Positive: fantastic location
Negative: poor bathroom suite, bar closed without warning at midnight, plus damp patches on the walls which the staff refused to do anything about.

It really is a fantastic location, but I don't know Lake Orta that well, so I am sure there are other just as good locations.
We took a 'superior double' on the 3rd floor (Room 327) and because we turned up on the night they gave us a hefty discount from around E400-E450 to E269.
However, once we got to the room and had a look around the shower over the bath was no better than you'd expect to find in a budget hotel and there were serious damp patches in the corners near the ceiling plus what appeared to be a line of dampness all around the room at the junction of ceiling & wall.
We told the receptionist and because we had to rush out to dinner, she said she would investigate and if necessary move us to another room (it actually would have been a downgrade). When we got back the porter had no note of any complaint nor instructions to do anything about it.
We went to the bar, but were told by the barman that he was leaving in 10mins and there would be nobody to serve us after midnight...a real shame because we'd driven 3hrs to meet friends for a meal and some drinks.
I took it up with the receptionist in the morning and she said that as far as the hotel were concerned, there was no problem with the room and that the damp patches are just a result of the colder weather to be expected during Autumn!!
So in a 400+ euro room in a plush hotel you should expect to have dampness on the walls.

Room Tip: Room 327 - Superior double on 3rd floor has great balcony with lake view, but damp patches all over and poor shower facility.

Out of season and so lacking some atmosphere. Let down initially at airport because we were not met as promised and had to wait an hour and a half before promised taxi transfer and only after contacting hotel. Still here and hoping for better service at the end of our 10 day stay!

Room Tip: Room quiet but only side view of lake having booked Classic double room with lake view so a little disappointing

Lovely Hotel, staff very attentive and looked after us very well. Food menus varied and delicious. Room was comfortable and view from balcony stunning. Relax on the terrace from morning to evening. The little town of Orta a delight to wander and explore.
Will definitely return in the future but a month earlier to enjoy the pool and Spa which were unfortunately closed for the season.

Excellent location. Right on the lake with easy access to get in and out, and a 5 minute stroll along cobbled streets lined with beautiful old buildings to the piazza. Lots of places to sit outside, round the pool, on the spacious terrace or on the floating pontoon. Excellent views across the lake, especially from the wellness centre on the roof. Breakfast was good, excellent choice from the continental buffet, although the milk was a bit strange - tasted funny and turned the coffee orange, cappuccino was a much better option! We had dinner only once. It was ok, overpriced for what you get and not much atmosphere. We much preferred eating out. A couple of gripes... Not sure if there was something wrong with the mechanism in our door or they were all the same, but upon closing the door when we came out we had to open and close it twice before it locked securely! We didn't raise it with management as we had already had them up to the room to look at the aircon, which we found quite ineffective. After investigating they assured us it would regulate within an hour, but it didn't. The breakfast room was also very hot. We also had a problem with the safe, but found if we left it open long enough it would sort itself out. The staff were always pleasant and helpful. This all sounds a bit negative, but overall our stay at this hotel was very good, and I would stay here again.

Having booked this hotel for a four night stay in early September 2017, we read some of the reviews before arriving with a degree of trepidation. However this was a wonderful stay and we found the whole experience of a high standard. As a result we have immediately booked a return here for 2018.
Our room with a lakeside view and terrace offered stunning views over the lake by day and night. The reception staff - particularly the two Beatrices and Alice - could not have been more helpful. We dined in the restaurant on four occasions where the service was friendly, warm and the quality of the meals was first class. A previous review had warned about weddings taking over the hotel. We were there when a wedding did take place and it was a pleasant affair with good live music which ended before midnight. It did not affect the service offered to the hotel residents. Occasionally the bar service on the terrace was slightly slow and some of the rooms have high-tech lighting systems which may confuse at times but overall this is a friendly hotel in a lovely setting by the lake and a five minute stroll into the heart of the village with a delightful walk from the hotel around the edge of the lake. Do book the best room which your budget can stretch to and you will not be disappointed. We moved here from a five star hotel on Lake Maggiore and this hotel was far more enjoyable.

Room Tip: Choose a lake view with balcony or terrace if possible.
