their hotel overbooked. I would not say the place was horrible but of all 4 hotels we stayed in in Italy, it was the least desirable and I would not stay there again.

This hotel is great. It is very clean, comfortable and in a great location. It's within walking distance to some great sights. The staff was also extremely helpful and friendly. Would stay again for sure!

This is a charming small hotel close to the via Veneto. The staff is extremely helpful and accomodating. We had some early days that started before breakfast time aND the arranged for us to have breakfast in our room before we left. Although the rooms are small, it is very clean. The hotel is also very close to some wonderful restaurants.

Before commencing this report, I must state I am 68 and have never complained about any hotel or holiday before and I have been on nearly a hundred holidays.
It took trouble even to find the building, upon entering this office block, Yes office block, we were greeted by stairs up to the first floor (the lift only started on the 1st floor) We had nearly reached the top when a young lady appeared to help us. When registering we were given 3 keys (1 for the room, 1 for the inner door, 1 for the exterior door) and were told these must be locked after 9pm. this worried us. The room as well as being very tiny had no phone and as there was no staff on duty after 9pm. we wondered what we would do in an emergency. We were then shown our room!! A Cupboard with filthy curtains, filthy carpets and dirty shower. We then complained but were told all rooms were this size (A Lie) I peeped into other rooms and they were considerable larger. Our cases had to be left on the floor as no room elsewhere which gave us even less floor space, we had to change in the bathroom. As for breakfast, honey so old it had crystallised, sour milk, out of date butter/margarine, couldn't tell which. no fresh food put out at any time on our 3 night stay. Any uneaten food put in fridge and brought out next day.
We had ordered a taxi to collect us from the railway station, this had been confirmed by the Beau Site but no taxi arrived.
Only good thing we could say about this hotel !!! is that the beds were clean, staff lovely and close to all landmarks.

We stayed here for four days whilst visiting rome. The owners contacted us prior to arrival and arranged a private transfer from the airport for us. The location is really good, very close to the centre and easy walking distance to most of the top attractions. Facilities are quite basic but it is all you need and it's very clean and comfortable. For the price and such a good location it's very good. Breakfast very basic - we went out instead - there's lots of nice little places for breakfast around. The owner was very kind and helpful and enhanced the stay. If what you are looking for is a comfortable bed for the night while you spend most of the day out exploring, as we did, then this is the place to stay. They also stored our luggage for us on our last day until we left. Nice late check out at 11 am too.
