First we found the service first class. This includes several members of staff over three and a half days. Second the location was superb, a hundred metres from the Spanish steps and no more than twenty minutes to the Colluseum. Third the rooms were quirky with interesting decor and more than enough room for the time you are in them. The bearable flaws were beds a bit firmer than we are used to (but this is a personal choice and with enough alcohol.....) the bathroom was tired and could have accommodated a bigger shower (750 ish a bit cramped) the air conditioning had been turned off (save costs probably) , at times the noise from the adjacent street level was intrusive but died down later in the night and finally breakfast was totally underwhelming. A choice of rolls a croissant plus one beverage each delivered on a trolley. We didn't bother after the first morning. We have deducted half a star for these flaws.

All in all a thoroughly enjoyable stay and for the money we paid we thought it was close to excellent even with the flaws.

Although the location is great all the other is very bad a spacialy the service.

The rooms are very small not more than a 14 sq m - dont belive the room description in hotels web.

The hotel is very old and the smell in the room was bed

The breakfast, if you can call Coffey and cake a breakfast, is served into the small room.

And the top of the stay were the roud Italian guy (the one that work in the morning and very full eith himself) that works in the mornings in the reseption.
After my complaint on the size of the room he recommended to leave the hotel without refund.
Also he toll our texi driver, who looked for us that we didnt stay on his hotel

The biggest catching point on this hotel is the location for sure. It is really close to the Spanish steps and a lot of amazing restaurants. We would defiantly come back to this hotel. Only down side are the limited breakfast options and that you need to pay extra if you want to get some eggs.

Overall a nice stay. Location is just perfect and for the price it is great value. Bed was a bit tough in my opinion as it was two singles stuck together. Bathroom is good and breakfast a sweet touch.

Great location. Very close to the city center and all the major attractions, restaurants are within walking distance. It is near the Spanish Steps. Rooms are clean, quiet and cozy. Free Wi-Fi and the hosts are friendly. Breakfast is served every morning in the room. Will definitely book again.

Impressive historical building from 1700s, this residence offers wonderful rooms and has a very friendly and helpful staff. The breakfast is excellent and is served in your room; you choose in advance what you want to have for the next day. The location is excellent, being only several tens of meters to the Spanish steps.

We just stayed here for 3 days as part of an Italian holiday. Once we booked they sent an email offering a transfer from the airport for 60 Euro which we took. Glad we did because this place is not easy to find.

The room was styled like olden Rome, including columns and old art. The bed was great, air-con was adequate if you turn it to lowest setting (in July it was real hot outside). Breakfast was included with rate and continental brought to our room every day was stylish.

Shower had an issue with broken connection so we had to hold the nozzle but pressure and temp were great.

Location is great, 100m from Spanish steps (and train station) and 200m other way is Piazza De Popolo.

A great stay - loved the room and the staff were very helpful. Secure location also.
