Kolbe Hotel was an amazing experience. Although we did not spend much time in the hotel, I could not be more pleased with our accommodations. The reception staff was extremely helpful and always had a smile on. The Tempur-pedic(may not have been, but felt like it) mattress was amazing and extremely comfortable. We were a party of Five (4 adults, 1 child) and had plenty of room with an extra bed in the Master Family Suite. Despite only 1 bathroom, it was a still a wonderful experience.
As for the location, If you are planning to sight see and want to be near most of the famous attractions, then this is where you should stay. Although we walked to quite a few places, when we needed a cab (around 7-10 Euros for 5 people) to travel to other sights in Rome, it was only about a 3-5min wait after requesting a taxi from reception. I highly recommend the free map that reception has, as it was better than anyone of the three I purchased through travel guides.
We only ate breakfast here, but they did have an "American" style breakfast buffet(eggs, bacon, sausage). There are not a whole lot of choices for restaurants near the Hotel, but it's only a short walk (5-10mins) to find some really good local Ristorante's.
Would stay here again in a heartbeat, and would highly recommend to anyone thinking about sightseeing in Rome.
Be aware though that no matter where you are in Rome, it is pretty pricey to arrange transport to the airport(FCO) (40-60Euros), but if you only need to get to Termini(main train station) it's only about a 8-12 Euro taxi fare(5 people + luggage).

We stayed at this hotel for 4 nights during the first week of October 2011. The room was a good size and clean. Breakfast at the hotel was okay. The hotel was slightly further away from the attractions than we had originally thought and also a bit further away from the public transportation than we would have liked. Ended up taking a cab in Rome more than we had planned. Overall it was okay but if we ever return to Rome we might try to find a hotel that is closer to a metro station.

I stayed here for 1 night in March. Although I was on business the hotel was so well placed I managed to see a large number of Rome's greatest monuments;

- Colosseum
- Arco di Costantino
- Circo Massimo
- Colonna Traiana
- Monumento a Vittorio Emanuele II
(to list only a few)

All are within strolling distance from the hotel whilst not forgetting the heart of the old Roman city was the view from my room. This was road side though and I wold swap this for a quieter side of the hotel.

The rooms although small were clean and comfortable. Breakfast was sufficient and the staff were pleasant on check-in and departure. If I was coming back to Rome for a personal visit I would be very happy to use this hotel. The only thing that would make me consider somewhere else is the 200 euro room rate charge.
Location says a lot though and hotel has that.

Room Tip: Ask for a room away from the road to avoid any noise.

Spent some days in Rome with Family and Friends.
Excellent location actually next to the Forum Romanun.
Rome modern city center is at walking distance (15 mins walk).
Hotel is located in very quiet street and is well equipped, good breakfast and clean.

We stayed in the hotel for 5 nights and we have only good things to say. We were tree siblings traveling for a long weekend.
Beautiful rooms, clean and tidy. we had a view to the back garden which was very beautiful and quite. Breakfast is very good with all you need for a days' start. The lobby staff is very nice willing and helpful.
Location wise - very nice area not far from the old streets of the center. We came with walking spirit and did that a lot so we felt the location is very central.
We would definitely return next time we're in Rome.

My Dad and I stayed in Hotel Kolbe for 4 nights in early spring. It was Dad's first trip to Rome and we had a fantastic time. He is particularly into the archeological and classical history stuff and hotel Kolbe is in the perfect place on the edge of the forum, palatine hill and circus maximus. The staff are outstanding and accomodating. Always happy to help. It is slightly remote from the bustling centre and leaves you a little short of immediate restaurants, however, a short walk across the Tiber to Trastavere gives a huge choice of great places to dine.

The breakfast was plentiful and accessible though I have to say continental breakfasts are not really my thing. The room was spacious, well turned out and clean. It was a great stay.

Booked the hotel directly through their website, as the price wasn't different from other booking websites, and had wifi connection included.
The hotel is very nice, modern, clean, spacious. Big lobby, nice reception staff, very helpful and spoke english very well.
The room (superior double) was very good. Again, lots of space, big bathroom (with bathtub) and all the toiletries needed.
It had patio doors directly to the hotel's garden, which was beautiful and very quiet (only heard the church bells ringing on sunday morning for a few minutes at around 8am).
Breakfast was good, though on saturday morning it was very crowded and understaffed. This reflected on a slow service cleaning up the tables, and setting them again for new customers, and refilling some of the food platters as well. Nothing that would bother you if you're not on a rush. Otherwise, nice pastries, fruit, yogurts... a bit disappointing to have a automatic coffee machine in Italy (a hand made cappuccino would be a lot nicer).
WiFi didn't work very well in our room, but maybe that's because it was a bot far from the reception area.
In terms of location, the hotel is just outside the roman forum (though the entrance to the forum is on the opposite side - 10 minute walk), very close to circus maximus. There are lots of buses just on the road behind the hotel and across from circus maximus.
Easy to walk to Piazza Venezia (through a hill - Capitol Hill), and just across the river from Trastevere (great for restaurants and bars - 10 minute walk).
Rome is a walking city, so pack your comfortable shoes, and you'll have fun!
No problem leaving the bags at the hotel on the last day.

Room Tip: Ask for a garden facing room... the road is cobbled (though low traffic) and the cars might keep you...
